Hi Guys,
I from Bukit Subang and just bought a sub sale at Clover Park (double frontage) and I hope to get my keys by early October 2012. rclxm9.gif
I hope you guys will add me into the group.

This site is definitely more informative than the FB Denai Alam page and discussions are more current. I also would liek to find out more about :
1. ADT Alarm System. Planning to use the wireless system as I do not want to hack the walls.
2. Looking for contractor. I got a quote from a contractor working there and he seem a little eager and it is getting me worreid. He calls me like every week. Have you guys heard of Stilux. Any one used them are they any good. Their grille work looked quite nice that's why i called them
3. Security concern as teh Ivy/Clover cluster has a very low density and thus am a littl eworried to move in too early. Even if teh alarm goes no on will coe to my aid in case of emergency.
4. Also looking into putting in a Grundfos Pump as the water pressure is relatively low in bathrooms.

As for defects please check your bathroom taps. In my case i turn the tap inmy sink and teh shower coems on. Meed to follow with SD as te hcurrent Owner not doing anything about it.

I hope you guys will keep me in the loop and we can work on Group Buys on stuff

Thanks for your reply.

Can you also PM your contractors contact. Reason being i am looking for some one who can manage the whole job for me including electrical,wiring , grilles, concrete works .... My contractors now (except for Stilux) say they can do this part but do not want to do certain portions which they will introduce me to their sub cons and this will get messy. I want one guy who can almost do every thing for me so i will not have to run around like a headless chicken and if soemthing goes wrong i only talk to one guy.

As for the alarm system will your contractor do the plastering once the hacking is done? I got a quotation from ADT Sales Rep who quoted me RM 3K plus on wireless system. SO was considerig that until reading this thread. biggrin.gif

As for the pump Grundfos has recomended CM3-5PC. So far only one guy has quoted CM3-5PC + 3M (AP-DWS 1000) water filter promotion package for RM 3.1k

Feedback would b eappreciated.

Yeah i know they Sub Con and make some money from there but at least they give you that option and will supervise teh whole show.

Mine is an intermediate and quoted by HQ. (There will be 2-3 sensors hard wired in the upstairs bathroom to save cost) The guy had the uniform and all smile.gif Only reason i am worried abot the hacking is the paint work might not be the same after plastering sad.gif as i do not plan to paint the house.

Hi Katmai 81,
I live in Bukit Subang (previously a Guthrie Project) The water tank is inside my ceiling quite a distance from the the two bathrooms upstairs. Since there is no height the water pressure is low (like piss) if you use a water heater even worse. So i added a Grundfos pump in 2004. Been using it ever since (once a year service) but have had no problems. Now i am so used to the pressure it will be weird going back to trickle of water. Thats why i am putting in a pump. I am not even sure where the water tank is locacted in clover cluster but the pressure is low. However the bathroom downstairs has better pressure as it has the height necessary for good pressure. WIth the pump even better

Also in Bukit Subang i used Chubb to install the alarm for me. They used a Paradox (hard wired) unit. I have had no problems but i want to try out the ADT's CMS system especially in the first 2-3 years when the density at the new areas are low. Like Xai-V-iaX says another pair of eyes looking after the family. After my 2 year contract with ADT, if the the security conditions improve i may stop it and just use the alarm. Thats my plan smile.gif
Also ADT quoted me RM 3k plus for a wireleess system and have heard that for wireless nothing beats ADT at the moment.

Clover park no wooden parts that I know off except for the doors.. Laminate flooring is termite proof. I opt for a pest control package where the guys come and check bimonthly and spray the house. Current house no problem smile.gif

I will be moving in to Clover by dec this year. Have been harrassing Unifi / Maxis to get their fibre connection but no news. They have asked me join Streamyx first and switch when the time comes. Too much of a hassle. You can see a discussion about this at the Fb site also.

That is why i also having headache with TM. I want to transfer my Unifi to my new house they said cannot bcoz no Unifi network. They advise me to use Streamyx first then only i need not pay termination fees. SIgh i given up with them and am thinking of changing to Maxis Fibre. Whoever contacts me frist about fibre will get the job icon_idea.gif Maintain my Unifi in my current house unitl april 2013 (my father in law can use) then terminate.

Hey Guys,
I just spoke to a customer service executive from Sime Darby and was informed that the defect liability period for sub sale owners will NOT be honoured. They have already received verbal notification and are just waiting for the memo to be released. Can they do this? Currently they are doing all the rectification works in my house but she said by next week they will stop.

All Sub sale purcahsers please check with the respective Owners. If this is true people planning to buy new houses should think long and hard.

A policy like that should definitely deter potential buyers unless you going to do major reno. If they told me about this policy earlier i might as well bought a house in usj and reno. Might have worked out cheaper. Anyway once the memo is out and I am notified I will definitely be making a lot of noise and highlighting to lots of ppl not to buy sub sale at DA

now, another reason for dev to go by the book - they have a new tactic to sell - genuine home buyers to buy new from developers!

flippers should not sell by counting on dlp anymore. better stick to "as is where is" as this can lead to ugly scenarios. they have been cases subsale buyers insist seller "guarantee" the dlp or "fix everything" in the subsale spa. a silly seller can get into a lot of trouble this way.

It will not be easy to get the Owner to help with the complaints once they gets all the money. Some Owners are (like mine) was helpful previously but now not sure now if i need help if she will assist? Sigh. Unless we put it in our SPA that the Owner is to help with the claims.

Anyway hope all is settle and all i can say is all Potential purchasers be aware smile.gif

Just tp check wth you did Sime Darby give you the key to the box where all the telecom cables lead into ?
I checked my set of keys given by the owner an dthis key was not there and my box was locked. Some giys suggested using a screwdriver and force it open. How did yoru installer fro maxis do it ?

Some feedback would be nice.
