Indeed quite true, yeah, I just rechecked iProperty, price dipped a little, I think, still hovering around 1 mil.

Which side did you get for Airie. Do you find part of Airie faccing the North South Highway noisy? I'm curious to know.

Did the council explain the reason for the sinkhole?

Too bad, bad timing, wife's not going to agree to consider this side of Sri Damansara for some time.

Airie cheapest is slightly less than 2mil after nego. Most are around 2.1 to 2.5 for semi d. Pool facing units are more expensive but I really don't fancy. My unit is cheap cheap one facing nkve ... We found ok but that's depending on individual. If you are outside the house the noise is noticeable. Inside the house ... not really once you have aircons and others on and with curtains.

Nkve traffic is quite far below the houses. The trees also act as sound barriers. We went a few times and finally decided it doesn't bother us and thus bought the unit.

Back to Activo/DA, the Activo Suites are quite nice. But I have been living in landed properties so condo is a no for me

Years ago, before 1997, went there with my mum. I recall a piece of bungalow lot land in CHD is around 1mil +

Thanks for the info. I had to do some noise modelling to determine my choice unit at ATIVO SUITES too. Good catch though, if it's sub 2 million for your AIRIE home. As for traffic noise, try acoustic fencing, since the source of noise is lower than your property, a well positioned acoustic fencing could be the simple solution for noise free home sweet home for you.

That means therr is a lot of study and big words but the conclusions is wrong.

Of cos DPC is better than BSD. This one is not scientist talking. Its old cheapskate unkerl talking. The kind who eat chicken rice everyday.

Buy the cheaper house in a best neighbourhood, not the most expensive house in a lousier location. This one the CEO of the largest property agency in Singapore say one. I think he's not a scientist either. He iirc is school dropout.

This one quite obvious man.. No need such massive study . bangsar better than dpc. Dpc better than BSD. BSD better than damansara damai. Kepong better than rawang. Very clear one , choose location first mah, don't just look at how nice or big the house is.

Funny, you might as well just say it's actually depending on your luck.

No matter how good is the neighborhood one day it might not the same case 20 years later. Just throw you some examples, Subang Jaya and USJ. How many people still want to live in those old houses but it's definitely one of the sought after area 30 ~ 40 years ago. There is something called "Fengshui cycle" in this world may be instead listening to this CEO you can pay and attend Joey Yap's talk on the best area for investment in the next 30 years. Singaporean might not know KL well as their country is just a small city state where lands are scarce.

do you know that Lot15 sold more expensive than Altivo without all those so called 'freebies' threw in to attract customers?

I agree if you are buying to flip later. For own stay is slightly more complicated. As an example, I look at Rafflesia, Sunway Rymba, Effingham and Airie. BU and Damansara Perdana are slightly better location but Effingham is slightly too much for us plus it is a bit Chinaman 😂. Rafflesia is individual titled and look at the early phases houses each is different from the other: some got gates, some don't; some orange in color, some white and some are so ugily done up that I feel nauseated looking at them.

For own stay the design of the house is also important. We were keen to stay in TTDI or Sri Hartamas but for the house we wanted I have to sell all my body organs to buy one at these places. So we compromised and get a decent house in decent neighborhood. Not the bestest house and not bestest township 😂

What I am trying to imply is compared to ages ago, Subang and USJ is no longer the first choice for new home buyers. A lot of the first owners there have already migrated to Kota Kemuning, a newer township.

Well they can sell at higher price but who would like to stay in that kind of environment is still another big question mark? Even the Subang Parade, Carefour and Apartments there are quite dated now.

ppl move in and out....due to varies reasons.

some ppl moved out, but also got ppl moved in.....unless the scenario of

1. house prices dropped....
2. houses left empty....

3. foreigners moved in and take over the place....


NONE of the above happened and new properties there still selling much higher price than KK, Canal and even D'sara Avenue.


New generations dont buy old landed houses there bcos

1. they cant afford the deposit

2. they want everything spanking new, but cant afford the refurbishment or renovation


3. perceived lack of security


4. I even read some younger generation here mentioned 'whole street is for old ppl'. they think they wont grow old one day....good thinking...keep it up.


ppl that moved to KK bcos they cant afford subang, USJ or even Puchong.

When was Subang and USJ the first choice for new home buyer?? To be honest I have never considered Subang and USJ even for my very first home. My first choice was Sri Hartamas/TTDI 😊

Ppl buy ownstay home at certain location bcos its close to where they grew up usually.

Time will pass n place will grow old. You think kk as cited above wont get old? Kk already 25yo already. Thats why ppl buy canal city now.....

I have a 30yrs low mid cost landed in puchong. Am sure when i list it for subsale there will be buyer.

Only those eyes grow on forehead look down on older popety.

Old is gold. Good location you cant duplicate....

Newbies really need to learn
