cyberjaya getting the pace now. if im not mistaken around 12 developments in cyberjaya during 2010-2011 alone. that quite a crazy one. since i stay in putrajaya and cant see what is the main attraction of cyberjaya. quite an empty place..

I personally like cyberjaya. I have 2 property in cyberjaya and im planning to get another. Maybe Pan'gaea can only attract students at this moment.

Pros (my point of view):
1. Self sustaining
2. Beside the lake
3. Theres a hotel there rite?

Cons
1. If they target students, LKW is 5 mins from The Place which has 3 floors of retail outlets (which TS posted in feb here). MMU got The Arc beside them (TS posted it here.
2. ERL is at Garden Residence but it shouldnt be a problem.

Notes
If they have TGV/GSC there then it will defenitly work.
The Place is going for RM500+psf and UEM is launching some apartement for RM600+psf.
The Place's retail shops less than 80% sold.
Do they need more office towers?

I have no idea what was happening in cyberjaya nowadays.. seems like a lot of developer are targeting those area... thinking of getting 1 prop there for investing.. when are the launch date? maybe sifus here can give a few comments either worth it or not... TQ

Well since i've being in cyberjaya for about 8 years now, this is what i would like to share.

In terms of property, i can see that more and more are building, homes and office lot. Somehow i do think once shaftsbury, D'Arc, Domain 3, Mirage, Palace and a couple more is up and ready this place will be over supplied with condominium. No offense but if there is a place where the property price will be affected in the near future, i think cyberjaya would be it.

For working adults here in offices, ppl would prefer landed property in Denkil, Nilai, Seri Kembangan. Much more choices infact the rental there is cheaper as well and makan makan is easy to find.

Few things which we are dire to have.
1) more makan place. Foods here are freaking expensive. Only chap fan you can find it's at the bus station and no one likes to go there.
2) entertainment. Cinema and hypermarket will surely boost up this place.
3) as for property, except for d'melur i can see that the other condo and apartments are easily available in iproperty for rent. Try avoiding condo which is near to the campuses, particularly cyberia. The place is really a mess because of students. I used to stay there and after my 3rd month living there i opt to shift out. I would rather stay in seri kembangan 1/2 of the rental and more choices for makan daily in and out.

It's small office flexi office. U can opt to stay or make it your own home/small office or rent is ok also. Cuz they don't provide furnishing, only points and partitions. Because of the very early bird, the package is very attractive and very low initial investment.

Starting price 300k, smallest size 500sf
300/500 = 600 psf

Bigger units are starting from rm533 psf onwards. Higher premium for small units. Plus the psf that I mentioned is excluding rebates.

As this project has a shopping mall, hotel & cinema, all these are lacking in cyberjaya, even though there are some projects that have retail but not as complete as this, OSK is quite a big name & the design looks damn nice! I'm keeping my fingers crossed hopefully this project will make it!

Called them yesterday, and one staff told me the smallest size unit is finished. Units available are from 600sf and above with the cheapest price 411k. Don't really see the point of going there with limited units available..

The price tag is high. Cheapest units available are >400k. But with the discounts, rebates, ur getting roughly 8-9% off. So for a <700sf 1 bedded with 1 carpark, you're looking at rm400k minimum. Now, u take a 90% loan, u service about 1.7k/month. Add rm0.33/sf management fees, and yearly assessment rate of a commercial property, your monthly output is circa rm2k/month.

So what's ur play?
Rental? You need to rent out at >rm2k/m to be profitable. A 1 bedded in cyberjaya going for rm2k/m....do u think it's doable? This is next to MMU, so it's student rental 80% IMHO. Its empty land north and west.
Cap appreciation? 20%? Well, do u think cyberjaya can command rm700/sf in 3.5 years time?
Own stay?

If yes to any above, then buyable.

I believed all the project and banks offered is the same because both of them are bound into the same agreement from BN and HDA. If residential(even for serviced apartment built on commercial land), it will definately be tight to ltv 70% if 3rd props. If commercial, 85%. SOHO falls under commercial so can get 85%. I have not gone through any SOVO or SOFO agreement yet so I'm not too sure but I assumed is the same term and falls under commercial loan@85%.

