ha ha! no way 800 psf..seow oh..firstly the design copied from capers..so lots of money saved already in designing a new one.. rclxms.gif
secondly, very high dense..
thirdly, the workmanship for ytl projects is crappy...
yTL name sounds good but elek quality..
so a fair price would be 500psf..but since this is not a fair world, i reckon ytl will sell at about 600psf.. hmm.gif

what?? Booking fee or whatever the developer chooses to call it CANNOT be forfeited... period.

Many purchasers are not aware of this and so the developers
just dance around them...should this happen to you, write to the developer insisting that the deposit be refunded IN FULL and quote the following housing regulation which was extracted from a recent article in the Star paper.

The Housing Regulation 11(2) stated: “No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale”. (In this context’ contract of sale means the SPA)

ya..their maintenance very high..look at midfields..lagi not top notch..

30K deposit - again let me reiterate they are not allowed under the law to deduct any amount under the guise of "admin fee" etc..
so hopefully those buyers that have to drop out know this otherwise buta buta lose your hard earned money for nothing!

if i were one of the buyers..i will ensure i sell it at subsale just before VP..flip and run to get away from the "tsunami"..close to 970 units thereabout

why is it so difficult for developers to deliver a good complete product - don't provide a fanciful facade and concept but then fall short in
details..???

if u did buy and happy with it - good lor ..
if you did buy and not happy - is also your right to voice it out..

if you did not buy and feel crappy - no worries, got other chansi wan..ytl building in brickfields..(Tip tip)

I did buy ytl project before - that time rush during lunch time to sign up as I heard ytl was launching the project . I was very excited -
that time I thought ytl good developer ma..die die also must buy..

upon vp, the quality was quite poor and ok it was unexpected - I had high expectations of ytl at that time..now I have come to the conclusion
big or small, established or not - all the same wan . Don't expect too much, then less stress when vp lor.. tongue.gif

ini villa wangsamas right? developer is setapak heights.. how I know? I also bought there but many years ago..
yes, there are cracks but hairline cracks - all repaired after much fighting with the MC (this MC very geng wan - proactive and
dun play play with them - they really do their job well..tapik) ..anyway, this one also crappy quality - I had so much problems with it
that I gave up ..in the end sell as the cost of repairs and maintaining the inside of the unit caused me too much stress..no need all this
so got rid of the cause of my stress..

the developer only repaired the hairline cracks when they were about to launch infiniti - good timing hor? tongue.gif

5) The most rediculous of all is the building does not support Astro HD...Imagine a new project delivered this year does not have such support with no option available.

I am calling all owners to be mindful and aware of what I am first hand experiencing and the list above is not even exhaustive. You judge for yourselves.....

Personally, no more YTL project ever......

usually the same contractors have to rectify their own workmanship in any development?

45 cents is a killer really ..midfields was not cheap either, around 36 cents? .

I have seen condos that have not had maintenance fees increased for 5 years - look at dpc for example..
so at the end of the day, you judge for yourself - worthwhile to buy or not..

you are defending the project and developer ...alenn is against..

ex owners of ytl projects (like myself) know that the delivery part is lacking eg midfields, lake edge..maintenance cost psf is higher than similar developments in the same category..anyway, am sure owners would have known how much wl be charged when they booked their units...management office
should be opened on Sats especially when development just vped IMO..ok lah sunday can tutup smile.gif

there was an owner earlier who did mention that the quality was poor..

dun think price will crash lah - sure got motivated sellers in this type of lembik market wan..

anyway, this development façade is unique so it stands out in sentul and one can notice it from afar -

Want to see how YTL projects are - can lah ..go to Midfields , Capers/Fennel and Lake Edge property threads and get an initial feel there...-

some owners may not mind having YES in their building and nothing else and some other owners may not like being forced to subscribe to YES..
some will just accept crappy ownership because they are very proud of their purchase and don't want to talk nor hear anything negative about it ..

well, can also lah but don't try to stop others from commenting on it ..if don't like report to admin and am sure they will ban the forumer if what he/she is writing is not acceptable to their rules and regulations
