Sometimes we are paying the future value especially for those big project by big developer.....

I would really like to agree with you but you base on an assumption that the house price will definitely increase. Unfortunately property prices are much softer now compared with 3 years ago.
I also hope Rimbayu will have good market value because I also own a unit here.

QUOTE(phonixloo @ Nov 27 2014, 12:56 PM)
Definitely the Market for property is softer now.  If you buy for own stay (for more than 5 years times), you are definitely in the 'gain' sides.  But for fast money, no guarantee.

As you can see, the whole project of RIMBAYU will take 10-15 years for fully develop, if developer can't make the first few phase appreciate..... I will consider the whole project failed.  They won't make 'big' money out of the project......  How the CEO going to report to the shareholder.  How they are sustain their profit margin of 20%......

cheers.....  rclxm9.gif

Actually to be a little pessimistic, if after 5 years the owner plan to stay, I don't see the real gain unless they willing to sell. It's like stock market, you only realise the gain once you sell.

If you plan for own stay, what for you worry for the stagnant price.  Only those think of let go will worry.  smile.gif

That's the thing, I'm not worried since it's for own stay but your statement makes a lot people think surely the price will appreciate.

Few threads ago people were talking about returns and now it's about bad market. That was what I was trying to imply in the previous threads that it's not a guarantee to always be in an upward trending market.

market soften.
And many project also like this, Will hot until certain phases, then slow down until VPed, then start hot again. So no worries smile.gif
*
True also, especially if the develop design and maintain the area nicely. e.g. Setia Alam, Bukit Raja and KK

Do we need to repaint the wall if we want white wall?

Yes I think we really need to because the paint done by IJM isn't very good quality. Do you notice Chimes colour already faded..
