Land size: approx 3 acre
Location: section 13 Shah Alam (next to newly proposed Aeon mall)

I just got some details and staff told that still in the planning stage.
Exclusive lifestyle with unique facilities
400 units service apartment with size ranging from (1-3 bedrooms)
Limited units of lifestyle retails units
Targeted price ave 450psf?? Hopefully if its true.

Location just in front stadium and coming up Aeon.

Anyone got more information? Anyway, I had registered and hope got more info soon.

I made a call 2 days ago and the staff also told me approx from 400psf hmm.gif hmm.gif

3 different types come with 1-3 bedrooms. Targeted launch by Aug but forget to check whether they will launch retail or apartment first. biggrin.gif

Anyway, she helps me to register through the phone.

Thinking what is the actual selling price and package.

that's what I heard from the SA as well.. apparently preview etc after raya. only drawback is leasehold n too near the stadium. heard the bazaar there is the best but super jam otw there.

Based on the government's finances and existing rail plans, I'm guessing the LRT will only be ready in 2022-2025 not 2020.

1. AEON is opening its retail mall next to Emira in 2015;
2. Near KDU college (approx 7k students) in less than 6 minutes drive;

trust me, this project is on my list, but the AEON is not really a deciding factor since cinema's are not allowed in shah alam. I prefer Tesco for my groceries. KDU won't help me since it's for ownstay (probably decrease my standard of living). I also would rather not have the LRT as I don't plan to travel by public transport in the future.

The no cinema is a decree from the late sultan. The current sultan is more open minded. It all depends on politics in shah alam now.

but cannot compare tropicana metropark mah cos they probably priced everything in like connecting highway, central park, etc..
location is only next to industrial area and use of subang name

i have seen many near stadium or those warehouse just so near to flyover along the major highways

how sure is RM 550 psf? i really doubt about that price. smile.gif i think RM 600-700 psf range. btw, i just check with Sales Marketing for Utropolis. RM 665 psf. The soho selling now are, RM 298K for 447 sqft. Maintenance is RM 0.45 psf. Anyway, i'm looking forward to get this Emira also.

U have just answered that Tropicana Metropark is much riskier for investment as we r all unsured whether all these access roads will be materialized n yet they r selling RM 800 psf.

i called two of my shah alam buddies. they told me except stadium being noisy, they dont see how that place is not ideal for living. katanya byk students la. so in future if i decided to buy bigger house, can rent also.

the noise i can tolerate. my current place in desa petaling is next to a school and masjid.

I think the stadiums are hardly used, not too sure though. There's MSU university few km from emira. But there are at least 3 apartments nearer to MSU, which will more likely be students accommodation. Emira could be too expensive for them.

Besides, I think there's a proposed station in LRT3 plan somewhere nearby emira

Not so often, usually will hold semi final or final match of piala malaysia. Sometimes got friendly match. So in a year, maybe twice or 3 times only. U should only be worried of the sunday market, n on other side of stadium sometimes next to the roundabout sunday evening will have drift show or motorcycle stunt show. Dunno if the noise can reach this project or not.

There was a go kart circuit there once, not sure if its still there or not

Unless u can go in through d'kayangan, or can enter through backroad from tesco. If cannot, then be prepared. The road between petronas n stadium is main road people usually use to go to stadium.

I think Elmira should be facing stadium melawati instead of stadium Shah Alam. It's not mistaken, Stadium melawati is mainly used for warehouse sales, hardly seen it used for sporting events

I ask the salesperson the other day, she said kepler is phase 4, hotel& office will be phase 5. there is not mention on downsize mall or scrap hotel..

dun noe who is right, who is wrong now.

anyway, the minute u purchase property in Cyberjaya, u have to prepare for all these problem. soon when all development complete, u face another problem which is no tenant, cant flip, dead city. Investor in cyberjaya dun reali noe the real situation in cyberjaya. TRY asking those working there. are the MNC moving out?

The gov has put a wrong plan to Cyberjaya since 2001 (economy down turn and IT market bubble). One most important thing which a large international commercial hub like Cyberjaya don't have - MRT/train that connects to KL city center. The gov should have done it since day one.

If compare by Metia Residence in front Acapella, expensive by RM100k. I calculated, for 8** Emira is RM480k, while for same size for Metia is RM370k only.

