D2 and D5 still on but on another parcel.

DBKL just published the article on newspaper to invite for opinion/objection.

What i read is :-

Parcel H. 4 blocks of 53 storey condo with 5 storey car park and 1 LG car park. Total 913 units.

Think YTL will only launch end of next year.

YTL Sentul project always sell like hot cake and dont expect they will gv attractive package like others.

Remember when they launch capers and I have to q for two hours yet cannot get an ideal unit...

Think this fennel may ask RM1K/sq.ft

Really RM600/sq.ft? I really doubt as the capers launch at RM550/sq.ft few years ago.

The existing Saffron/Tamarind is asking RM600psf already so I dont think Fennel will asking at this kind of price.

If they sell at RM600/sq.ft, totally no chance for outsider as insider /bankers/egineering firm/staff sure sapus all before offer to market.

If you compare YTL and Sunway Velocity (Price, building structure design, LRT & MRT Interchange, same distance to city centre), even Fennel asking 800psf still consider very cheap!

Well, even if 800psf, I m sure will gone fast. Look at those in bangsar south, 800psf also selling like hot cake. Bear in mind tht 2 existing lrt, Ktm and proposed mrt is around the corner. And UOA is coming plus redevelopment of army continent.. Do you think ytl will price it at 600psf?

If 600psf, I can say they don't hv to launch...as will sapu by staff, banker, lawyer, friends and family.

Bear in mind, existing saffron and tamarind is asking 600psf. And this is the last residential project with residential title. Future launch will be commercial title...

Proposed shopping mall and commercial area next to Ktm station. And this is township project unlike mid valley. Just tht, ytl is not really aggressive to develop Sentul east and west.

Think it will be at btw 800 - 1000psf.

Look at the one at OKR...selling 1300psf already.

BTW, the owner choose tenant also good at least to make sure the properties will not depreciate in value due to bad tenant.

Dont worry, bro.. just a discussion. Indeed, I totally agreed the road infront of Sentul Pasar is jam and there is a plan for YTL to re-locate the pasar but all pending for DBKL approval. Tht's why the land opposite the sentul pasar seems no movement at all.

But, like I said...if you know the short cut, you dont hv to go through infront of Sentul Pasar...but wondering how you calculated the time spent?
