Still got many units for the small duplex studio (cater for richer students and working professionals) in Tower 1. Better fast hand fast leg before Tower 1 also kena sapuéd. Heard early bird rebate is 5% w/ DIBS and 70% ruling not applicable.

if read from the other website, they mention they early "early bird" is around 15%? is that true?

Correct , the now they running discount for 5% only. If want to buy for investment, faster do it , because only balance about 40% of the tower 1 duplex unit = about 30 units only..
The sales informed they estimate can sold out within 3 days from today.
If quite good investment, only pay 5k downpayment then sit until 3 years the building settle and handover , your loan only start run.

The duplex is very interesting, first of it's kind in cyberjaya, I think. Even with 5% discount, I think it is worth investing, for the location and dibs. I am very sure it will be fully sapued in the next 1-2 wks. I have bought one at 14 floor, pool facing at around RM280k b4 discount. I think duplex has rental market too targeting at richer students who wants to stay alone, lecturers, senior university admin staff and owners of retail lots. From the visual, I saw 2 beds. Did not ask SA as too anxious to just buy. Not too many good units left. Avoid 11 floor as the pump room is located there. FYI every floor got at least 2-3 small gardens for people to lepak.

lucky I had cancel my booking on it as the SA said they are the nearest to lim kok wing but what this is much nearer to lim kok wing

As far as I know, this 70% is set by bank negara, not developer suka-suka can decide to apply or not. Any expert can share your view and knowlege on this?

Hi Bigmamma..congrats !! What is the size of your unit? 500sqft? GP buyers....umm...speculators surely feeling the heat now... I reckon this is the issue with Cyberjaya now...too much land...too many new developments now. With every new launch, the offer will be more enticing and the price more expensive... freehold; all studio units were booked left around 45% of duplex with 5% discount now show unit (both studio and duplex) will only be ready by mar/apr 2011 onsite

280k for a duplex unit...? 500sqt @_@? thats 560 bucks per sqft. How many units are there and how many people do u think are going to rent it at 1.6k per month?
