Denai Alam is located along the Guthrie Corridor Expressway and about 5 km north of Bukit Jelutong. The Denai Alam township is planned according to unique “Denai” concept which is a 4.8 km continuous green space surrounding the development.

DASH Highway Update



The Damansara-Shah Alam Elevated Expressway (DASH) is a 20.1 km, 3-lane, dual carriageway expressway that will commence at the Puncak Perdana U10 Shah Alam intersection and serve as a link for Puncak Perdana, Alam Suria, Denai Alam, Kampung Melayu Subang, Jalan Sungai Buloh, RRIM, Kota Damansara, Damansara Perdana and Mutiara Damansara. It will end at the Penchala interchange, linking road users to LDP and SPRINT highways. 12 interchanges will be built along the alignment. The proposed expressway is expected to support rapid developments along the alignment covering U10 Shah Alam, Subang, Kota Damansara and Damansara areas.

Benefits of DASH
- As an alternative route for Persiaran Surian at Kota Damansara which has capped its road capacity
- The rapid development along Shah Alam and Jalan Batu Arang corridors require an additional road capacity
- As Subang Airport becomes the main low cost carrier terminal in 2015, DASH will become an alternative and easier route to the airport
- It will act as a link between east and west of Klang Valley by crossing over NKVE and linking existing highways namely GCE, LDP and SPRINT
- RRIM’s development in the area is expected to increase population by 300,000 which will cause congestion to the existing routes. DASH will be a solution to this problem

Anyone knows if the DASH highway by prolintas has been approve yet? Last I read from the news in march that the mutiara damansara folks were protesting against this highway passing through their development.

If this DASH highway is approved, denai Alam residents can travel to PJ within 10 mins.

I would like to just share what I know after studying DA before and after purchasing my house. DARA is registered already, and they have done the surveys etc long ago. But for some reasons, finally each phase was advised to hire security for their smaller area/phase. It is a lot more easier to manage that way. That's why now, phases that are sharing entrance/exit points may want to joint force . It is most convenient if your phase only has single entrance/exit point.

I had a wishful thinking to have a decent security in our neighbourhood not long before moving in, a few neighbours and I had gathered, met with DARA AJK, SD people even before we received our keys. Then everyone busy with reno, then we have to wait for other neighbours to move in. This takes time and we are still in the process of gathering enough support.

Hopefully you can get enough force. My Phase is single entrance/exit . So hopefully it would be easier (I would say 1 year after VP to get full force is good enuf already)

Anyway, saw on DA FB page some kinda of mamak to watch football/lepak2 have recently open. Niceee...so not so quite there anymore at night. Not sure the exact location anyway. Can't imagine since I dont live there

Added on June 18, 2012, 8:24 pmI visited the iproperty show at KLCC yesterday. Most of the big boys are there. Most of the terrace house being offered are pushing the 1million level. Almost all offer Gated and guarded. Unfortunately, our SDP Denai alam and I&P alam impian are the ones that don't offer G&G. (Sigh!!!Sigh!!!) And yet our terraces are reaching the 1Million level already.

They should offer G&G, otherwise they will loose their competitive edge out in the long run.

Of course, we can implement the G&G ourselves on our expenses. However, this will be more difficult as most of us are busy in their daily lives and more $$$ from our pocket.

Nevertheless, when each our phases are ready, we can get together to get our place Guarded at least.

Sime Darby Bhd is confident that it will surpass last year’s financial performance, having announced a 29.7% increase in net profit at RM3.1 billion for nine months ended March 31, 2012 (9M12), compared to RM2.4 billion in the same quarter last year.

Its president and group chief executive Datuk Mohd Bakke Salleh said up until April this year, the company had already chalked up a net profit of RM3.4 billion whereas net profit for its financial year ended June 30, 2011, was RM3.7 billion.

“The stronger performance was on the back of commendable results from the plantation, industrial and property divisions,” he said at a press conference in Kuala Lumpur yesterday.

For its cumulative nine months, Sime Darby posted a 16% rise in revenue to RM33.5 billion compared to RM28.8 billion in the same period last year.

Mohd Bakke said the plantation business, which recorded a 20% increase in pretax profit of RM2.4 billion for the cumulative nine months, had benefitted from higher crude palm oil (CPO) prices realised at an average of RM2,881 per metric tonne (MT).

