The reason why I suspect JV instead of dev on its own land is because EW being a listed co had never disclosed its land bank there or any recent acquisition hmm.gif

If JV with Setia then it will be very interesting biggrin.gif
Btw, PKNS still have unused land bank there?

It is the land next to Setia Damai and opposite tenby... it has been discussed briefly in another thread in lowyat, cannot remember where... should be in Setia Alam thread i think ...

This will be a township like Setia Eco Park. It's a JV as of now.

Plans are underway to see how they want to go about the project. I cannot share details as of now.

Hehe... EW always price at premium. It really takes a bold step to invest in EW products considering the premium already eat into a portion of the upside.

Hehe... Eager to see what's EW's plans to "fight" SPS at its very own doorstep. Hope the competition shall bring out the best innovative products & value from both developers to the consumers. One thing for sure, SA is going to be the hotspot again pretty soon.

Being a high end development by EW, doubt it will affect setia alam much as the latter is more of a mass market development. Despite that it is going to directly compete with Eco park although most likely feel that EW will price their product slightly higher. Personally feel Eco park location is better being nearer to setia city n having the mesmerizing bukit cerakah view. Am sure that both developers are smart enough to avoid a price war between themselves. Expect to see more innovative products & hopefully improved quality from both of them to win over the prospective buyers.

Doesn't matter who's developing the land, traffic load will only get worse with new housing in the vicinity. This project by EW shall be low density so don't think it will affect the traffic load too much. Just imagine when all the MCA & RSK in setia alam fully occupied, that's when the nightmare really begins.....

wat r MCA and RSK? the medical facilities ah?

they are on different direction during rush hours....going to SA in the morning not an issue.

That's because using current multiple toll booth system, cars will converge back into smaller lanes after paying toll.

Question to ask is... As an investor, will you buy after witnessing Setia Ecopark prices have been stagnant since 2013-2014. Stagnant or actually came down. Anyone here bought a prop during these period and sold it for a profit? Would like to know.

This EW JV project could be consider as one of the later phase among the high end properties in Setia Alam. Is buying property in a later phase of a new township a good move for investor?

Actually property price at a lot of places stagnated since 2013-2014, not only happened at Ecopark. Also, a lot of properties appreciated at a later phase of matured township, e.g., in KL, PJ, Subang Jaya, Puchong, etc. It's whether you are buying during the early or late boom period. However, opportunities of getting under valued properties are always there even during boom or slump period. Have to look harder lah......

In the case of this particular EW's project, if developer price their product at too much premium, which leaves limited appreciation value for investors, then have to think twice before going in liao....

hopefully there will be a new route build up from setia alam to shah alam when Eco world is being develop. It is a nonsense for the resident of SA to go to shah alam when the town of the shah alam if yet so near only, why dont build a direct highway like kota kemuning (LKSA) ? and the crowd is so damm huge, we only can exit via NKVE only exclude federal highway route

1.6mil is a bit generalised....

beside the 1st launch of smds in Ecopark was 599k...if can sell 1.6mio now is still good de..... rclxms.gif

But the tricky of this project will be the access road lo. Nowadays, even Setia Alam not fully develope, the jam is quite bad in the morning and evening... Cant imagine once setia alam fully developed and this Eco A-den....

The new Toyota plant's land is about 165 acres. Jendela hikmat's land in bkt raja should be about 700 acres? hmm.gif

Description ECO WORLD DEVELOPMENT GROUP BERHAD ("EW BERHAD")

(I) PROPOSED ACQUISITION OF 50% EQUITY INTEREST IN JENDELA HIKMAT SDN BHD FOR A TOTAL PURCHASE CONSIDERATION OF RM303,500,000 ("PROPOSED ACQUISITION"); AND

(II) PROPOSED JOINT VENTURE TO DEVELOP APPROXIMATELY 533.92 ACRES OF LAND IN MUKIM BUKIT RAJA, DISTRICT OF PETALING, STATE OF SELANGOR ("PROJECT LAND") ("PROPOSED JOINT VENTURE")

(COLLECTIVELY REFERRED TO AS THE "PROPOSALS")
The Board of Directors of EW Berhad (“Board”) wishes to announce that on 9 June 2016, Eco Grandeur Sdn Bhd ("Eco Grandeur"), a wholly-owned subsidiary of EW Berhad, has entered into the following agreements:



(i) a conditional share sale and purchase agreement (“Share SPA”) with Cascara Sdn Bhd ("Cascara") for the proposed acquisition of 50% of the equity interest in Jendela Hikmat Sdn Bhd ("Jendela Hikmat") amounting to 21,000,000 ordinary shares of RM1.00 each in Jendela Hikmat (“Sale Shares”) for a total consideration of RM303,500,000; and



(ii) a subscription and shareholders’ agreement (“SSA”) with Cascara and Jendela Hikmat, whereby on completion of the sale and purchase of the Sale Shares pursuant to the Share SPA, Eco Grandeur and Cascara have agreed to invest and fund Jendela Hikmat as the joint venture vehicle to develop the Project Land as a mixed residential and commercial development to be known as “Eco Ardence”;



both agreements upon the terms and subject to the conditions therein contained.