I didn't ask him anything but I just felt weird when he said SOHO=100% residential.
On the same land consists of SOHO and residential suite, is because the entire development is sit on a commercial land. And, only the term serviced apartment can be endorsed as residential suite that built on a commercial title land.
If the land is residential land, SOHO or whatsoever will not be able to build on it.

Went to the showroom last Sunday and a few questions raised if someone from OSK can answer...

1. There was no building/unit build specification when I requested it.
2. There was no layour plan for certain units. For example unit #SA-18-07


Call me silly but I placed a booking anyway signing on the dotted line stating that I have seen all these documentations even though I have not. Its only a booking so I'll see everything once I get the S&P and get a full refund if I don't agree to the specs.

On another note, the agent also kinda misled me... she said the SP Setia Eco Villa was right next door across the road south-side, when it is actually a few kilometers north-ward! Minor lapse in detail, but it does show the professionalism OSK agents are.

What unit u bought and what is your game plan for cyberjaya?
I have seen so many development around here, mostly gonna VP in 2 years time..

why not put in your money in pocket development in matured area? price and offering wont be much different right?
putting a commercial are right at the end of an area pretty reminds me of Citra Mall and NZX..

I am just curious, please giv your insight about cyberjaya..

I think you may have answered your own question. With so many developments in the area, I think it raises a certain hype that Cyberjaya is finally taking-off and maturing and hence property prices should appreciate. There are quite a few reputable MNCs in the area so it does attract a more professional tenant base (I intend to rent out) so less fuss with tenants not paying-up, running away, ruining the unit, etc.

I like the more managed masterplan of Cyberjaya vs matured areas. With pocket developments, I foresee traffic woes that may just kill the buzz of that the area because no one wants to be anywhere near there. Example, SSTwo Mall, KL Sentral. I think it yields better returns in the longer term too. Proximity to KLIA is a plus too. With more developments, KL city will decentralize as companies shift to Cyberjaya and lets face it, KL will probably serve as support offices to many regional headquarters in Singapore. Business travellers and top-rank managers in Sg will only want to take day trips to KL for their meetings, so proximity to KLIA is a plus if offices are situated near, that is, Cyberjaya!

Feel free to comment and give me your own thoughts. I'm quite new to KL property investment myself.

Cyberjaya is not NZX, this place got lots of gold mine.
the problem here is most gold digger do the work here but stay outside of this place.

The reason?
no development, not livable, not proper transit.

If Cyber met all this requirement, this should be the next KL, or equivalent to singapore

cyberjaya has been progressing but it took more than 10 years to reach its current stage.. will it accelerate and progress the same growth that it took for last 10 years in just 2 years time, I am not very sure..

How many existing MNC and how many more coming in? I didnt really study the demography in cyberjaya although have been here for so long..
It never get traffic Jam in cyberjaya.. will it get congested in next 2 years? The more jam, the more progress of the area, just look at PJ, Subang, KL and Puchong.. Without Jam, there is no reason for ppl to stay near and they will just drive home (puchong, equine, kajang, bangi??)..

I do see more infrastruture are invested in more matured area, which gonna elevate the value even higher.. not much news on public infrastruture on going in Cyberjaya.. And government is still continue investing greater KL plan in most of the mature area.. New office blocks and residential getting more and more in Prime location.. Will more MNC be shifting to Cyerjaya in the near future? The few advantage of setting up in Cyberjaya is on Taxation..

Yes.. no offence.. not saying right or wrong, but I am just curious what trigger investors to come to cyberjaya for investment..
I have been around the southern KV for a very long time.. seeing area like Puchong, Bandar Utama took off in the late 90's early 2000's .. Cyberjaya and Putrajaya started the same time.. despite the Cyberjaya had caught many attention, but other areas out perform by miles (or I got my idea wrong)

from this statement, you sound old

I have been around the southern KV for a very long time.. seeing area like Puchong, Bandar Utama took off in the late 90's early 2000's

I start looking at prop when start working for some time.

this entire project will develop completely in 6-7yrs including shopping malls, street malls, hotels n etc. in fact, the first shopping mall i think for now. the concept and design everything like u can imagine in midv or marina bay. in fact, OSK flagship project smile.gif

higher price for next phase is a natural practise by any developer..
but its the fundamental and pure nature potential of the area n product that i m interested to know..

