Appreciate if anyone knows what would be the psf?? Need to plan my bullets.
QUOTE(zonefinder @ Feb 21 2013, 06:26 PM)
The rate prices are going, it will probably be launched at around 800psf. 1200 sq ft apartment will be a cheap cheap rm 1m.

I agree with you. That's why plan to load two units. One for my own stay and the other one for flip. Unless they sell at 900psf and above, then might change my strategy. I hope they can launch at 750psf as this project would be higher density.
One thing i am not sure is in their master plan, do they plan to the link the sky bridge only for commercial or together with residential???
Is anyone asking this to their SA?

QUOTE(joeblows @ Feb 22 2013, 03:15 PM)
Sentul is one of my target areas and I am watching the development very closely.

The only two things holding me back are:

1) YTL. A great developer but really hope they don't stinge on the Unifi/Fiber entry just to encourage people to use their YES broadband.
2) The impact of the redevelopment of the Sg Besi airbase which may be a significant challenge to Sentul's central location.

Otherwise, I definitely consider Sentul a much much much better investment area than the likes of Sri Kembangan, Putra/Cyberjaya, Kajang, Semenyih etc which I rate as higher risk areas (especially for condos/apartments).

How this MRT2 is going to affect YTL sentul east project(saffron, tamarind, capers, fennel, dxxxxx) since the mrt stop are quite a distance from those project sites.
QUOTE(Selectt @ Feb 25 2013, 02:37 PM)
How big and how much we are looking at?

Have you been to sentul or sentul timur lrt at night? The walkway is not covered and looks like gangster area. I didn see any ppls walk towards Ytl side but towards the low cost flat. Furthermore, ytl side is separated by temples which i think they can just simply demolish ut.

QUOTE(kenlaw72 @ Feb 25 2013, 03:04 PM)
They got existing lrt near by. Use the lrt to mrt then connected loh.

Agree.... A good commercial properties ( sentul east) has to be well mix with malls, office and residential). Ytl is doing too little on this.
QUOTE(kenlaw72 @ Feb 25 2013, 04:04 PM)

Yeah... Damn slow... From what i see the skybridge is only connecting d7 and d6. How about the connection between ktm and star lrt station???? I think it gonna take at least 10 more years to materialize without any property crash in between. If we have crash in between, sure longer than 10 years.... I m lost of patient!!!
QUOTE(37 Exposures @ Feb 25 2013, 05:23 PM)
Yes, very slow pace! 10years before "Skybridge" only start to build recently, to connect d6 & d7

Which station are you talking about? Sentul or sentul timur?
I guess fennel will be launched at 700-800psf.

QUOTE(vectorian @ Feb 25 2013, 08:33 PM)
I believe he was referring to the other LRT station after the one before the temple so I also believe it is since it is designated as commercial mall area in the masterplan.
My guess is that Fennel will be priced between 650 - 700 psf.

Ytl is playing low profile thus foreign investor doesn't know/ focus. Unlike vincent Tan, he is close to andy lau, sultans.....
QUOTE(zonefinder @ Feb 25 2013, 09:27 PM)
Did anyone notice that eventhough YTL Land is launching at ever increasing prices and units are taken up like hot cakes, which I assume it means they are laughing all the way to the bank, their share price is tanking like the company is going bankrupt??!
Either the share price is way way undervalued or Francis Yeoh is trying to fry the shareholders.