It's very utilizing OSK branding, and beside AEON.

Do your homework.

there's another completed service apt, TTDI Adina, with 6xx sq ft, launching price i think 2xxk only....and selling almost same price as Emira. rental ard 1.5k only...

can do or not?

Price is more expensive compare to surrounding property which is normal because OSK famous for its high pricing. They believe that the market are able to adsorb it and appreciated in near future. "who knows wat will happen"

Location is superb. with upcoming AEON "i not sure confirm anot, scare they ffk like previous plan", upcoming LRT " no idea how near is this to the station", mixture and mature township. Shah Alam not just all malay residences, there are many chinese as well.

OSK branding, dun bu11sh*t me please. check their previous property, speak with those buyer. ask them wat they think about OSK. you will get things like "poor quality, no follow up after VP, cheater "pangeae project", overpriced".

any previous OSK purchase or fans care to enlighten us?

called them yesterday.. the security is not 3 tier but got different entrance for retails n residence. retail carpark n visitors is in d basement.

dont quite like the concept of selling the shops out..show they wanna wash their hands oni

I see very strong apprec. in the shops facing Aeon bukit Tinggi..
Anyone knows how big this Shah Alam Aeon gona be ah? the land is around 20 acres but TA research said they target mid sized with NLA of 400-500k.

yeah.. mall very dangerous now.. I've highlighted many times about how the mall oversupply problem in 2017-2018 will be worse than office oversupply.

I truly respect any developer who build hotel, and lease the offices out rather than sell as small suites..But what's ur opinion of Emira?? Pricing quite high but convenient to AEON but opposite is stadium!

U just go check out those properties next to Aeon n see if they have got appreciated or not lo. Anyway, since u think the price is high n u can't afford it, why bother then? There's only 400 units available n dun think the developer needs your support. U go aim for cheaper place lo.

second- Aeon. this talk have been since around 2012. yet with KDU and Tesco already up, Aeon is still 'pending'. what are their concern? are they afraid that the demand is still low or competition with TTDI?

third-Emira's retail. if Aeon is right opposite the development, do you think it will bring fortune? how many of you actually walk across to the shoplots when you go to Aeon. take for example,Aeon in mahkota cheras,cheras selatan and bukit tinggi?

The shops facing AEON bukit tinggi in botanic side the business very good... I know a tenant there..footfall is high... moreover, i think aeon, pasar and stadium are boosts to the retail but the later two are cons for the residences

factory worker won't take small size unit. usually factory work target for cheaper accommodation. someone i know, rented Perdana Apartment (near Giant) for their worker to stay especially foreigner. Those local, they rent Prima U1. Usually for factory, they rent 1000sqft and put in 8-12 workers inside.

for smaller unit like 500sqft or 600sqft, they target student where those student are willing to pay. sometimes, the parent will pay for them cos they get to enjoy the faclities. It's more like lifestyle living compare to so called, "just to sleep place".

You can either rent out to Students or you can keep it and convert it to short term soho or suites. then rent out to parent when they come to visit their children who study in MSU. tongue.gif haha. rclxms.gif

So mbsa / jkr decided to repair d road in d afternoon sunday.
It was massive jam+ disaster as from wht i knw road repair can only be done during night (this one i heard from 1 of govt road contractor)

area is decent.near to one of the best public library in d country (for me) so can bring ur kids @ weekend.

Supermarket kiri kanan ada.

Traffic...believe me..it is not the worst like balik kampung wan. But sure u get annoyed here and there la sometimes. Still ok. U are living in d city not kampung.

Olympic size swimming pool is 5 mins away with car (pusat akuatik)

Lrt study done last year. Planned to stop at shah alam stadium.

Nkve, federal highway, elite..all is very near.

Investment? Hmm think wisely guys. Seriously there are like 4-5 high rises around there

IMO, 500-550PSF is a high risk to take with the reputation of the developer.

Sell finish tell different story. Pandai2 don't upcar, greed will make you lose money. Already got history.

500k not easy to earn. No do homework confirm gg.

If the exact location of emira is behind petronas there is atleast 2 or 3 alternative roads.

(if the entrance of emira not straight away facing main road/melawati stadium...)