Well, i guess all of us need to be aware that the in the past 2 years, there were easily more than 3k condo/service apartment launched ...Shaftbury, Garden plaza, Serin, Lakeview, Gardenview, D'pulze,domains, Bayu (SSP2), mutiara ville, Mirage, the place, etc.

Most importantly, all these are not completed or handover yet....the market for condo / service apartment will be pretty competitively in the next 2-3 years ..... Of course, like many projects everywhere, it will take time to reach occupancy rate of more than 80% in 1-2 years time. This will be the challenge for investor.

On the other hand, when some of these retails, commercial and lifestyle infrastructure completed, it will certain pull some people to stay in Cyberjaya....how many , well..hard to say....

The problem with property is that, when it is lack of supply....suddenly there will be influx of new projects, and when there are too many, developer will slow down....if they slow down too much, then it will create another case in which demand eventually more than supply....

In property investment especially a place like cyberjaya....is very subjective to individual appetite.

this area has high concentration of higher end properties.. market segment is niche and mostly targeting high networth individual... not sure will they come over to cyberjaya given amenites still not mature.. lack of public infra, no dedicated hospital for cyberjaya, need schools, need more commercial outlets...

no offence but just my personal opinion.. need more choyuk and national "Type" schools to attarct more high networth family to live here... (got abit choyuk now but not the "school" in near future)..
for convenience, they might just stick with puchong area..

It is no point to buy a office without MSC status in Cyberjaya. I am sure you will have difficulty to rent out your office later.. if it is not MSC status.

Do you know why a MSC company want to come to Cyberjaya to setup office? because they want to maintain their MSC status license. in order to do that.. they HAVE to rent a office space with MSC status which is having fibre optic wiring, dual redundant power supply, uninterruptible power supply and back up generators for whole electricity load.. and etc. Please find out the requirement from google.

NeoCyber Office (next to domain) have all these facilities, ppl will choose NeoCyber instead of Paragon .. coz it meets the requirement.

Actually, there are plenty of areas are with MSC Status. So, this might not be a strong reason nowadays...
I would say it is more of a mutually sustainable environment that some of these major MSCs would need certain partners or supporting industries.

You are probably right. The problem is like chicken and eggs, without more people moving in, restaurant, retail or supermarket will be hard to survive....but without all these, the rate of people moving will be slow....but in most cases, people need to move in first like many other area. All of these residential development will need to spurs further the commercial development to create a more sustainable township, of course, some township remains as majority commercial forever. So, it is hard to kind of benchmark cyberjaya with other typically residential oriented township. Furthermore, Cyberjaya is surrounded by established township (dengkil, serdang/seri kembangan, putrajaya. providing more options for people to stay....

More than half of Paragon units in Cyberjaya sold

OSK Property Holdings Bhd launched phase one of their Pan’gaea (pronounced pan-jee-uh) project by introducing Paragon to the public as well as future residents at Plaza OSK in Ampang.

The sight of the brightly lit, glass structure model with its unique futuristic design was enough to bring the people milling about the booth to a stop to admire it.

The “SoFo” (small office flexi office) suites and boutique retail spaces are expected to be completed by 2015 while the whole project is scheduled to be ready in eight years.

OSK public relations and communications assistant manager Emily Cheng Siow Chun explained that once completed, the development would help improve on entertainment facilities and eateries that Cyberjaya (where the development is located) lacked.

“Cyberjaya’s population increased from 42,000 to 60,000 this year as many people come here to work or study, so a place to relax and unwind is much needed. For this launch alone, 55% of the units in Paragon have been sold,” she said.

Cheng added that the building is designed by award-winning architects, and that the Pan’gaea project had won awards in the office and multi-use development categories of the Asia Pacific Property Awards 2012.

Students of Multimedia Malaysia University would also be delighted to know that the building site is within three to 15 minutes walking distance of their school.

Paragon comprises two towers of 22- and 16-storeys on a 6.5 ha site. Its SoFo suites are being sold from RM498 to RM594 psf onwards.

