I am cancelling the booking due to the high maintenance cost. 614 sq.ft. with 2 car parks became like RM300 monthly maintenance fee, about RM0.48 psf (divided by 614 and inclusive of sinking fund) which is not tolerable especially after paying additional for another car park. One word - expensive!
Even if for flipping also need to consider about the future secondary market value and the buyer response, who is willing to pay so much? If for rental also hard cos more cost incurred etc
*
if after 1-2 years JMB takes over and reduce the maintenance to 0.20cent/psf is also possible by reducing the quality of services. after all, residents can vote to choose cheap guards, cheap services, cheap cheap things... laugh.gif

I feel Emira's maintenance should never be cheaper than RM0.25 plus sinking fund.

i dun think it will be reduce. everything once naik, won't turun. rclxms.gif some service apartment offer 0.22 psf during launch and immediately increased to 0.375 once JMB formed in year 1. i believe it's due to inflation. so, i doubt the maintenance fees will drop.

maybe not side by side. like some of the condo i know, it's front and back like double-park. that saved space and developer can offer more car park lot.

I'm quite sure emira is more worth it than Pangaea with or without the 'iconic' mall for investment..

Emira is surrounded by colleges with a new LRT making it only a few mins to Tropicana and 1 Utama..

Pangaea only has a mall and some SOVOs that'll probably be studio's for people to live in.. MMU kids fit 10 people into one cyberia.. how many can u fit in Pangaea's bite sized unit?

So i'm not really sure why u guys paid so much for pangaea drool.gif drool.gif and which deal is 'unreasonable'

I am still pondering on my decision and will drop Emira should better deals pop up tongue.gif after all, we still have 3 months to make a decision.

hmm.... IMO, you might want to consider sending email and get confirmation in black and white just in case it turn out to be different than what being mentioned by SA. just my 2 cents.

tandem means if your wife parks inside your wife cannot go out unless you drive out first?
so difficult; waste of time; need planning
side by side is better or even tandem with both sides can go out..
