Appoint her exclusively for...?? So were you looking to rent a room or a whole unit? Can PM me her name / agent registration number for info sake?

There seems to be a lot of people here on forum having bad experience with agent. But I've also met some good, honest, hardworking agents. Hope people reading here don't start to develop a lopsided negative view of agents. Haha

Good on you that you've managed to find a good one without the help of an agent  cool2.gif

Can't help you there, I've binned her name card months ago ranting.gif .
I was looking for a whole unit, and i didn't exactly DIY, property guru listings also ada agents. The second one I dealt with bagus, and is currently also helping me look out for a place.

Is law tat landlord must register , and rental always been taxable , can't run one

If Ur landlord dun register brtter blackmail him for few months few rental
*
by law lah...
not sure how common it is nowadays for landlords to "not register", or "lock one room" then rent out the whole house without registering.
i used to rent one whole unit without the owner locking up one room, at lower than market rate for a unit directly opposite MRT station

So you checked with HDB whether the landlord registered you or not?
The lock 1 room tactic is for renting before MOP is fulfilled.
Registration is to HDB to ensure the HDB is not overcrowded.
The advertisement may have been advertised as a whole unit but filed as renting rooms.

Why would you do that? He probably gotten a good rate due to the reason the landlord didn't register with hdb.. once registered, I think the landlord will charge him more.

The agent i found, gave me the room details in Bukit Batok street 33, which near to Bukit Gombak mrt station. Rental cost quoted was 500sgd. And also, he said he doesn't charge agent fee. Sounds legit?
*
maybe he took the agent fees from the landlord, so no need to take from you already.

i think the issue is not so much on which pass gives you more benefit but which pass you can actually apply for.

ggwp... so foreigner like us, can just simply rent a place to stay? Go and back from work as per usual without worrying anything like in Malaysia room rent?

You can update through your employer. Your employer has to keep the record and update it in MOM system of your latest address.

QUOTE(madmoz @ Aug 4 2016, 08:36 PM)
biggrin.gif So you all got pay hike?

QUOTE(clofae @ Aug 5 2016, 09:07 AM)
Well, this agent (sorry I refuse to say "my agent" as he wasn't exactly servicing me) at first told me he's not charging me agent fees but after learning that I was interested in renting that room, he begin twisting his story, manipulating his words, and dunno somehow the room I view actually co-broke with his other partner. Although it seems to be legal, co-broking a rented room is not widely practiced and the fact that he wasn't honest and upfront about this thing wasn't cool with me. So, I just dropped it.

At the end of the day, he can't force it on me as he's actually the landlord's agent, not mine. To protect yourself, make sure you're well-informed of what should be their practices. Attached file is for your reference and info. Hope that helps. bruce.gif So far, I've shifted 3 times and found my previous + current place without any agent help and thankfully, no problems so far.  rolleyes.gif

Am aware of this but gave up as I found the right room. In the first place the agent engaged me asking whether I'm authorizing her as my representing agent. So... Something fishy but whatever.

They're trying to make a living also anyway.

Of course... Job banks i think also advertises private company postings. Its mainly to open the job to locals before the company can start seeking foreign talent should there be no locals applying. But i just have a feeling that the employers have their way around that....
