It is the land next to Setia Damai and opposite tenby... it has been discussed briefly in another thread in lowyat, cannot remember where... should be in Setia Alam thread i think ...

Currently some parts of the land is highly swampy area, it is quite visible on the left when you exit setia alam toll... Need EW magic wand to make it a luxury township as claimed in the press...if not dealt properly, sinking problem may happen like earlier phases of setia alam houses

They tried to fix, but problem kept coming back... At one point sps was offering to buy back the house, but condition was the owner need to buy a new house from developer.

Actually it make sense to make the size smaller and price it below 1.5m to avoid direction competition with Ecopark. Ecopark priced their new launch Elizabeth Falls last year @ 1.7m nett (41x85 SMD), reception was lukewarm only, even with heavy promotion like 20% d/p rebate, 100K move in rebate upon VP etc

Even ecopark subsale price has been stagnant for past few years, owners struggling to sell 41x85 or 45x85 subsale at 1.7-1.8m. Ecoworld knows this pretty well and they should be creative in their marketing of Eco Ardence.

Yes i think they will extend that...
For BBR residents, it may make sense to use that route. For upoming InP and existing AP residents, this route may not be useful for them...
Actually more alternative roads are always good, it reduces the potential bottleneck internally within SA... Question is how is NKVE-Jln Meru link going to cope with additional "branches" ? smile.gif

Yes. Cemara... Vp in 2009 actually... Launched 2007, it was around 450k

Similar comparison in Damai 16, same timeframe, launched ard 500k, today subsale abt 1.3m

There are two parcels for 30x55, Impian 5 and 7. Impian 5 is the older one launched in 2004, Impian 7 is the newer launch.

660k subsale is quite likely if it is from Impian 5. The first launch was less than 250k in 2004

32x75 is called Pavillion Home, the last 16ft of the house is joint wirh ur left or right neighbour, not semi-d.. It is more like a "partial" linked house.. Quite pricey from 1.3m.

35x85 and 38x85 are proper semi-d...

I guess 35x85 will be a sweet spot among the 3 types..