Eco World Development Group Bhd (EcoWorld) today entered into a joint venture (JV) with Cascara Sdn Bhd to develop Eco Ardence, a freehold 533.92-acre luxury township with an estimated gross development value (GDV) of RM8.5 billion, next to Setia Alam.

The JV entails two agreements — EcoWorld’s wholly-owned subsidiary Eco Grandeur Sdn Bhd entering a conditional share sale and purchase agreement to acquire half of the shares in Cascara’s unit Jendela Hikmat Sdn Bhd for RM303.5 million, and a subscription and shareholders’ agreement to jointly develop the project land.

The agreements were signed by EcoWorld president and CEO Datuk Chang Khim Wah and Cascara representative Mohammed Rashdan Mohd Yusof here, witnessed by EcoWorld chairman Tan Sri Liew Kee Sin and Jendela Hikmat chairman Tan Sri Che Md Noor Mat Arshad.

"The project has about 10 phases, and should be completed in eight years. We are aiming to launch the first phase in the first quarter of 2017. We should be launching the landed residences first," Chang told reporters after the signing ceremony today.

He added that 40.43% of the township will be allocated for landed and high-rise residences, 5.62% for affordable housing, 14.7% for commercial properties, 10.31% for community facilities, 12.2% for green space and 16.4% for road and infrastructure.

Chang noted that while Eco Ardence will be a luxury development that boasts EcoWorld’s signature large roundabouts, landscaping and water features, it will also have mid-range and affordable homes.

Moreover, the township will cater for upgraders from the locality, not foreigners, he added.

"Eco Ardence's strategic location, large and relatively affluent population catchment will enable us to create a township with multigenerational appeal. We plan to have a good mix of luxurious and affordable landed homes for upgraders. There will also be innovatively designed apartments and well-conceptualised integrated commercial units," he said.

"We all know Shah Alam and Setia Alam are mature areas. There are many people living there for more than 10 years. Launching a luxury project is tough now but we believe the right product will always attract people," Chang noted.

He also said that the project was supported by infrastructural improvements such as the opening of the New Klang Valley Espressway (NKVE) link to Jalan Meru via Setia Alam, widening of Jalan Meru and improvements to surrounding access roads.

anyway i hope they price it reasonably, consider this is similar to last time ES, EW third party buyer (Talam - IJM - Tropicana - EW) they need to put the price higher in order to offset the premium

It was reported earlier that "Jendela Hikmat owns 577.58 acres of land in Selangor and in Kuching". Since Eco Ardence is only 533.92 acres, it means the JV may extend EW's presence to Kuching, Sarawak with land for development of 43.66 acres hmm.gif

I thought so initially, but it is 500 acres township, i think that is only the main heart of commercial in EA.

So far, I feel EA wins with higher land.
Still dun know much coz can not see the master plan at tis moment.
The maintenance EA should be better since is strata title but maintenance fee oso will be higher.

Now avywhere also is leasehold land for new township development. We cannot avoid this trend.

However, i am more to concern EG on their final highway and infrastructure connectivity and overall township master plan.......
The pro point is Eco Business Park is just nearby, as Eco Business Park has been proven success in Johor. Lets see if Eco Business Park can replicate success in Klang Valley area....

Presently the piece of land is a big forest, open it up would cause the forest creatures move to residential areas. Presume not a worry factor if EW is experienced enough for such prevention.

Currently some parts of the land is highly swampy area, it is quite visible on the left when you exit setia alam toll... Need EW magic wand to make it a luxury township as claimed in the press...if not dealt properly, sinking problem may happen like earlier phases of setia alam houses

They tried to fix, but problem kept coming back... At one point sps was offering to buy back the house, but condition was the owner need to buy a new house from developer.

Eco Sanctuary's GDV is RM8B for 308.72 acres whereas Eco Ardence's GDV is RM8.5B for 533.92 acres. Given that, it's reasonably to believe that Eco Sanctuary is still premium and priced higher than Eco Ardence in general.

Actually it make sense to make the size smaller and price it below 1.5m to avoid direction competition with Ecopark. Ecopark priced their new launch Elizabeth Falls last year @ 1.7m nett (41x85 SMD), reception was lukewarm only, even with heavy promotion like 20% d/p rebate, 100K move in rebate upon VP etc

Even ecopark subsale price has been stagnant for past few years, owners struggling to sell 41x85 or 45x85 subsale at 1.7-1.8m. Ecoworld knows this pretty well and they should be creative in their marketing of Eco Ardence.