Facilities available at the state-of-the-art structure are a lap pool, sun deck, a fully-equipped gym, garden terraces and much more.

sometimes there are exceptions like setia alam or kota kemuning being built remotely but it needs a huge development to turn it into a self sustain township... the key is a township that is big enough..

Agreed. Now reputable developer is branded. Ppl don't want their invested money which is hundred thousand or million money dump into an abandoned project in the end like TALAM of which many subsidiaries had been blacklisted by government.And also their poor workmanship and delay handover the project and reluctant to pay the LAD.

Ppl don't want their invested money which is hundred thousand or million money dump into an abandoned project in the end like TALAM of which many subsidiaries had been blacklisted by government.And also their poor workmanship and delay handover the project and reluctant to pay the LAD.

Looked at their profile, their experience is construct low cost apartment which they say their projects are ahead of schedule( anyone here know about it) and now they want to build high end, to invest into their project is very risky.

From what i know, most buyers pull out due to loan issue, 2nd they let them forfeit 1k (if i remember correctly) and pull out..decide not to buy..i guess..

Cyberjaya now will be the next potential place other than Klang Valley. Actually u can noticed by some indication of shopping malls, fast food, esp Starbucks and McD opening there, plus banks..that place will be occupied very soon. Of course, the design and reputable developer is essential for a project.

James, this project got DIBS so the progressive payment is absorb by the developer. Correct me if i am wrong anyone.

But you are require to pay minimum booking 3% of the price unit that you choose, plus booking (RM 5000).

What i heard the price per square feet is RM650.

There fore if you took the smallest unit (450sq)

RM650 * 450 = 292500

Booking = RM5000

Downpayment 3% = 8775

Final downpayment is = 8775 - 5000 = RM3775.00

That's it i think, then once you got the keys only you start paying the installment ....

The developer is actually open for booking already and their office in Kayu Ara.
The maintenance fee is RM0.30/sqf, seem a bit high.

fyi, maintenance is 0.38 psf
full furnishing does not include aircon and other things..
just a low end furnishing.

I used to think the same. But then they are planning and developing for the next 5-10 years. The future factor is priced into it.

The same applies to those MRT nearby areas where you can see 1000 to 1200psf for SOHO, SOFO, SOVO and service apartments in Kota Damansara, Section 16/17, TTDI, few sections along Federal highway etc and even higher closer to KLCC. Thus, 500-650psf at cyberjaya is really not a big shout considering it is well planned, easy access to places and less traffic congestion and relatively 'quiet'.


Added on October 16, 2012, 7:03 pmchecked with SA just now. Was told already more than 60% sold for Tower 1, during this week before the official launch by the VVIP and VIPs. The nice East and South facing units in Tower 1 are almost all gone!. Look like have to wait for Tower 2 to get a good view unit.... shocking.gif

Soltice is next to the 6 acres central park and Parklane OUG has > 4k units. thus about the same lor. But the design and concept of Pangaea is much more attractive and interesting.

Just that I used to work in Cyberjaya and I have seen it risen from 2 companies land mass (MMU and MDeC) back in 1999 to what it is today as one of vibrant enterprise hub, amidst slow paced development in the past 10 years and controversy. I believe if the government agency is serious in this wave of development with the developer coming in for residential and commercial entity, then cyberjaya can be transformed into a true city - well organised, safe, green, international, with intelligent and highly civilised community, reminiscent of overseas suburbia.

If you target for rental, the type A 450psf unit can be considered. But if you target the average student, then will be difficult. Hope not so many flippers for this project though.

I believe all sell then build STB mode always has this type of risk. Good deveoper will normally factor this risk in and reflected in the sale price.
That is why the built then sell BTS concept is safer for purchaser but definitely the price will be higher than usual. Come 2015 onwards if the gomen really forces the BTS concept, the property price will definitely go up and supply may see downturn.

Went to their sales office today, but found that their sales agent have not much knowledge about their product and future plan. Many thing they don't know. Anyway, it's about 60-70% sold.

I went to the OSKP office at Damansara side and also the SKB office at PJ. Managed to grab one duplex 980sft 2 +1 type C, at high floor south facing unit (face the central park). Initially intended to get lower floor but not many choice left for the East and South facing units. The west facing units still got plenty though.

