Comparing this with the soon to be launched SkyPark by MCT, which has more potential or Cyber will be greatly oversupplied?

Why u wanna wait longer? If there's late in delivery, u might not get LAD since the time is counted from Snp signing/stamping date.

By looking at the chart, the sales is not so bad at all.

Too many SOHO/studios, hope they will stop such development in Cyber for a while.