The company expects oil palm prices to hover between RM3,100 and RM3,200 per MT for the next few months depending on factors such as spike in demand during festive periods and more traders buying palm-based products, he said.

Additionally, Mohd Bakke said Sime Darby will venture into the palm oil refining business in Indonesia by setting up a RM350 million facility in South Kalimantan with a capacity of 850,000MT a year to mitigate the 20% export tax that Indonesia imposes on CPO exports.

Its plantations segment contributes about 55% to 60% of the conglomerate’s total earnings, industrial machines contributes 20%, motor and property segments contribute 10% each and the rest are from energy and utilities and healthcare segments, he said.

The industrial division recorded a growth of 41% at RM986 million for its cumulative nine month period on the back of strong mining, logging and construction activities in Australasia and Malaysia, he said. The division’s current orderbook is at RM4.6 billion, spanning over a period of five months to 20 months.

Meanwhile, the property division showed a 50% increase in pretax profit to RM315 million in its 9M12, buoyed by higher sales contribution from its various sales project, Mohd Bakke said.

“The take-up rate for high-end products is slower but normal linkhouses are selling like hotcakes,” he told reporters.

He added that the company will launch a new township called Elmina comprising commercial, residential and retail properties adjacent to the Denai Alam township in Selangor in the next financial year. The details of the project is being finalised.

Apparently, it is suppose to be a green township. They are promoting more green pockets in elmina east. Looks like this area is getting very exciting with so many new developments. DASH will fit in nicely here as the population starts to increase.

Added on June 19, 2012, 11:45 pmTake note that the DASH passes by denai alam right at the southern tip. Possibility quite close to those house with red roof nearer the big lake. Luckily, it is not that close to maple and aster grove. It is buffer by the MBSA hall and sports complex.

The DASH update is already up since Day 1...

Please don't forget that living in a G&G demands you to pay a higher than usual monthly maintenance fees..my friend staying in DPC told me about him forking out about 400-500 a mth just for that purpose.... So, if we were to implement this ourselves, are we talking about paying the same amt of fees each mth or much lesser ? any idea?

Added on June 21, 2012, 7:25 amdepends on how many unit per phase I suppose. Same like strata. If u have more unit, youll pay less. But it boils down on how you manage the fund (good management). I would say 15K per month on guarding (around the clock) for 100 unit of landed (per phase) is more than enough. Guard house, fencing and security system (if agreed by all) can be a one time off collection.

DPC is top notch security mate...thus the reflection on the monthly price. Honestly, if SD did offer such level of security that is of top quality - I wouldn't mind paying the figure you stipulated above.

I bought it from developer strangely enough the only available unit are corner lot only for the first phase ...was fortunate to get it in the region below 500k now market price already rm800 with no renovation...

The only fear i had cause few case of pecah rumah now n then ...now mthey are targeting new phase it seem mine now rarely heard any ..

Hi, I was also offered a corner unit in your phase too in 2010, at rm525k, almost right after I signed the SnP for a newer one in C3;). I have no idea but why they keep corner lots longer . You're lucky to get that with that price. May I know how big is your land area?

Yes, they are targetting newer phase. There are two attempted break-ins in my phase...but we are hiring own security soon

But lately, two attmpted break-in in my area happened when people are in the houses. And another one, viewed from cctv, attempted with a long parang.

Are the burglars by any chance are from the construction workers i.e. the foreigners that work there? I mean not pointing the fingers to them but its pretty common to hear that most break-ins in a new developing residential area are tied to the foreigners who work there.

I wonder those break in cases is it where those houses are not with grills and alarms?

Yes, that's a common thinking too. To me, it's not really worrying if people not at home...but now with one group (4 of them actually) with a long parang at 3 am in a house filled with people, it's scary, ok

+1 to that bro. Ever willing for the sake of security.

From the list we have - there's already 4 of us. It's a good start if you ask me...we can start surveying and view what feasible options we have in terms of tightening up the security.

I can consult a friend who is a Security Manager and a ex-Policeman to see what we need in terms of plugging the gaps. He may have ideas on what & what not to do.

Implementing and separating individual guard house for different phase is a headache task.... worry for those not coorperating and vacant units

By Phase is easier if you ask me as compared to getting the insight of the full Denai Alam residents. Now that's a headache if you ask me.

