Seems like so many people got interest in this. The higher the registered interest, the higher price point it will be. YTL still haven't set the price yet but the ballpark will be 650-800/sf. Remember capers 1st block about 500, 2nd block 550 when launched next day.

So expect that if 1st block 650 (for staff & VIP) then likely 7xx for subsequent block, depending on response.

BTW, capers still got unsold penthouse

Why wait next year? Better lock in this year's price. Nearer VP price sure go up edi. 700/sf got fella sell in WTF forum now. If Fennel reach 800/sf, den capers asking sure go up. Why? Becoz lower density den fennel.

Had a brief peek at layout last week.
7 units/floor. Each floor has 1 smallest unit & 1 largest unit.
VIP preview sale maybe this Friday or next Friday. Followed by public opening on weekend. No balloting. Q in line.
Unless ur VIP, better be ready for 750k-900k for a decent 3 bedder.

For caper last time, booking was rm30k, non refundable, non transferable. If u think that stopped anyone, think again.....so many buyers queue but cant get units (highrise). Think fennel will oso be the same.

So many people complain fennel expensive lah, got cow lah, little information lah, sentul area lah.

But project still selling like hot cake. 99.9% buyers from same race. Few guilos and Bais. 100 people queue from early morning. By noon 500+ people edi queue. Some pay labourers to line up for them. Majority paid 30k with credit card. Park car in Starhill for at least 8hours. Skipped lunch because too busy.

Not sure which other condo launch got this phenomenon.

If u dun wan to buy never mind. Got many others who buy. These people must be crazy buyers?

Surely they are stupid? Never bother check iproperty? Or know of other developments? So funny

Herd mentality? Poor buyers, compared to cows. Got ability to earn enuff to buy a property but some people think they are still akin to cows mentality when buy property haha.

This got ulterior motive kah or genuinely concerned & share share investment tips with fellow forumers?

I think only reason type B (largest units) are slowest to sell is because most buyers are investors. Type B is very ideal for own stayers. Among lowest price/sf, 2 carparks (side by side for D, tandem for A), got maids room, big layout. Only the higher absolute price point due to larger layout makes it "less favourable" due to affordability for investors. But some investors do fancy it.

As for type C, I think 99% are for investment. It has lowest price/sf. But 2 rooms only, and most important point is sharing same wall with 2 elevator shaft. Now, for those who "managed" to buy this type, you really paid good price, but risk is that these units can be very noisy due to lifts. Maybe YTL will install quiet lifts, or make the wall thick enuff that its noise proof, but from experience with other condo units with this issue, it may be a concern. But those who bought type c high floors are safe. The higher ur unit, the less likely the lifts will go up as less people stay. But low floor ones are gonna be frequently affected. Renters will avoid it, especially expats.

Thus likely flipping.

Type A are the "bread & butter" types. Facing pool. 3 rooms. Usual condo offerings basically. Up to 20 floors has loading as these units get "pool view". Above that, the psf is slightly lower, as may not get "pool view". So either u wanna pay slightly more for pool view or pay slightly less for high floor. Either one is safe. For this that prefers high floor, then the higher the better. Top 2 highest floor share with penthouse. So technically, these buyers oso get to be "penthouses" haha. Shape of block A & D are different. D one has sloping that allows view of ground, A vice versa. So mayhaps top floor block D oso may enjoy "pool view" from the lanai.

PSF the highways among all types. Whether its 1186, 1237 etc, the difference is in lanai width due the building design. The actual unit (sans lanai) is the same. Corner units preferable. From model, some may have window slits.
