any source on the "scrap the hotel and downsize the mall"?
I ask the salesperson the other day, she said kepler is phase 4, hotel& office will be phase 5. there is not mention on downsize mall or scrap hotel..
dun noe who is right, who is wrong now.
anyway, the minute u purchase property in Cyberjaya, u have to prepare for all these problem. soon when all development complete, u face another problem which is no tenant, cant flip, dead city. Investor in cyberjaya dun reali noe the real situation in cyberjaya. TRY asking those working there. are the MNC moving out?

really got to do alot homework on this.
Price is more expensive compare to surrounding property which is normal because OSK famous for its high pricing. They believe that the market are able to adsorb it and appreciated in near future. "who knows wat will happen"
Location is superb. with upcoming AEON "i not sure confirm anot, scare they ffk like previous plan", upcoming LRT " no idea how near is this to the station", mixture and mature township. Shah Alam not just all malay residences, there are many chinese as well.
OSK branding, dun bu11sh*t me please. check their previous property, speak with those buyer. ask them wat they think about OSK. you will get things like "poor quality, no follow up after VP, cheater "pangeae project", overpriced".
any previous OSK purchase or fans care to enlighten us?

few uncertainty.
first- tenure renewable? other leasehold development had their renew done way before completion. take for example Metia, they had it, and show it to the purchaser. CAN OSK do the same? or just another talk like Pangeae?
second- Aeon. this talk have been since around 2012. yet with KDU and Tesco already up, Aeon is still 'pending'. what are their concern? are they afraid that the demand is still low or competition with TTDI?
third-Emira's retail. if Aeon is right opposite the development, do you think it will bring fortune? how many of you actually walk across to the shoplots when you go to Aeon. take for example,Aeon in mahkota cheras,cheras selatan and bukit tinggi?

since the land is commercial title (with HDA), sure chargeable liao in term of GST.
can anyone clarified if the developer already include GST in the price or do we have to pay the GST separate. According to news, GST on under con commercial title property as well.
OSK has best sales team in term of getting ppl to place booking..^^

chicargo got a point there. in order to answer the lift problem, only way is to publish the speed lift spec, what brand they using, and what type of lift they using.
But u will most likely get common answer like " all specification are not confirmed.", " we will get back to you once we get from management".
if u get those answer, we all noe where is tis heading..how can they confirm u its a ultra fast lift when all info are not confirmed? willing to risk on this based on previous OSK records?
