My existing house is extend by 5". Can squeeze in a small area for wet kitchen.

This means 1 person can work comfortably but if 2 person, harder to cross tat area.

Yeah. Reno time will be fun, but gotto folk out lot of money yeh.

Want to ask, what other reputable supplier of kitchen cabinet. Of course not Signature kitchen... their prices is beyond reach.

Any one tried Lifestyle kitchen before?

Well, back then in 2010... DIBS were rampant.
Very low entry for all investors.

Now no more DIBS, Replace by GST (sarcasm****) so everyone will sure think 2 times or more before pulling out cheque book.

Btw: as typing this received SMS.
Phase 5 GnG preview on 18th Jan.... activities include manicure, story telling etc.

Yeah, the name a bit weird weird... most of it flower name, except Chimes.
just found out Scarlet is also a type of flower- of course if you google - you will get it as a color, and mostly is a sexy lady.

anyway- 10' garden is not really very wide for landscaping... unless there is also another 5' of back yard for each of the facing unit. So this would be like "double" frontier concept? Car park at front, but formal court yard at the rear?

Was there this morning at 930am till 11 am to kepoh.
Crowd are not that many, so far approx 10-15 units booked when I left.

Understand from a fren which made booking- SnP and loan lawyer fee is by developer.

There is a 15" garden at the back, and type B and C is facing the back- with the kitchen. Yeah- non extension would be allow means cannot do the wet kitchen outside.
The master bed room also face the back which give a vert serenity feel.

I like the concept, but such layout make the living room smaller.

There r about 10 u it's which the back is facing a playground/park. MYR40k extra. Really once open the gate will be the park. Some like it, many will complain too near too noisy.

Lastly-I ask the SA on the type of femcing..... Yes - u guess it right it will be agin "anti climb fence" which is really 😴. It does the job but not giving much premium feel and isolate from the external in term of view.

I meant the perimeter fence, around the whole phase.

Also... There is a courtyard next to the garden at the back. Wonder what is it used for. Washing machine ?

The floor plan is in our S&P. including the layout of the kitchen. Although it has most of the major dimension, it might miss out minor details in the kitchen and wall measurement.

if you are chimes, the showhouse for 22X75 still there. u can go measure.

On the note on GnG.... it is priced higher, but wonder does it cost more for developer in term of construction....
yeah, there is the fence but doubt it cost much more.

I guess IJM won't launch anymore phases after this until the market had adsorb these balance. i recall there is one last plot for residential under "flora".

Hope they will not refrain from launching commercial/shophouses in a year or 2 time

35 units out of 120 units launch?
Understand the northern few rows yet to launch.
By percentage looks high, in reallity it is really slow. That area is saturated Liao?
I mean market can adsorb so many ?

Looking at the price, it ain't expensive. GnG, w 2450 built up. Everyone taking a careful stance take note also has no insider taking up the units as only got 5-6 units taken at 930am.

Now... Tat would make TA a little nervy ya.
Normally they could try go in w a bang. Else subsequent phases can tapao Liao.


Now... What soft launch official launch. No different ma. Anyone w 20k cheque can walking n book. Tak kan they wanna do another big even to launch ?