1 thru tesco extra / exxon mobil ->out to federal hiway
2 tesco extra ->worldwide commercial centre ->tesco/pusat akuatik
3 exit to persiaran sukan

This all depends on planning of emira itself in my opinion.

And pls if aeon confirm...do expect traffic as well...(not like midvalley or pyramid one lah...)

Again...location wise for me is quite ok for own stay. But for invest pls do revise and do your own homework.

to me busy is okay but worse is bottleneck like cannot pass one. blood pressure shoot up
so it sounds like amira planning of in and out entrance is important to avoid further bottleneck

not really sure.. close to aeon(duno wthr osk lie again or not) and tesco extra la(google d but not much F&B there). Near MSU but may not get good rental as room/unit is quite big..

Cons: leasehold might not be renewed, near pasar tani (if u like cheap n easy to access food good la), stadium (very jammed up)

I still don't think i will be buying but will decide next saturday based on the package offer. hopefully 550 psf

Looks like some of u have concerns over this project cos of What happened in Pangea. No need to waste your sliver la, this Emira is at different location and with different concept. There is only 400 units n it's very affordable. Those who have lost the confidence then please let other ppl with limited budget to get a unit there. cool2.gif

what we know so far:
From RM341,800* (usually this is discounted bumi price for the absolute cheapest unit).
If we mark back up say 7%, it would begin from lowest price point of from approximately RM367,500.

The development toals 400 unit of serviced suites with three different layouts to choose from – A (1,238 sq ft, 3+1 bedrooms), B (883 sq ft, 2 bedrooms) and C (614 sq ft, single bedroom). These units come with 1, 2 or 3 car parks.

So using these figures, it works out to approximately RM600psf.
BBB or not.
you decide.

PS: in 3 stones thread, they claim RM600psf is affordable segment. smile.gif

Bought one unit today. Me and my wife's first property.

Frankly speaking, we are disappointed with the treatment we received.. Perhaps we expected a joyful occasion to achieve this together but the service was down-right bad.

The sales person who attended to us have absolutely no patience for us. (aside from poor command of language) I get it that it was suppose to be a busy day and they got a living to earn but rushing us and being pushy destroys every hope for a good experience. When we verbally confirm that we are ready to go for it, the sales person directed us to the table and that was it. No words, no follow ups. Nothing. We didnt matter anymore. We had eye contact a few times during the entire process but no sign of interest. Not even a smile. It was a "oh-please-dont-come-to-me-anymore look". I had to approached the sales person to ask for a name card. Which was given to me in rush again.

Maybe some of you think we were being difficult. Trust me. I had 8 questions which i carefully wrote down on a paper and upon receiving some not so satisfactory answers, i did not pursue further to be treated as a VIP or some sort. The whole time i was served for less than 30 minutes.

After placing booking fee and meeting the solicitor, we were told that there were free gift of some sort of bag.

Now come on, i didnt buy the most expensive unit but these are blood&sweat money. I inquired at the counter for the bag and was ill-treated by a lady as some sort-of cheapskate buyers. Bad manners and extremely rude. She literally stared at us. No kidding. She fking cock-stared us.

So i got myself a bloody big OSK bag that has nothing in it.

I am happy i managed to book a unit. Been eyeing for it for a while. But the experience were ultimately destroyed.

No need for me to mention names here. I am not here to break people's mangkuk. So any of you OSK agents out there, read this as a wake up call.

Dont be a bytch/d!ck.

We earn a honest buck and trying to build a family within the city. Not giving you more work to do. I get it that you guys are big deal.

OSK is such a big name of they must be thinking they are so BIG and so great and surely got attitude one.

For a first timer buying property, i felt really sorry. First house should always has the best and sweetest memories.

By the way, not sure the marketing & sales are they really from OSK? Sometimes they hire third party to handle the sales.

Last time my Hua Yang the Sentrio and Metia is handled by third party (can't remember that company name).

It doesn't matter because you're buying and you deserve the BEST treatment from them.

Are they only give best treatment to Dato / Datin & Tan Sri only?

First year is on OSK. Actually I find 0.33 abit expensive.. But their facilities are awesome. Hope it's all properly maintained. Expect to use em to spend time with family smile.gif

Increased by RM 25k? Wow! That's we called early bird catches the most worms. Guess the developer will increase price again when reaching certain sales target. Faster go grab the last train lo!
