As far as the pangaea project itself, below is what I think personally after some surveys:
1. Cyberjaya Location : It is close to the national Adminstration capital - Putrajaya, Commercial capital - KLCC and potential industrial hub - Selangor Science Park II. Itself it also a vibrant IT-based Industrial Hub.
To be exact, Cyberjaya is next to Selangor Science Park 2 (west of Cyberjaya) and Putrajaya (east of Cyberjaya), accessible to KLCC via MEX, PJ/Klang/Nilai/Seremban via Elite, NKVE and Cheras/Kajang/Sungai Long/Banting and West Coast Fronts via SKVE. It also has ERL between KLCC-Putrajaya-KLIA. It is also close to KLIA (south of Cyberjaya) via Elite and dedicated dengkil-Sepang highway.
Thus, it is easy access to the Sea (Port Klang/Beaches), Air (KLIA/LCCT) and Land (the highways to other places) Entrance and Gateway of Klang Valley.
2. Cyberjaya Features -
Community - It has international outlook with the MNC, and international school, college and universities in the locality, with plenty of international student population and expat. High end working class with above average earning capability and higher middle class and above community.
Development Hotspot - it is the developer's hot focus for the next 10 years in residential, commercial and enterprise as planned out by the local authority and caretaker like Cyberview, Setia Haruman and MDeC. Big names developers like SP Setia, Mah Sing, OSK Property, Glomac, MCT, UEM Land, etc are here to stay.
Infrastructure - it has good integrated city planning as in term of road/rail network, landscaping, usage zoning, and strict environmental consideration, high speed communication network in fiber optics and wireless set-up, security monitoring. You only see this type of focus by the relevant authority in shah alam in klang valley and nusajaya Johor.
Future Plan - Aim to be model of future city, also more university will come and new amenity like private hospital is in the plan.
3. Project Features -
Location - if you take a look at the master plan of cyberjaya, you will notice that the Pangaea project is close to Selangor Science Park II. Also, it is next to MMU and will be at the centre among the residential developments at Cyberjaya, i.e close to The Arc, Mutiara Ville, Cyberia, Symphony Hills, Serin Residences, and future development by Paramount and MK Land, Vita and even PRIMA. This means a big catchment of population especially important for its commercial entity to thrive - the SOHO, Offices, Shoppping Mall. It is close to the Elite and MEX exits as well.
Concept - all in one world - this project has the most complete components of all projects in cyberjaya so far - the one big central green park, the one concentric shopping mall with entertainment, cinema and shops, the retail shoplots and SOHO, the street malls, hotel, offices, and service apartments.
Developer - OSK Property's arm - strong financial mothership and reputation.
4. Unit Features - the features I like about this soltice as follow:
- landscape - sky garden and thematic garden
- facilities - have good range of facilities
- view - if you take higher floors, then good view of the green parks and also the Putrajaya and the Lake.
- fully furnished - just bring your suitcase and move in with your laptop.
Basically, the obvious con is cyberjaya may be facing oversupply issues if the demand does not follow as expected. I believe the demand will come once the projects are up and more company and university come in. If you can hold for 2-3 years till 2020 (project completion in 2017/2018), then no worry.
If for own stay, should be fine. If for rental, then target young professionals and high end students.
