You mean your house is the last row facing the main road (ouside Rimbayu)? I thk the effected ones are those on the right side of Z6 (rimbayu main road), not back side lor. but still from your house on the your right, the view will be a wall of road ground. sad.gif we are in the same boat.

I see. not really effected if u r looking straight from bedroom balcony unless u look to your right. at first i bought house no.10 on that row but then i changed my mind cuz it's near the main road. I shouldn't have changed it if i know the this then. sad.gif

anyway, i remember now that SA told me on the right side will actually be three next to the road...she even show me we can walk out from the last house on the last row (right) to the said road...she didn't tell me it's split level with the road also leh...

actually i think there are quite some areas also like this, split level one
if the house is not yet built, then it's really depends on luck, u never know your house is on the higher side or lower side..

I think not by me, but if not mistaken Both Eco World company also managed by Ex-SP Setia management team (i think more than 40 members), included Mr Liew and his son as well.
All their project awesome for me, Mr Liew also said last time in SP Setia they launch 5 stars product. But in Ec World, they will launch 6 Stars product smile.gif

Let say you buy phase 4, when your house almost complete time.
Rimbayu Phase 1, 2 and 3 already many occupancies, same times Rimbayu commercial, Eco World (only Phases), Tropicana Aman (2-3 phases) 70-80% complete. That time no more new phase from Tropicana Aman/ Eco Sanctuary already.
Left Rimbayu expensive high-end Semi D/Bungalow only.

But in this case, next time you will far from commercial shot lot.
But if you really love to near ARC and got cash flow and get loan, you can do so.
Because sell phase 1 also need time, maybe 6 months -1 years (complete process).

But i think is OK. because i saw phase 2 already very near to walk to ARC, so phase 4 infront of phase 2. so quite near to walk office, ARC, future club house.

Tropicana duno the plan yet, Eco World you also cant see anything. But you can ask Rimbayu staff, ask them show you where. it's just beside Phase 2 of Rimbayu.

Hahaha, hafizrahimi, i think is ok. every developer project completed (SP setia, Tropicana, Gamuda, Mah Sing and etc), all owner phone numbers will in agent hand, just a culture.

I like the fact that there are a lot of happenings in Rimbayu - all these activities by the developer really create an awareness and get people talking.

But I really wonder what is the traction of this township, since it is kinda far away.. how fast will it grow? And these days, the market slow down, BLR increase. I think the growth of this township will slow down tremendously! Probably no one really wanna stay there. There's so many other places.

If compare to semenyih, many buyer of rimbayu work at cyberjaya, west port, subang, shah alam, which is very near.

Many bought for own stay actually.

My personal opinion now is not a really good time for investment and hope for appreciation fast especially for the price range of 800K - 1.2M and above. However for own stay, it is good and nice. But this will much depend on personal preference. cool2.gif

Yeah I live and work in PJ. But PJ is too congested. If I move to Rimbayu, I think it will be nice, then can rent the PJ house for higher rental. But sometimes just thinking of traffic back to PJ is not a good thought. Perhaps I should change job to Cyber.. but problem is the kids schools etc. Sigh!

That's why it is up to personal choice. You want a nice living environment but you will suffer in traffic to work / school.

Dilemma in choice. hmm.gif

For those live around KK area, it is just a 10 minutes different. So it is easy for us to choose.

I've been thinking the same thing. My wife is already working in cyberjaya and this is one of the reason why we bought rimbayu. I work near OU now and also thinking to change job to cyber. Anyone know any vacancies in cyber icon_idea.gif

Sure, PJ can easily rent out. If you rent out by room, you may get more icon_rolleyes.gif

Don't worry, if you like Green and Easy lifestyle. It's is a good choice smile.gif

Every township will need at least 5-10 years to fully mature. But mature mean more traffic, jam, ...... that's why some people tend to move out tongue.gif

I believe now subsales can't fight with kota kemuning.
same happen with kemuning utama sub sales, will not win kota kemuning whe begining.
Now actually can win, Rimbayu can win a rounds 3 years later.
But even now not win, but the appreciation price is higher.

Yes, I think IJM need plant more rich of type and more rich in green. Because The ARC i feel not really impressed. Maybe they haven't really complete.

I think no worries for the road to skve, i think if not mistaken still need about 1 1/2 years to complete.
If you review other township like Setia Alam, Kemuning Utama, or Desa Park City, their appreciation jump sudden once people see the real product (Plantation, Nice Guard House, surrounding and etc) only able to attract their interest.

I think so for local flight. Use Air Asia from KT to KLIA and can see we flown over Rimbayu (saw the Arc).