Actly the 2 direct access into EA after the toll will bring pro n con. Of coz the direct link is good to the project but oso will increase traffic flow from Meru especially BBR. A lot of cars will use Tis access go to southern part of SA, meru, Aman perdana and BBR. Dun forget another inp project next to Aman perdana.

Ecopark priced their new launch Elizabeth Falls last year @ 1.7m nett (41x85 SMD), reception was lukewarm only, even with heavy promotion like 20% d/p rebate, 100K move in rebate upon VP etc

Even ecopark subsale price has been stagnant for past few years, owners struggling to sell 41x85 or 45x85 subsale at 1.7-1.8m. Ecoworld knows this pretty well and they should be creative in their marketing of Eco Ardence.

Whatever is it. 1.3mil + setia alam + more commies and nearer to town + 10 to 15 mins to damansara via nkve + EW branding.. this is a no brainer. There will be a massive room for appreciation. Definitely a BBB as compared to any other EW townships that are launched in KV. But too early to tell if it's really 1.3mil. Find it quite hard to believe.

Yes i think they will extend that...
For BBR residents, it may make sense to use that route. For upoming InP and existing AP residents, this route may not be useful for them...
Actually more alternative roads are always good, it reduces the potential bottleneck internally within SA... Question is how is NKVE-Jln Meru link going to cope with additional "branches" ? smile.gif

Yes i tend to agree...whether its setia or ecoworld...their qualities at best will be very average.

Read eco sanctuary show village the show homes there already showing stress.....

Big diff lor. Tis one is GNG with strata title. Somemore EW project lanscaping oway is main attraction.
SA sec 11 is normal FNG and no much landscaping.

Yeah, after the fast increase in pricing about 5 years back prices have been stagnant.

First phase will sell well whatever they price it at. Second phase will be interesting if it is around same psf as Eco Park.

So near town plus so much more amenities yet cheaper than others. Finally a product a lot of ppl has been waiting for - EW + near pj/kl + resonaby priced

Prior to 2013....its acceptable just to provide fng. Its lower in maintrnance and do provide good security. And i believe the process of converting the title to strata cost time and money.

But after 2013...u cant do fng anymore...either ind or strata...ind you cannot errect permanent guardhouse. Fencing i believe still can.

Therefore ew has no choice by to offer strata title.

Thats why the recent setia launch all non fng...

Ecopark original master plan already submitted and approved for 4 guard houses...

When they launched new phases they are all within these 4 guarshouses...

Ans they need to renew the permit (to have permanent guardhouse) i believe every 2 yrs.

And there is no guarantee these guardhouses will be there forever.

It's a cluster house. I think the land size will be square as lie one of the phase in Setia Alam. I think land size is 30x55 (Axillaris, setia Alam). Then, maybe push up to 3 levels.... Let's see....

Yes Cluster Semi D is a big turn off, it's like having 4 tenant families 'clustered' together, Personally I wouldn't go for it for own stay.

I would rather wait for a proper Semi D or Superlink Corner, backlane space and garden is very important in term of living layout. For 1.3 Mil there are better properties.

IMO, although EA is labeling itself as high end development but in reality I doubt that is the case due to the fact that the land size is only 5xx acres & will have low n middle cost apartments in it. Don't think it is at the same level as Eco park, perhaps more similar to setia alam....

Fyi, 1.3mil already can get subsale cluster semi-d 34x75 or 34x80 in fully GnG setia damai.

From planning point of view to compare, yes. But ES is only mere 300 acre land as part of TA. So TA have to build low cost lor. Actually same lar if you look at overall TA+ES. 😁

Low cost perspective, can't compare btw Ecomajestic and EA apple to apple la....SA has already been upgraded to premier area after 10 years of development so EA could benefit from it even the low cost buyer will prefer higher spec..

What i heard was they shall develop the land next to setia damai first before moving on to the land next to U12. So, my guess is the link from EA to Jalan Keluli 2 shall be materialized in 5 to 8 yrs time. hmm.gif

Anyway, we still don't know the land & bu size of their 1st phase semi-d. So, it's too early to say it's cheaper.

the 1st launch in SA was 180k only.....bumi lagi got 5% disc, in 2004.

Eco park smd 599k, bungalow I think 799k.

Congrats! That's a very good listing price. Is this 36x75 Cemara semi-d at Bandar Botanic? If vp 5 yrs ago, means launched in 2009. I thought launching price already hit around 6xxk at that time?

nett was around 420 onwards.. corner bungalow in kundang was rm1m..but botanic west area appreciation is OK only.. cemara location is superb. right beside got 20+ cafes and many great restaurants.

Ecoardence price looks quite OK

Possible pricing le. EW benchmark with Damai Semi D. In Damai Semi D, 35 x 75 2 storey is asking RM1.3M. But no taker. Most probably actual price should be around RM1.2 to RM1.25M. So, EA semi D slightly smaller yet more expensive a bit.