What if we assign a guard for each rows. maybe we dont need to gate our phase. FL wont be a GG but will be known as "the phase with full of guards". we just need to make sure that the guards constantly do roundings and knows all the residents.. we will hv to treat them guards well for them to work well..

rows which already has enough support from the owners/enough money should go first.. no need to wait for other rows.. at least the rows with guards would be the last option for the burglars:) hehehe..

also, for a start no need 24 hrs.. maybe 2 shifts of 16 hrs crucial period will do.. we hv 8 hrs of "alert period", which changes everyday..

p/s: i wish the 4 of us is on the same row.. worst case, we get a guard to look after our 4 houses only.. hahaha

...but isn't the guards by row already in the plan? I mean SD do provide the row-by-row guards initially right? or was it for the Fern Lane entrance only?

SD cant be providing 5 to 9 guards for fern lane. if so maybe only the entrance, focussing on lorry as they only look after SD property.. but which entrance? every entrance?

Having guards alone is not enough if you ask me. Constant patrol and hourly check-ins at strategic locations must be done so that they are well occupied with their working time.

The guard themselves must not be some 'cikai' guy who just sits at the entrance and allow any Tom, d*** & Harry to go in and out...

I think just behind me at jalan 93 got one datuk police every moning got driver waiting for him at his house . He is usually busy rarely see him in our gthering here 91/92/93 . We got a pangkin just center of the road very nice to lepak n have a chat evening even late night .

With the new surau in the making my jalan sure hapenning heheehhe .

agree...there is always someone who sees the extra security as nonsense and waste of $$.. And you can't block them coming in really as it is still a public access entry point. So, it will takes some time & effort to see it thru...

That's why a good long talk with orang kuat DARA is good for the history. SD did provide guards on lorong previously, but after some break-ins, they decided to put mobile guardhouses (as you can see now) at the entrances of each cluster of phases (not sure if you can this, sorry for my limited london ). Initially guards were quite strict, registring movement of vehicles but some people maki hamun SD for the inconveniences. After that, guards just waved to everyone. Then we heard more break ins, then people thought it was better to have guards at lorong, nearer to houses instead of on the road. I have no idea of what happen after that. Anyway, I heard less break-in in old phases but some in the new ones.

given the choice, and if close proximity to KL/PJ isn't a criteria to me, I would have bought DA bumi unit ... LG2, the location of the site just doesn't feel like you are living in a pure residential area do you? I see more breathing space, greener fields, cleaner air, or even bigger moon when I am in DA.. btw.. for that matter, my malay neighbor once told me if given a choice he and his bunch of friends (professionals) would love to stay at some places that have those kampung feel, close knot relationship style of neighbourhood... and he is a specialist doc by profession!

LG is not township by itself.considering that before choose DA.But some of the super odd designed house kill me off.Location wise, LG more mature (home buyer friendly), DA more potential (investor+home buyer friendly).

Developer wise, SD just slightly (not so good though) better. ( always riding on the success story of BJ) + AG was launched during promotion campaign (low d/p,dibs,free spa etc) so its no brainer actually.

I like Laman Glenmarie and Alam Impian too. But for some reason, DA gives me that kind of good feeling everytime I drive around with my family n kids there.. Most of my friends feel the same..

Same here..those are my final top 3. . Yes good feeling for my family too (atleast until we heard about all this robbery cases).

My family has that feeling of home sweet home at denai alam as we drove through the streets of DA. We drove through Alam impian and laman glenmarie, temasya glenmarie before deciding on Denai.

On the topic of security at DA, we should not get this issue on nerve. In fact, we should get together and tackle this issue with an open mind for the sake of all DA residents. We should get together a petition to get SD to look into getting them to build a proper guard house at each phase. It is easier for them to do this especially when the phase is still under construction. Fencing can be done after VP, I think. Alam impian folks are fencing up their phases already. If they can do it, why can't we at denai alam.

On the same matter, had a drove at DA this evening (actually just passing by after a family wedding in sg buloh-cant help it nowdays.Always try to take time to go there although my house only will be ready in 2 years..haha) and saw 2 SD guard and one malay guy (look like security personel) stoping an questioning a person (look like Indonesion) riding a motobike near Clover park. Hope this is start of a tighter security in DA

IBS uses precast concrete walls, drop them in place to form your walls. You may have a hard time concealing cables during renovation works. The walls may be a bit too hard to hack as they are concrete. Some developers may disallow hacking on their IBS walls. Singapore HDB build their apartments using IBS method. That's why you could see the cabling runs on the wall surface with casing. Looks so ugly. Newer HDB flats has the cables conceal behind walls, as they cast with conduits inside.

