Called developer today, sales person confirmed that sale price is RM600 +/- 10% depending on level...I guess lower price for units facing the crematorium?

QUOTE(Best property review @ Jul 10 2013, 10:04 AM) The SA says it will be average 600psf only, may be no discount at all. They will give us surprise again like what they have done in Capers indicative selling price is 600psf but they were selling at 500psf only. This is the way to make purchasers grabbed the units without thinking twice. They initially planned on RM650 psf, but with no DIBS now, price has to come down.... |

I would cry too if for investment. To achieve 5% return on RM740k investment, you need RM3k rental/mth, and this is for a 2+1 bedroom apartment in Sentul. Achievable? Plus interest rates are on the rise which will erode returns further.

QUOTE(airline @ Jul 18 2013, 09:34 AM) It's true, my friend took a stroll to the Capers site (low rise closest to LRT station) last week and saw a kandang lembu next to the temple with cows, goats and even a huge bull. Needless to say, the smell of cow-dung was awful and surrounding developments get to smell it when the winds blows. DBKL really needs to get rid of this cow fella as it will affect the livability of Sentul East. Something is not right...you have state-of-the-art skyscrapers next to a kandang lembu...it's an old story that has still not been solved... |

QUOTE(ost1007 @ Jul 18 2013, 11:54 AM) Agree. The fee just like I pay installment for low cost flat Agree with you...but this is just as quickly forgotten by Malaysian buyers in their quest for $$$, these concerns will be brushed off in the buying euphoria this weekend...developers are very mindful of this..50cent is a bit high. For me with current market, I still can accept 0.35 include sinking fund but not 0.5. Ridiculous... |
