Hi all,

Lavender Park Phase 1 owner reporting in.

Have been reading both the postings in LYN and FB. To be honest, am very excited to move-in and cannot wait to get my keys. Lavender Park is almost done, pending touch-ups for each unit, etc. Even the road sign-name is already up.

However, after reading through both LYN and FB postings, am feeling uncomfortable of the safety of the family. Hopefully, future residents of Lavender Park will have the same intentions on safety and will unite to have proper safety set-ups re Nerida.

Moving forward, am truly hoping for Denai Alam to grow as a township...

On a different note, Lavender Park is a Single Entry. Looking to use the close location of Ficus Peak to build on the single-entry point with the necessary security features. tongue.gif

Alarm is only for Phase 2. Phase 1 no alarm. I am also wondering why phase 1 is without alarm.

To those who intends to have Alarm System installed in their respective units - maybe we can have a Group Buy (GB) to gain better discounts or add-ons.

I am looking at a few options already.
*
That would be great, which brands are u looking at?

So far have two quotes, one from a friends recommendation [local brand] and the other Paradox. Functions and prices are almost similar.

To those who might be keen to get ADT installed for their homes do buzz me.

Managed to get hold of an awesome installer who is giving really good discounted deals if the package is taken from them.

The more we can get to commit the more discount we can expect.

Please share the details, thanks...

The RM299 ADT Promo Package (the normal package that all ADT Installers offer)
1.Magnetic Contact (2)
2.Motion Sensor (1)
3.Indoor Sirens (1)
4.Control Panel & Keypad (1)
5.Decal (2)

Additional Items

1. Vibration Sensor - 1 Point RM80
2. Magnetic Sensor - 1 Point RM70
3. Lightning Isolator - 1 Unit RM80 (Normal rm150)
4. Outdoor Siren - 1 Unit RM180

The price stated are all 'on-paper' price. Apparently it can be further reduced. Atleast that's what my Installer said.

How much is installation - hacking with wires in conduit?

Is there a monthly fees from ADT?

The RM299 + the add-on price is apparently including installation (can't really confirm on this)

The monthly fees starts from RM75 onwards depending on what package you opt for.

The installation supposedly is the normal type with wire covers and is not the hacking + conduit type I think. That would incur more cost definitely.
*
Thanks for the info.

The last I checked was with a Paradox installer, it will cost about RM2.3k for installation (hacking included but sealing is by your own contractor) for SP5500 (10 vibration sensors, 5 magnetic sensors, 2 keypads, 1 motion sensor, 1 indoor and outdoor siren, 1 plug-in voice dialer). If you add RM350 can upgrade to SP6000 (supposedly better panel+can upgrade more zones, etc) and for additional motion sensors RM150 each. Magnetic and vibration sensors almost cost the same as ADT.

There is no monthly fees for Paradox.

As mentioned on my earlier posts - Paradox, Blugard are all well recognized brands in the alarm industry. Some may opt not to go for the Monthly Fees tied-up solutions and some may opt for it (like ME). An additional hundred bucks or so monthly to know that you have your property's security & safeness monitored by another entity apart from you is bearable for me.  nod.gif

It just gives me just that tad bit of extra safeness knowing I have an renowned Alarm & Security Surveillance in my property.  smile.gif

I am meeting the Installer today, will definitely ask him for a good package if at all we get the systems from him in bulk purchase. Will keep you guys posted.
*
Well, will weigh the options when we have feeback from you. I am still pondering on which alarm to install and use.

Still, excellent sharing...

No worries.

Weigh every options you have. Not everyone would opt for the same solutions.  nod.gif

BTW, was in DA yesterday and saw a lot of houses (those near to U16/39) with ADT. Even saw an ADT advert on one of the lamp posts.

Only a couple of houses were with Paradox.

Well apart from the whole Alarm & Security debacle. I think the tie & relationship between the neighbors are also as important as the alarm solution that we are intending to get right?

I am always open to have a Neighborhood Watch group setup for the FL phase if the feedback & co-operation is there.

No offense to the other phases yea guys....but I just feels its more secure & effective to have a Phase-based Neighborhood Watch group. We can definitely setup for all the phases but bearing in mind that DA is quite BIG in terms of area covered - the more effective solution is to go by parcel blocks.

Just my 2 cents....
*
I too agree with this. Its all about each phase coming together as one.

Well, in this thread, inclusive of me, there are only two Lavender Park owners. Besides that, there are only 64 units in Lavender Park. Hopefully, the the move-in rate is fast and the occupancy rate is high. Even on FB, cannot even seem to find any Lavender Park owners...

My opinion is you can put letter in your neighbours house and invite them to join your Secret FB group.  smile.gif If they really care for this they will join.

Added on July 30, 2012, 4:52 pm

I already invite my neighbour to join and he agreed with me too. mine is Maple Terrace. I only know 1 Maple Terrace owner here so I just invite him. Since Maple Terrace still under construction so I can't invite my neighbours thru putting letter on their house to invite them yet and I will wait until Maple Terrace finish build.

Thanks for the idea, will do so once we get the keys... biggrin.gif

Or else, if your house is almost complete [>90%], you could request your Sales Advisor to arrange viewing of your unit. They will then arrange with the on-site project manager for the keys to your unit. The arrangement for viewing will normally take place on a weekday.

That's what I did and I got all my potential contractors to come on that day to take measurements for grilles, plaster ceiling, kitchen cabinet and electrical points, etc. Once you have the quotation+measurements, you can start surveying and plan your budget accordingly.

Thought of that too but the downside was arrangements needs to be done on a weekday - which is a pain in the *ss for me.

Anyways, will be bringing in my contractors after I get the keys only so no rushing as of yet.

Maybe can share your contractors contact? tongue.gif

Nope, the nearest was just at the entrance, that was last week. Externally, looks like its all done. I think my wife is trying to arrange with the salesguy to view our particular unit internally...
*
Yeah, the house is almost done. Pending touch-ups, etc. When I spoke to the Project Manager, he says they will be handing over to SD maybe end August/early Sept. VP maybe in November.

At a glance, overall build quality looks ok. There were minor issues when I saw my unit last two weeks. Now, only worried on the pipings and such...

I guess so, most of our friends here have started to receive their VP letters since last week.

However, it will be on a staggered basis from what I understand from the FL Project Manager.