Kajang already a heavily populated area, and its history goes back >100yrs.....
beside, its bordering Cheras, another heavily populated area. The local council estimated that Cheras+Kajang is over 500,000 people...

Shah Alam - the state city....need I say more? beside, it borders Subang, Klang and damansara....Not everyone works in KL one you know...

Bangi and Rawang never in the Build build build mode....beside, a SMD in Rawang only sell for 500k+/-....in Cyber? >1.5mil now?

Cyber now...night time population less than 20,000. Granted, many projects launched and be ready in the next 3 years....but the population will only go up so much.... It will be a longer term investment (like 5-10 yrs) at least.

subang + Puchong - population > 700,000
Klang > 1,000,000
PJ > 500,000

Unless Cyber itself can generate many jobs (across the board, not just one or two types of jobs).....otherwise, it's a tough call as of now for me...
I rather invest in more mature areas.....by getting smaller units, than getting an average unit in Ciber...

yes indeed these areas are heavily populated and thus the traffic into and out between KL to these areas are really busy. One just have to notice the traffic flow along federal highway, KESAS, LDP, and kajang cheras highway, especially during peak hours to get an idea.

For cyberjaya, indeed it is for long term, 5-8 years the least. Pangaea, D pulse, Sky Park, Shaftbury etc are possibly the projects to pull in the crowd and population during the next 3-5 years. That is why price is still in the range of 500-600psf at cyber for integrated development projects. Similar projects in other not so far places are all going to the 800-1000psf range and keep on increasing and BBB mode on still and going to 1300-1400psf range closer to KL.
In fact, house prices in puchong, kinrara, seri kembangan, serdang closest to cyberjaya are no longer cheap especially those with good design/concept. May be some people who work in Cyberjaya would consider Cyberjaya residential if there is such option available now (previously no many such option mah). If Selangor Science Park 2 next to cyberjaya does take off, this will provide additional job market variant. But again, this will take times.

Of course investing in matured areas is safer bet, at least not depreciating. In fact, even Rawang has seen high price hike in recent years for new project with good design concept, SMDs easily go >1Million. I am not so familiar with Rawang but I am sure some taikor vested in Rawang can comment on this.

For cyberjaya, it is for long term investment.

exactly, but there are these 3-bedtoom type B for family and 2 bedroom type C for small family for upgrader.
Price wise, what tosay, seems all new project with nice concept are high price, the concept is future and so is the price.

If you qualify for 90% loan, and get a high floor unit, basically you need pay only 3% of purchase price. This is flipper friendly package leh.
If you can ony get 70% loan due to 3rd property, then need to fork out more cash lor. extra 20% of cash that is.

My fren just back from their launching today, said the respond quite good, left 30% only, 893sf and 980sf left very few units. Making itchy to get one unit. Will go their sales office tomorrow. wink.gif

Hmm... why so many last unit for 3br?

I was told last unit as well on last Monday which I already booked.

893 sqf for 3br with $592k

Not sure why the price had been different from others I noticed in this forum.

Any ideas?

could be someone withdraw or oskp is holding the unit and releasing now. when I was at the SKB office, they told me some units were blocked by oskp.

Bought 3 units of 450sf 1 bedroom units at Solstice bout 2 weeks ago all above 30th floor facing east with fantastic view. Went to OSK preview launch yesterday morning with intention to buy 1 more unit but shocked to see the price have increased by minimum RM10k....

For those who have bought before yesterday, they would have save an extra minimum RM10k for each unit already..... thats good news for me....

On top of all the rebates and discounts, there is also an additional RM5k discount when you buy 2nd unit and above which will be given back to you on 2nd draw down somewhere mid next year.

Great investment deal being offered by OSK here for Cyberjaya..... Overpriced for his location???? I would say dirt cheap as future value in 3.5 years time can easily reach RM500k to be conservative.... please do take note that all properties that have been said to be overpriced 1 or 2 years ago would have already gone up in price by now and will continue to go up.

Huat ah, jangan tak huat ah. tongue.gif I dunno about u guys but I also feel the price that cyberjaya is offering is dirt cheap for high rise. no? I didnt buy pangea but bought skypark. everything give. ID, tv, microwave etc with dibs at rm280k. landed in cyber is expensive. no doubt about that but i think soon will be justifiable.