I don't think maple uses IBS.

I was wondering if I should share but now I'm sharing anyway;). With the security provided by SD, there was a real break-in happened in my area yesterday. Before this, only two reported attempts. The thief got away with cash, and entered through front second floor window. In a broad daylight, very daring indeed! Luckily no one home. When asked if they saw any suspicious people entering/exiting, the guards say everybody looks suspicious to them;). I guess it's better than "We only guard SD properties, not yours".

Daymmmmmm.....now this is bad....

What were the security dudes doing whilst the break-in was happening....

The DARA chairman is a Dato' right.maybe can ask to use influance to persuade the police Dato to do something.

I know its a priority (its my priority anyway) but we can also have few other healty discussion here. In regard to safety, I as a future owner still keen to resolve it by meeting everybody (who can do something ie;DARA/Police) to discuss..

Nothing beats guards with Rottweilers. I currently live at a gated community where guards roam the streets with Rottweilers. Crime all time low - seriously, people don't even lock their cars/have grills here.

Wonder where this secured area is....

The best/only thing achievable to stop the break in is to implement a gated and guarded system at least. Touch card access with CCTV at the guard house. Anybody have any idea how much it would cost to build a proper guard house with touch card system and cctv, wonder is it feasible....
As all said, doing one time collection, every resident of the area pay 3k would be a big sum and should be sufficient

Added on June 27, 2012, 7:21 amWe got a quotation for our area earlier this year to implement this. Think we need around RM100k (not yet inclusive of parameter fencing) for the touch card system, and the guardhouse, fees for 1/2 year. We just didn't have enough residents then. At the moment we are dying for a decent security who would at least register cars movement, and do frequent patrolling. SD guards are just hopeless

To implement G&G, you must ensure everyone pays in order to sustain. No one should be spared from riding a freebies, and you can't implement card access system if participation <> 100% unless there is a rules to say YOU MUST PAY ELSE YOU CAN'T ENTER. And commonly those riding on other's generosity are those owners who rent their units out ... So i wouldn't hope for a G&G implementation in a non-G&G concept housing area, but to hire a few good guards with frequent ronda (with bike, dogs or whatever) and setup a guarded community is easily achievable in a near short term basis.

AGREED!!! As I have mentioned in many of my earlier posts - the idea of turning an non-Gated Community to an Gated Community is gonna be a mountain effort. I believe if we have to move from the mentality of having a ‘Gated Community’ to a ‘Guarded Neighbourhood’....

Some points that I managed to extract from The Selangor Housing and Property Board on its Guidelines for Development of Gated Community Scheme.

The Selangor Housing and Property Board in its Guidelines for Development of Gated Community Scheme (Guarded and Gated Community) defines Guarded as an enclave that is provided with security services with or without a guard house and has no physical barriers.

The pre-requisites for development of Guarded Concept in Selangor are as summarized below.

1. Application for development
- Application to be made by residents’ development association and developer (for new development)
- Existing housing scheme requires consent from at least 85% of the residents

2. Guard house
- Only guard house allowed
- The size allowed is 6ft x 8ft or other sizes deemed suitable by the Local Authority
- The guard house should not obstruct traffic and is to be constructed on road shoulder
- Written approval from the PTD/Local Authority is needed

3. Barrier
- Operation time allowed is from 12.00 pm to 6.00 am
- Should not block vehicles from entering that particular area
- Authorities have the right to enter at any time

4. Fencing
- Perimeter fencing is strictly prohibited

Collecting monthly fees from landed property residents is the most difficult task, if compared to condominium, because for most condo JMB, they can just cutoff the water supply if the tenants did not pay for the maintenance fee.

May be we can consult the community like Ara Damansara on the implementation of the fence up exercise and also later management of monthly payment collection, since the township also developed by SD, SD property might be able to know who is the "Ketua Kampung".

Next week I will try to meet up the "Ketua Kampung" at my area, to find out more about the security enhancement proposal which they might have in mind, although I still yet to move in, but all my water taps in the house been stolen!!! which just happened 4 weeks ago.