Connectivity sure important, but is in progress, so nothing to worry much. public transport i think IJM will try arrange this as below article. hahaha
Appreciation up not really talk about selling or not, but indirectly telling demand is high, that more people confident to stay there and also means the township is happening as a good neighborhood, not a silent town.

I signed my S&P in July. Get the offer letter in one week time (so fast). Finally everything settle now and money release just yesterday..... 70% is one big lump sum doh.gif

See the progressive payment invoice they sent to you, it will state the due date. I can't explain too detail as I'm not expert. Just counter check with both party what is the progress from time to time. Ask them what cause the delay. If it is not yours, just request them black and white write back to you. At least you had point to argue later smile.gif

If bank late, sure the buyer have to bear it. May be you can complaint to the bank and ask for compensation. You may even complaint to bank negara tongue.gif

In my case, it was Rimbayu late to get the consent for transfer from the Authorities.... they can't blame me. smile.gif

Just went to Rimbayu to ask the SA, phase 5 strata home 9xxK above for 23x75 and 23x80. That mean at least 100K extra compare to phase 4. Wow.... Target launching in next year.

If TA sell at 800k, then IJM will definitely close shop. But that is quite impossible. Compare to Tropicana Metro Park Batu Tiga, what you think?

quite hard. Some more gst coming, this is confirm is a cost for developer. Such less case for big developer will launch new phase which having impression that more worth for old phase. This will influence future purchase no confident for coming phase.

Sure, for big developer they will rather give more incentive / feature than price reduction. Otherwise nobody will dare to invest in their future product.

They might give club house facilities, aircond, auto gate, ...... all freebies just to make sure you feel value for the money you are going to pay them. blush.gif

Totally kenot lo.

A premium landed with good status and must be with comfortable min size of 22x70 or else quite small. 20x70 is only acceptable level.

18x65 is those small small house and rated as affordable homes or without any premium tag into it.

Based on the master plan model. Even not 100% accurate, but based on Phase I, II, III and IV, should not far away.

I Think make sense. Because saw phase 1, 2, 3, 4 all are 2 rows > road lane >2 rows.
But phase 5 are 1 row > road lane > 1 row.

Boss, that was in Setia Impian, and previously sold as affordable homes to create the population in a very new area more than 7-8 years back, believe it was less than RM 200k or plus minus. I think now subsale ard RM 500k.

But how come Setia Alam 18x65 comes into the fray? Not related to TA or ES / BR rite which is higher end.

Yes, Cancal Garden / Kemuning Utama style those asre individual title. So maintenance fees cheaper (means need use money carefully) and also need active RA to maintain well the taman.

But strata title is having real management to manage it and collect higher fund of maintenance fees to make sure maintain nicely (because every single grass, bulb and etc are own responsibility, not under MBSA). But residence not allow to change the outlook layout. Some feel is good because look consistent of beauty, some feel not good due to want extend here and there or own pattern.

Not really double, from phase 1 (22*75) until now, the price of house already increase 180k around. Thus, for phase 1 560k add on 180k around 740k. So thus 23*75, extra 1 feet for length 75, we add on another 33k (740k / 22 * 1).
So final value is 773k.
Thus, add on 150k for Strata title smile.gif

But anyhow, Strata design should be more premium too and nice guard boom gate, so the price higher too.

Hahaha. sometimes i also do not know how the market, for me close to 1 mil really not many can afford or we do not know those hidden rich people? hahaha.

Because i believe after phase 5, all the house for Fauna precinct all is above 1.2 mil should be except apartment and condo.

But maybe combine EcoWorld+Tropicana+IJM power and capability, really will attract rich people come Canal City for their retirement home smile.gif

Just that they are constructing the new interchange / road to Phase 1 & 2. But until now can't imagine how they are going to do it. On top of the Arc, it is too far. From the road side, nothing can see.

BANDAR Rimbayu Sdn Bhd, an associate company of IJM Land, is expecting to launch Phase 3 of Bandar Rimbayu by early next year, following good take-up rates in the first two phases.


Bandar Rimbayu, a township designed based on the green city concept, is spread over more than 761ha close to Kota Kemuning and the Kota Permai Golf Course in Shah Alam, Selangor.


IJM Land Bhd managing director and chief executive officer Datuk Soam Heng Choon said: "We have clocked in RM600 million in sales. Phase 3 is due to be launch early next year. We estimate the gross development value to top RM400 million."


On the whole, the RM11 billion Bandar Rimbayu is expected to cater for a population of 50,000. Its development is being stretched over the next 12 to 15 years.

The new township is currently framed by three highways - Elite, Kesas and the South Klang Valley Expressway.


Soam said a big part of Bandar Rimbayu centres on community interaction.

