Overall..happy with today's visit.. The overall finishing i think a lot more impressive compared to the earlier phase of SD.Much improvement..Not sure about future development. Congrats to the owner of the house I 'ambush'..maybe one of you..hehe

Fern - SPA Drawing Revision

just got a notice today , they are revising the architect drawing to ''enhance certain design of the unti"... I haven't got the time to compare the drawings against the originals... if anyone has a clue pls share here..

What does it mean? Does it mean the puchaser have to signoff new SPA since the designed already different?..

I wonder where exactly is this Aster Grove site within DA.. As per the SA 2 years back, there won't be anymore 2storey after Fern, all the rest are semi or luxury bungalow... are they abandoning the idea and going for more sellable link houses now?

Maybe SD has learnt the hard way that the area need to be fairly matured first before tempting to try selling high end properties.

In addition they also learnt that putting a high price tag will backfire therefore the recent promotion offering.

I am still disgusted that SD did not inform that prospective owners like me that Serissa would not be offered to public.

From the master plan it look like the location of Aster Grove is beside Willow park semi-D.its on the left site of the denai where Maple,Serissa,Willow Park are.

I saw some sort of water tank besides the balcony. Not sure what it is..was it in the design?

Yup...its in the in-built design.

Its the Water Pump Tank for the Water Harvesting System.

Thanks! Not much info about Aster Grove. All figures stated in range. No floor plan to see also.

I saw the model house in SD DA yesterday..Corner lot got own swimming pool at ground floor..hehe.. First time see that in DSL design.

DA has show room for Aster Grove? The pic taken in previous post looks good. Is this the average quality of SD in this area? Any buyer from any other phase mind to comment?

No show house mate..just the small scale model...On the quality, my phase will only be completed in August 2013 so cannot comment..But I think d quality is decent compared to other developer. I've seen better..Cahaya SPK is one of it near the vicinity if one want to make comparison. But the one I saw yesterday (Fern Lane) I can say above average, (although not the best)..

Above average is good enough I guess. I thought your model house = show house. Too bad.... Sat only go see and decide then...

Reach DA 10.30am since my SA told me no ballot for Aster Grove only 'first come first serve' basis..When I reach only left 2 unit of DSL (paisehh..nombor both not nice..42 and 44.better dont call for launching la like this). Then got one canceled unit (unit no oklah)..decide to place booking there since only left 3 now..everything done, when outside for free food for a while.When back in around 12pm..all DSL Aster Grove sold out. 3- storey still available. SA said 2nd phase of Aster Grove will launch in 2 weeks time but 3-4% higher price..(&^&$%$#%).

As expected....the same strategy SD have used in most of their launches....

What strategy do they used?

Splitting the same project into 2 phases....

Start selling with 1 phase first and then raise the price of the second phase by a certain percentage....
