how sure is RM 550 psf? i really doubt about that price. smile.gif i think RM 600-700 psf range. btw, i just check with Sales Marketing for Utropolis. RM 665 psf. The soho selling now are, RM 298K for 447 sqft. Maintenance is RM 0.45 psf. Anyway, i'm looking forward to get this Emira also.

Indicative price lower or higher than actual price? IMO, indicative price is always low whereas actual price is high. Indicative is to attract prospect and word of mouth.

Not quite true. Seksyen 13 will be targeting more to MSU, Kolej PTPL and Politeknik student. Some can afford to stay in highrise where those can't afford, stay in landed house which cost is cheaper.

factory worker won't take small size unit. usually factory work target for cheaper accommodation. someone i know, rented Perdana Apartment (near Giant) for their worker to stay especially foreigner. Those local, they rent Prima U1. Usually for factory, they rent 1000sqft and put in 8-12 workers inside.

for smaller unit like 500sqft or 600sqft, they target student where those student are willing to pay. sometimes, the parent will pay for them cos they get to enjoy the faclities. It's more like lifestyle living compare to so called, "just to sleep place".

You can either rent out to Students or you can keep it and convert it to short term soho or suites. then rent out to parent when they come to visit their children who study in MSU. tongue.gif haha. rclxms.gif

hmm... i dun think so. current setup in Menara U1. 527sqft with 2 rooms. larger room fit 2 bunker bed. smaller room fit 1 bunker bed. total 6 pax per unit. from my understanding, per pax should range from RM 350-500. it's fully furnish.

i sat down with the SA browsing thru the units and pricing. then i picked 1 unit. Checked the price is 521K on tablet. then i realized on the Pricing Chart (physical copy), it's 546K. So, i noticed there is price diff of 25K. maybe i was wrong. but, this is something i realized. both for North facing and South facing also.

haha... no la taiko. the price is too expensive for me la. I'm looking at smaller unit of 614sqft. But unfortunately, it's 1 bedroom. So, cannot squeeze the student in like Sardine. tongue.gif haha. 2-Bedroom too expensive for me. simply cannot afford lo. how to donate?

subjective. there are existing shop behind tesco which could offer lower price. on top of that, Menara U1 and U2 will have commercial underneath it.