Dubbed the "Arc", a community facility with a field and a huge turfed roof houses the project's site office, sales gallery and space for kiosks and all manner of activities intended to foster community living.

"The whole covered area doubles as an activity area for the community, like flea markets, carnivals and recreational sports," he said at a briefing, here, yesterday.

Also present were IJM Corp Bhd executive deputy chairman Tan Sri Krishnan Tan Boon Seng and IJM Corp chief executive officer and managing director Datuk Teh Kean Ming.

Soam said crime prevention has being incorporated into the project in that the Bandar Rimbayu neighbourhoods are designed so as to prevent outside traffic from passing through.

"If (the residents of guarded neighbourhoods) want to put up fences, they can, provided the majority of the residents agree. So when they stay here, they must be ready for it. They must sign off from day one to say that they consent to such a scheme."

To encourage the use of public transport, shuttle service will be provided to the nearest light rail transit (LRT) and bus stations.

"The nearest facility will be the upcoming Putra Heights LRT station," he said.

"The other form of connectivity is Internet connection - there is fibre to high-speed broadband connections," Soam said.

To recap, Bandar Rimbayu was previously known as Canal City. The previous state government had offered the land to Kumpulan Europlus Bhd in exchange for a flood mitigation programme that would have entailed the construction of an 18km canal connecting Sungai Klang to Sungai Langat over 2,187ha.

i hope can turn our individual title into almost a full GnG household... with perimeter fencing and cctv biggrin.gif that we will need a strong RA to get this across... hopefully all phase 1-4 RA can cooperate and maybe employ same security company for economy of scale ....

with their good corporate social responsibility n high corporate governace practice, fencing issue is consider a small thing for them. they had bot the landbank at a very cheap price n they also can build another arc. ijm is the right developer to develop a big township n to make it a big success so that ecoworld n tropicana will do better or at least the same par by comparison. btw, ijm land was fully privatised n going to b part of ijm corp. why do they wan to restructure? for sure the gearing ratio is going to b lower n there is a hidden value from ijm land...one of them will b bandar rimbayu. wht i can say is the price will continue to appreciate...especially landed properties

I would really like to agree with you but you base on an assumption that the house price will definitely increase. Unfortunately property prices are much softer now compared with 3 years ago.

Definitely the Market for property is softer now. If you buy for own stay (for more than 5 years times), you are definitely in the 'gain' sides. But for fast money, no guarantee.

As you can see, the whole project of RIMBAYU will take 10-15 years for fully develop, if developer can't make the first few phase appreciate..... I will consider the whole project failed. They won't make 'big' money out of the project...... How the CEO going to report to the shareholder. How they are sustain their profit margin of 20%......

Project size and location is very important. Like Canal City (Rimbayu, ES, TA combine) will be a very sizable project. Location wise just next to KK. Some of the best location you can bet on it rclxms.gif

Actually to be a little pessimistic, if after 5 years the owner plan to stay, I don't see the real gain unless they willing to sell. It's like stock market, you only realise the gain once you sell.

Yes, i agree for own stay. no much worries, i believe is super nice place to stay and impressive.
But for investment also good product, just sometimes market or global is the factor of economic, so a bit out of control, might little worries only. But nothing much can worries, because market is whole world issue.
But I indicate this project is grade A investment project too.

In facts I didn't plan to buy initially. Went to Rimbayu sales office, like the environment. Talk to one of the banker there and she told us that we are eligible for the loan......

Go home and bring the cheque to pay for deposit..... I always talk to my wife just like 'beli sayur in the pasar'.....

Standard clubhouse facilities: Swimming pool, Sauna, Gym, Meeting room, Hall, Cafe & etc.
Membership fees: (estimated) RM1,450 per year, renewal on a yearly basis.

Can 2 one.
Because Tikam is benefit to you, buyer-get-buyer is benefit to introducer ma. Mostly introducer will 50 50 with you. so you will get 2 benefit lo.

But what i can confirm is Rimbayu is super low density, about 9 houses/acre. normal housing area is about 11-12 house/arce or above.

if you searched youtube on an interview with the CEO of IJM, he did mention that the housing in rimbayu has a low density, approx 8-9. In the video it is also mentioned that rimbayu has 15 % greens over the statutory 10 %... thats why i asked how you came to 1/3.

fyi.. house density for perrenia is about 8.1 (484 houses stretched over 60 acres) ... where else chimes is about 9.