I forgot already but someone did mentioned the psf price after discount between the two. I paid using bank draft, bro. I was told december only developer will ask to find financier. I am quite worried because bnm could come out with new rules etc. heard commercial title also 70% loan only soon. true ahhh?

What i can say this place is quite over supply. surrounding with all high tower. I can see a similar copy of mount kiara. but then, this place is too far from city. Expat still less. We need a high grade international school to make cyberjaya success.

So far nothing yet. After 3 years. you had your joy or you will feel the pain.
Thats it. Not to mentioned, there is a land mass with pkns is waiting to be develop.

yeah but with all freebies thrown as per showroom, it is cheap bro. those stuff like ID, tv, microwave, bed bla bla cost money too. landed in my opinion is for appreciation while high rise is for rental. appreciation not as per landed. I am a landed person too but i think i need to buy high rise subsales to balance out

Hi, I want to ask your opinion regarding solstice service apartment, cyberjaya under OSK developer. This consider as my first house. I want to buy duplex which cost about 570k and the payment only been made on 2016. I 'm not sure the purpose of buying either I want to stay or doing investment since currently I'm working there but in 2016,I dont know whether I'm still work there or maybe stay with future husband.

For invest purpose, I want to ask your opinion, is it worth to buy there and is it easy to rent out since even the condition is look convenient, well managed and all in one place (as illustrated) but there's so many apartment under construction now and I'm not so sure about rental market in 4 years later.Is it duplex apartment is easy to sell/rent?

I believe no one can provide you the answer, you have to observe yourself, if you feel comfortable with it and it's affordable why not?
I have booked a duplex unit, found the package quite good and the design quite nice.
There's a tower for hotel and I heard Swiss-Garden will be in.

i go to pj office xctly..i've the picture. i just confuse and hesitate what will happen next since I dont know the real situation. I'm afraid if I'm not stayed there, it's difficult for me to rent out/sell..

Im understand ur concerns and that were the common fear for investors. U r right, that question should be asked 1st but there will many different views or pros n cons. However, u shouldnt denied some of the statistic and match to ur own portfolio to decide whether buy or not. Apart of macro economy and policy implementation failure their development model is quite concrete. Call me if u feel want to have more understanding or affraid to miss d opportunity.

its 570k for duplex.actually i want to book 1 room suite at first but it seems to small and i'm not sure for rental market at that time since there's will be lots of apartmnt there plus pkns project for cyberjaya 2..but, think of the convenient, maybe well managed and more suit since its more bigger, plan to book duplex.

So, its maybe rise on slower pace in cybrjaya soon?

Nobody can predict the future..on paper..planning wise looks great and lots of opportunity..if things goes as planned..be conservative..trust urself..dont jump in the boat cos others did the same thing..570k is a lot of money..check ur affordability and holding power if things turn the other way round..

is it if i want to rent out after project completion, what is your market projection plus compete with other apartments such as skypark, depulz, shaftburry, serin,..and existing cyberia?

Lots of people sell their cyberia currently right and I'm really curious about that. even cyberia not offer the great facilities like solstice, but it's just opposite solstice pangea, the location is quite great and the price for3r,2b juz go to 300k++..which much cheaper. I just afraid if the price of the house is reduced after this becoz of lots of competitors and supply is higher than demand,


hurm, could we just discuss here instead of call, its more convenient right?

Hi pangaeacyber, frankly there isn't any firm info on those plan so i don't want to mislead u in order just to hard sell this project. But for sure big boy like osk won't dump in huge investment without proper appraisal.

1) Nearest Cybria is not apple to apple because cyberia is cater more for student and lower class income group.. Mayb?.

Every morning, u see so many Johor people & students going Singapore, and this has last for decades. We Malaysian, are helping in building their country.

went to the sales office today. looks like there are about 30% of tower 1 soltice unit left. I roughly counted, duplex about 13 units at low floors, 3 bedroom about 4-5 units at low floors, some 10-12 of 450sft unit facing east at low and vergy high floors whereas the rest are 450sft units facing west and north.
Tower 2 is also open for preview now.

i think the main difference Pangaea and others is Pangaea has commercial shopping complex and retail shops which makes Pangaea an upperhand and this specifically provides and caters for what the current Cyberjaya lacks of...

