Cant wait to get my key. Hey rebecks... Yours is phase 1 or 2?
I spoke to one of the contractors who worked there and he told me ph2 completed first, as the main con for ph1 runaway.. Dunno whether true or not, but the last time i went there (last mth) seems like it.. I heard the earler phase got some delay and SD have to pay quite a big amount of LAD.. Anyone of you got it? Last time i bought a house from ijm also got delayed.. |

QUOTE(feezar25 @ Aug 6 2012, 11:27 AM) I also quite surprise when I saw the alarm. They didnt mention anything about it. If I'm not mistaken it's paragon brand..When I went to my house last week, the contractor said they need to repaint some section of the house as the color scheme a bit run.. The house have also been inspected and i can see the fluoroscent sticker on a few of the defects that they notice |

QUOTE(crow190569 @ Sep 11 2012, 04:00 PM) Hey Guys, Hi Crow,Any of you all doing water feature for a limited/small space. I have a littl espace in front (Back -bcoz double frontage). If any of you guys have any contacts will surely appreciate the contact details Crow I am contemplating of purchasing the ready made fibreglass water feature for my house. I am looking at the small 3x6 feet. The company that showcase their product at Perfect Living quote me around 5k including 10 feet of landscaping and various accessories. I am planning to put the water feature opposite the dining area of my house. However it is not a very high priority at the moment as my budget for interior also may not be sufficient |

QUOTE(crow190569 @ Sep 12 2012, 01:07 PM) Hey Momiloco, Sorry Crow, Can you PM details of the company. I also it is not a priority but put in budget and if run short then take it out lah do not have the contact no with me now as I was only looking for rough estimate for the cost. somemore the company is at Sg Buloh area, i.e on the road from Denai Alam to Kota Damansara, around RRI area. I think if you have the time you should drop by there to see what they have in store. The competition there quite fierce and I'm sure they can give you a lot of freebies. |

QUOTE(Riz Quattro @ Sep 14 2012, 08:51 AM) Folks, Hi Riz... As above, does the RWHS require pump to operate? It supplies rainwater to the maidroom WC, Ground floor Guest room WC, Garbage box tap and outdoor garden tap. However, the eco efficiency is very minimal. Its only about RM10/15 ringgit savings but this excludes the power to run the pump so actually, its no big difference in cost savings. HOWEVER, the good news is that he has recommended that you: 1. Ditch the whole system and use the expensive and powerful 1HP Australian Brand Pump (it cost 4K!) supplied for your upstairs main tank instead. Voila! No need to buy Grunfos or Ebara pump! 2. Relocate the water filter to the front water main and voila! No need to buy an extra water filter for the whole house! With slight modification on your pipes, all the the WC which is dependent on the RWHS can be re- routed. So I have just saved you at least 5.5k I thought no need pump. Where is the pump located? Hi.. Anybody know when Lavender Park can expect to get the Key??
If according to the SPA date, there is someone I know signed it in Mid November 2010. Are there any chance of getting the key earlier as the house seemed to be completed. Even the contractor that I saw at the site said that I2 have been completed, inspected and whatever defect that they highlighted during the inspection have been rectified. Just want to plan the work ahead. Thanks |

QUOTE(rebecks @ Sep 25 2012, 03:13 PM) Last i heard, handover to Sime Darby was on 22/9. But as of now, i cant confirm whether they have handed to SD since the Project Manager did not reply my sms. I also heard abt the same.. Anybody planning to move in this year??Based on the above also, they are planning to handover keys to customers in Oct. Well, thats the news i have but not too sure whether its still valid... I just want to move in early so that can coincide with the school term. and to rent out my current place. Just cant afford to pay 2 houses at once. Are there any good nursery other than Smart Readers Kid in the area?? anyone knows? Islamic one? |

Heard that Lavender Park phase 1 going to get their key this week.
Phase 2 mid of next month. No chance of LAD then. My colleague bough Opulenia (If I'm not mistaken, got close to about RM 40K for LAD). Anyone know good contractor for grill?? Just the normal, modern one, not the wrought iron type. |

QUOTE(Jusooh @ Oct 29 2012, 10:42 AM) Hi momiloco, i am lavender owner also.. planning to pay deposit for utility etc..by this week. Am wonder how long SD take to repair any defects as am planning to move in during school holiday. Sadly i noticed brown patches on the wall at few area..i suspect got water leaking. Hmmm pray hard SD will repair it Hi Jusooh! My unit is in ph 2. No letter from SD yet have to be more patient lo.. Anyway, went to my unit last Thursday with my friend, he noticed some defects that my eyes cant eventho from outside. There are some gaps on the door frame, some uneven paint on the ceiling, the main door is not even, looks like the hinges give in to the weight of the door. Another obvious thing is the paint on the car porch structure, it looks like the paint 'melted'/diluted with rain water, therefore you can see the paint is thinning.. Hopefully no major defect. if those small2 one, they can do it even after you move in, provided you do not 'touch' the defect area (I think la). Hopefully can move in before January. |

Huhu got my Vacant posession letter from Sime Darby already.
The weird thing is that, the letter said even if the bank did not disburse the last portion of my loan, it is deemed that I took the VP after 14 days but the due date they give to the bank is 30 days. If i do not take VP, by right how will the bank disburse the loan? |

I definitely do not think that the workmanship will be 100% perfect.
I would expect some minor/small defect and so far when i went to visit the house i am quite satisfied. The quality is much2 better compared to their product launched 2-3 years ago. |

Last time when they launch the 2 storey Aster Grove, it is BBB mode if I am not mistaken.