I think 15% is mention about each taman? i saw the master plan also possible 1/3 if based on whole township, with include The ARC, future Tom Park and other middle park/landscape.

i dont know which part of cheras u are work... but it will take more time than travel to KL... i guess...
If using Kesas straight away... u will face massive traffic flow from KK to Toll Sunway and stretch between Sri Petaling to Bdr Tasik Selatan (MRR2)...
alternatively (hope Saujana Link completed next year)... u can drive via SKVE down to Uniten (massive jam here) and take Sg Besi Hiway to Cheras (some stretch hi traffic load)...
or take Elite to putrajaya exit and take MEX exit at Bkt Jalil and continue MRR2...same as 1st option jam between Sri Petaling and Bdr Tasik Selatan...
otherwise u straight to KL thru MEX exit Pandan and drive out from town to Cheras...contra as everybody drive to enter town...

so it depent where is exact location in Cheras u want to go... but all are more than 1 hour peak time...

But I am referring to protection to home buyer which has high mortgage loan.

What u guys did for protection for ur beloved home?
Do u think mrta is sufficient since it do not cover critical illness? If include CI, what type of insurance is worth and cheap to buy?
Investment link, term or u guys have better option?

I think if you are non bumi.. Only left phase 4 now.. Unless you wanna wait phase 5 strata.. But indicative price a bit on the high side.... I like phase 4 because 24 feet width, high ceiling and low density ( only 100 + unit)......plus location also good ... Center of fauna and near to arc smile.gif thats my though... But i went to phase 2 that time cuz larger land and cheaper tongue.gif and phase 2 gives more porcelain tiles compared to phase 4 hahaha .. Damm i am really nitpicking

Me was middle of phase 2, 3 and 4 on last Oct.
Phase 2 bumi release left roadside unit, and corner unit bigger size 1m which not within my budget.
Phase 3 semi d cluster not my preference, wait difficult to sell, if subsales to rich buyer, would prefer corner unit can make side entrance ma...
So left only Phase 4 lo, haha

Back 5 ft land tile it up... Put a nice glass roof plus fan and a table.. Invite friend to blow water and drink tea/beer smile.gif but i hope phase 2 onwards the back part they build a wall and not just some cheapskate fence like in chimes..

Given the option, if you have the extra cash, you can always add on 36CI coverage on top of the Death/TPD usual coverage.

Normally MLTA is an investment linked product. If you're younger, the premium is much cheaper.

Yes Eco Majestic is awesome. IJM also will very beautiful, but will not so elegant. Haha. IJM still need gamba teh. So Eco Sanctuary I confirm super nice as Eco Majestic. Just you need pay more for it.

Just came back from the Arc. The Rimbayu main roundabout is slowly taking shape. It is located just before the last guard hse to the arc. Cant wait for chimes to get vp, then can go look see look see. I m perennia owner.

i personally think the whole area as long as no flood, ppl won't mind so much about the height, whether slightly higher or lower..

unless in there is too much difference,

or if in the same row, one side high, one side low.. then it's very obvious.. ppl might buy higher side

just back from the Arc, saw phase 3 progress from far... so fast !!

SA said phase 4 has higher bumi quota now.... about 70%, so there r more units to choose now..

phase 3B also just release.. so now can buy phase 3a & 3b... bout 70% non-bumi quota also i think

You should mentioned higher non-bumi quota (lower bumi quota)..... tongue.gif

From previous sales record, you can see that many bumi quota had to wait for bumi release.

this is from Chimes.. one side is a bit higher than the other one. The levelling next to Zone 6 also should be more or less like this right.. I think should be ok.

Price should be started from 7xxK++

You can call them to ask for more detail.

Now they are offer some incentive for new buyer as well as introducer. If

hey guys ..as I was going through some documents from rimbayu it is said in one of rimbayu's document that their bank has waived the registration of charge... but then my lawyer still charge me RM 120 for registration of charge... any of you have experience in this ?

Hahahaha. I also wish IJM can make hills also. I think Eco Sanctuary will make small hill as per their style. Because looks premium. Because too flat the township not so nice.

Even KK canal garden double storey also 910k already.
This price for next year, is for middle income of people buy only. So if can afford, still recommend grab now.

Yes, means the figure not the issue. is the concept element.
Some people willing pay this price for GnG, some willing pay this price for Rimbayu concept.
For my 2 cents, your Rimbayu price will appreciate high also after 2 years. Because some of people will see current, no Fencing or bla bla. Yes, this is right.

But once VP, will go for fencing submission, right? unless you think this will fail.
If fenced up, after 2 years potential buyer come visit this township, they will feel worth to buy because SAFETY + COncept (when that time they not really see is Fenced or Gated, but it's safe).

Because Kemuning Utama also same case, even begining launching GnG also no buyer, until the production out. those people only can feel the SAFE and all queue up buy for last 2 phase.

Even KK Lakedge also not really full GnG, also half fencing. but price also superb.