Don't worry, one you booked, the banks will call you (because developer/SA will submit your name). I made my booking in October -- started to get many calls about two weeks ago. Of course if your SA have their own connection with the banks, even faster.

I think Solstice only have 2 towers. So after Paragon, is Tower 1 and Tower 2 of Solstice. Thereafter is another new block with new name -- I am also waiting anxiously to see what it is!

just got my loan approved from ocbc with -2.4 and 3 yrs lock in period. anyone else has got any better offer?

just saw the booth in the curve, the design looks great..i am looking at 450sqf that time, price is around 303k++, nice view, got 5% discount on deposit + RM8888 discount, really tempting...but I only can lend for 70%, need to really consider...

for my opinion, i think this development will be a great investment, because it is OSK property! lol not bullet sad.gif

nilai impian houses is more expensive for me.Out of my budget to pay it later.
And buying solstice i event can get 15k from bank, which is i can put in other investment and get good dividend enuf to cover the service charge monthly.( my monthly commitment then will be reduced)
im planing to rent the place, for few years then sell it if the price is goo, mo chances to get tenant in cbj than nilai i think.

anyone know what is the detailed spec of the full furnishing? I read it somewhere as following ( i guess its not official):

Kitchen cabinet, cooker hob & hood, dining chairs, sofa set, coffee table, TV console, queen size bed & mattress, bedside tables, wardrobe, shower screen, water heater, air conditioners, night curtain and light fittings and cornices.


so no fridge and washing machine ? I forgot to ask the FF details and already signed the offer letter haha

I had the similar issue from the bank and they told me that they already put the loan on hold because of something approval about osk. Because of this, just cancel my booking on 3 rooms type

is it cyberjaya is a halal city or control by d local authority they had no pork n beer

I heard from ocbc bank offer -2.45 if your guy have buy to unit n just lock three year only.


Added on December 31, 2012, 8:35 amactually, i have brought 2 unit n prosess loan by rhb bank offer me blr-2.4 n free lock like od u can take out the money as u like.now t developer has complete all the permit or not who can let we know bcos the lawyer call for sign d s&p without loan approve.is this instruction by the developer?

I thought(at first) cyberjaya is supposed to be a pork free/halal town controlled by gomen, i remember asking the owner of a mixed rice stall why he doesn't serve pork since his stall is chinese style mix rice, and he answered when he applied for license he was told by the registration department that no pork in cyber, but started from a year ago, I notice that restaurant with pork opened as well as few pubs selling alcohol, maybe now it's not that strict anymore realizing that cyberjaya is expending now...

that's what the stall owner told me lah, dont know if it's true or not the gomen banned pork last time. There are 2 chinese mixed rice stalls in cyber, one is at cyberia shop lot second floor, the dishes not too nice as it's cooked by indon actually, another one is at bus terminal food court, very nice but price is expensive. Oh ya there is this chinese style chicken rice at the cyberia shop, it's a mamak actually but this guy rents a stall at the mamak selling chicken rice, one of the best chicken rice i've tasted, haha...

ya have been staying in cyberjaya since 5 years ago, I love cyberjaya very much, once stay here you will love it ^.^ especially seeing all the development launched within past 2-3 years, cyberjaya indeed is one of the nicest places to stay in, now shaftbury is officially opened for business, lots of new shops opened too, very beautiful, just had my korean food there for dinner rclxms.gif

not sure why you sounded like an advertisement or you may have reason to boost cyber. Went to your "wonderful" shaftbury and nothing exciting can be found there. Some of the famous eateries like starbucks, o'brien and etc but these eateries are everywhere in CBD in KL and Selangor. Shoplots in shaftsbury are small and it feels cheap. Exciting? Far from it. Unless you dislike meeting people, you may found your new place in cyber because it is still empty like a semi-ghost town at night. People come to cyber to work and go back. You like seeing new constructions... and that translates to lorries, cranes, dust and noise due to construction work. The best chicken rice in cyber? while taste is subjective, i find your post artificially made up to boost cyber.
