Looks promising! Properties in this vicinity have shown very high returns. Btw, I stay in Sunway SPK and I think that the traffic is fine even during peak hours. The jammed areas are on route to sg buloh and kepong.

TA building in KL is looking for tenants if i'm not mistaken.
This is becoz they hav upgraded/renovated de building recently. And then TA Securites have moved its offices to PJ... specifically Wisma TA is the former Wisma Dijaya opposite Tropicana City...... |

I am going tomorrow.Just visited their show gallery this morning at TA hq.Yes,the starting price is from rm500 onwards..good location as next to prime DPC and Sri Damansara,plus is freehold.Hope,it turns out to be a high end commercial cum residence property.But,it takes at least 8 to years to complete the entire project.

At this point I don't have an opinion for u cause I haven't done much digging on this development. I however would suggest u look at the size of the office suites cause if it's too small it mitt be difficult to rent out unless u gonna use it urself Given the prion, I'll like a GF shop lot but if initial capital investment is a problem, that option might just be out of ur budget |

Hey guys.. there's gonna be a new development in the heart of Bandar Sri Damansara. This time it's NOT part of Damansara Avenue. Not TA Global's.

The Desa ParkCity masterplan covers around 7,500 residential units in total.
To date up to Casaman, they have launched 2,482 units. The balance of 5,000 units will be ALL highrise. So what's now? - 5,000 units highrise from Perdana ParkCity. - 5,000 units highrise from L&G at BSD. - Unknown total unit from TA Global. We are looking for at least 40,000 additional residents into this area. In Mont' Kiara now we have around 16,000 completed units and additional 9,000 units coming in within 3 years. |

DPC - RzP2 ~400sf starting only RM150k, now ~RM250k, some "ppl" hold 30units, maybe w/o any cost; but yr need to pay this and that (like downpayment, maintainance fee, bank interest etc - maybe is all saving), crazy crazy go follow, ya, maybe u lucky can sell out your unit, but have how many ppl will die?. pls play the right 'game' or just hardworking to do yr job. Invest is very nice thing but do what yr can afford.

Maybe small units at high psf price is sellable, but big units at high psf....erm.....all I can say to the developer is.....good luck!

Am not entering, as I am more interested in Cheras. But worth to have a look just because its First phase in a multiphase development. I believe every investor is bearing this mindset while attending for this launch.
Btw, are you vested in Damansara Perdana. Those investors who "see" something in DP will be even more interested in this project due to freehold status plus the quality of the brochure rendering makes even the most aesthetically challenged person sit up and take note. you know the one at the bottom with license info they need to put it there as regulations BUT doesn't meant they cannot sell the smallest unit at 400k or more as mentioned, they are launching the mid-sized 1st |

TA stresses a lot on their 7-acre urban park but be careful, it is not a big 7-acre open space, but a single strip of land stretching from one corner of the site to the other end.
Looking from the brochure they are giving timber flooring on master bedroom and kitchen cabinet. |

really wonder what these people are thinking.
paid RM391K for a 614sf studio, who will be their target market to rent it to? 391K needs at least RM2K rental a mth to get 5% yield, who will wanna pay RM2K for a place in Sri Damansara, everyday pays LDP toll and still get caught in the traffic during peak hours? Tropics at RM500+ psf will be better bet, no construction risk, much better location and within mature area. RM600psf, West Side inside DPC definitely a better buy. Really can't understand, can anyone enlighten me what i've overlooked, what is so special abt Damansara Avenue? many thanks! Higher risk, higher return mah for them (hopefully)...
But for me, most of the prices now hv gone crazy yet sold very well, i am waiting to see the consequences, 3 yrs down the road.. |

Be realistic, comparing Damansara Avenue and Tropics Studio is a direct comparison, and yet we are seeing a completed product in a better location selling cheaper than a non-completed product, it is crazy indeed.
However, we are not saying that the purchasers are moron, it's just that for the same amount of money you have better alternatives for better return. |

went to their property gallery last week to take a look - opposite tropicana city mall, small unit still left one at the top floor facing sri damansara - cant remember if it's 600sq ft or 900sq ft, the rest of the big units are more then 50% sold. the price is crazy for a small unit, yet considered sold out. some more no show unit....very confident developer.

DA's commercial value is unproven, very much depends on developer's presistence to see through its 10yr masterplan and the odds is against them with DP, MD and KD coming up fast as regional hub for North KV and those places further supported by superior infrastructure such as mrt and b4 the kepong ldp toll
i would say good luck to DA.. just my own opinion, what do u guys think.. |

Big disappointment with TA Global, thought they have a good reputation...
How can they punish their early purchasers... which is so short sighted when they have so many phases to goUnderstand that they bought the land from L&G n hence cost at market value few years back only unlike L&G the cost of their land is surely nominal... |

The office suite n shops are near completion i think. Passed by yesterday.TA should slap themselves not making this proj successful given this gd loc within bsd. Totally fai in pricing n marketing. I hope they can get the linear park up asap to lure more ppls to hang ard there not jus vp the blocks without giving more on the common area as what they promised in their sales talk.
