The so called Tom Park... if not mistaken I saw in masterplan is called Town Park... is it really named Tom?

not many tolls lar... only 3 for 1way... pay at exit Putrajaya RM2.20 (from BSP) then enter MEX 1st toll RM2.50 2nd toll RM1.50...
same if u take Kesas straight away... 2 Kesas toll and 1 Mex toll... almost same amount but high traffic flow...

i dont know which part of cheras u are work... but it will take more time than travel to KL... i guess...
If using Kesas straight away... u will face massive traffic flow from KK to Toll Sunway and stretch between Sri Petaling to Bdr Tasik Selatan (MRR2)...
alternatively (hope Saujana Link completed next year)... u can drive via SKVE down to Uniten (massive jam here) and take Sg Besi Hiway to Cheras (some stretch hi traffic load)...
or take Elite to putrajaya exit and take MEX exit at Bkt Jalil and continue MRR2...same as 1st option jam between Sri Petaling and Bdr Tasik Selatan...
otherwise u straight to KL thru MEX exit Pandan and drive out from town to Cheras...contra as everybody drive to enter town...

so it depent where is exact location in Cheras u want to go... but all are more than 1 hour peak time...

*currently I travel PH to Jln Tun Razak took 55min... 30min from home to Salak South Toll (KL) about 30km and from toll to office another half hour about 10km...

most of developer will left 5ft extra land at the back... depend on unit size, 75ft and 80ft quit nice & might not to do anything at the back... maybe can tanam sayur... but for 70ft, total built up not so big, might need to extend in the future even though only 5ft extra...

until they come out with master plan & individual unit layout... then we know which one is better...

at the beginning maybe yes... probably near big roundabout... but later when all the link road is open..dont think only 1 entrance & exit...

Yes, sales person only will tell you guarded same like Setia Eco Hill, developer mostly no mention fencing, because dependency on RA. But once VP, the precinct need to setup RA to apply the fencing, maybe take about few months. Once success, developer will help to build.

* Only phase 2 might be 1 or 2 entrance / exit. Not sure yet.

good la for you... perhaps we develop a good relationship in our new neighborhood...

like now... i always open wide my gate..except left & right side neighbors only 1-2 other neighbor stop by & say hi or have short chitchat... maybe they're too busy or i'm busy when they're free hahaha...
even to greet while driving is so hard..they're like to speed more than 40kmh in the street...very disappointed with this kind of people...

i cant remember total unit of my taman..i think more than 400unit...with 5 sub phases and 3 entrance/exit... really hard to unite & form RA... although manage to form RA but not fully support by resident endup disband... finally we splitted by 3... both end side phases form their small RA & success deployed G&G...while my phase in the middle stay without G&G...

so hopefully rimbayu resident will not do this among each others...

i didn't heard gamuda got land in Canal City as well...

but for comparison on map... previous Canal City plan vs. Rimbayu/TA/ES... the leftover land in between big lake quarry and Rimbayu not included in any developers...
the original plan Canal City area starting from border Sg Kelang (just below PH/Kg Bkt Lanchong) thru Kg Lombong...
