I would like to just share what I know after studying DA before and after purchasing my house. DARA is registered already, and they have done the surveys etc long ago. But for some reasons, finally each phase was advised to hire security for their smaller area/phase. It is a lot more easier to manage that way. That's why now, phases that are sharing entrance/exit points may want to joint force smile.gif . It is most convenient if your phase only has single entrance/exit point.

I had a wishful thinking to have a decent security in our neighbourhood not long before moving in, a few neighbours and I had gathered, met with DARA AJK, SD people even before we received our keys. Then everyone busy with reno, then we have to wait for other neighbours to move in. This takes time and we are still in the process of gathering enough support.

Hi, I was also offered a corner unit in your phase too in 2010, at rm525k, almost right after I signed the SnP for a newer one in C3;). I have no idea but why they keep corner lots longer blink.gif . You're lucky to get that with that price. May I know how big is your land area?

Yes, they are targetting newer phase. There are two attempted break-ins in my phase...but we are hiring own security soon smile.gif

unfortunately, people tend to accept that that's normal for new housing areas. To me, many cases I heard in DA happen during the day when nobody at home. But lately, two attmpted break-in in my area happened when people are in the houses. And another one, viewed from cctv, attempted with a long parang.

Yes, that's a common thinking too. To me, it's not really worrying if people not at home...but now with one group (4 of them actually) with a long parang at 3 am in a house filled with people, it's scary, ok cry.gif

All latest 3 cases (2 attempted, and one with the parang one) happened at grilled and alarmed houses. The parang one, they didn't budge when the alarm went off (seen from cctv). Very daring.

That's why a good long talk with orang kuat DARA is good for the history. SD did provide guards on lorong previously, but after some break-ins, they decided to put mobile guardhouses (as you can see now) at the entrances of each cluster of phases (not sure if you can this, sorry for my limited london blush.gif ). Initially guards were quite strict, registring movement of vehicles but some people maki hamun SD for the inconveniences. After that, guards just waved to everyone. Then we heard more break ins, then people thought it was better to have guards at lorong, nearer to houses instead of on the road. I have no idea of what happen after that. Anyway, I heard less break-in in old phases but some in the new ones.

I was wondering if I should share but now I'm sharing anyway;). With the security provided by SD, there was a real break-in happened in my area yesterday. Before this, only two reported attempts. The thief got away with cash, and entered through front second floor window. In a broad daylight, very daring indeed! Luckily no one home. When asked if they saw any suspicious people entering/exiting, the guards say everybody looks suspicious to them;). I guess it's better than "We only guard SD properties, not yours".

We got a quotation for our area earlier this year to implement this. Think we need around RM100k (not yet inclusive of parameter fencing) for the touch card system, and the guardhouse, fees for 1/2 year. We just didn't have enough residents then. At the moment we are dying for a decent security who would at least register cars movement, and do frequent patrolling. SD guards are just hopeless cry.gif

Our units in C3, they used clay all over (if I'm not mistaken) except garden walls for corner/endlots sand bricks. That makes my house HOT sweat.gif . Hopefully, just like other later phases, yours will have nice fittings. Ours, those very, very cheap ones....hardware store material doh.gif

We subscribed Unifi mostly because we link it to ADT. Since we rarely watch TV, we unsubscribe Astro and live with HyppTv that comes with Unifi. So that saves some money.

Don't be too hopeful that ADT will get someone to be at your house smile.gif . Their response time is marvelous to me so far, but to get someone means you must call the patrol police yourself, after ADT informs you about the triggered alarm. Some people said police won't responce to ADT.
So far, I have good neighbours that I can call to help looking if something is wrong, after I get calls from ADT;). Anyway, this is my case, I have no idea how ADT works somewhere else.

And the police responce time is around 15 minutes, according to a neighbour whose house got attempted break in;).

I was also like you, so worried about traffic and which route to take etc. But I only got worried about that after I signed the SnP;). Ok, now sharing my experience. I work in PJ around sek 17 and kids still schooling around that area too. We must be at school at 7.20. We get out of the house 6.40 am, take Guthrie, reach B Jelutong tol 6.50, take NKVE, exit Subang at 7.00. We take right turning after some university (can't remember the name), pass some golf (on the right), take another left. Then we have to go under LDP, and make our way through the SSs (can't remember exactly;)), come out somewhere in Sek 20 near the Crest building. Normally takes 40 min and I'm ok with it.

To me, if you reach NKVE B Jelutong tol before 7, traffic is still ok. Going home, also like that take about 40-50 min. Sometimes take NPE - Glenmerie -Guthrie, or NPE-NKVE (Subang tol)-Guthrie. I'm ok with it and thank God I don't work in KL center;)

Not everyone has that option/luxury;). I have a flexi check in time, in fact my job requires me to clock in only anytime of the day, but I prefer to have kids to continue schooling here.

From my experience, quite a number of corner lot could be taken by the SD staffs for investment. Here in Nerida, at least a couple of corner lots are vacant, according to SD contractor that does rectification works belong to the staffs. These two get morning sun;).
Looking at the price of current launch, am so grateful that we made the decision to buy our corner lot at about the same price (but to us still an arm and a leg) as the saffron intermediate rclxms.gif

If that's the case, maybe the evening sun is a factor. Just after we signed the purchase of our unit, go to know about another unit at older phase that was also not taken. Was a little upset first as the price was lower but later found out it is near TNB substation.
And think normal for RM1mil for corner as asking price in our phase is about that too now.

Congrats on your purchase. To me of all corner/endlot units in DA, saffron is the best in terms of design. My opinion only, and I've been waiting to congrats to first owner rclxms.gif . But I can't complain much on mine, a corner at the price of Saffron intermediate, just wish have a lot of the moolah to renovate.

I'm at C3 or Nerida, the last few phases with rm300k+ pricetag for intermediate. After that I started seeing Opulenia at 400k+, and later Fernlane, Ivy terrace at 500k+. Anyway, got a bit jealous la with better designs in the newer phases.

The first brochure I saw was for the Opulenia, and liked the design right away. I love Rossa too. But only decided on DA almost a year after the launch. So, nothing left. Was offered a corner from a cancelled purchase in C3, the price was cheap compared to new launches that time. Took me only two days to decide;).
