unless you bought prior to 2010 for investment and hold until now....

if you bought for ownstay and even now wanna sell, your next replacement cost of property will be as expensive....

same with Setia alam 180k property....if you bought for own stay, even you can sell it now for 600k.....how you can replace the same unit?

and if you bought for investment...most investors already sold lioa few years back...unless you forgotten you have owned one house in setia alam and baru now realised it.... biggrin.gif

honestly must give to ECOWORLD...their townships do look nicer than other developers, on papers at least.....

simedarby, mahsing, Ttdi, Gamuda, setia dan lain lain all came out with very average masterplans nia.

Fully agree with you bro...lot my friends bought since for own use since launch and still servicing the loan, they are not going to sell it to serve another new loan or stay farther...

Yeah, definitely..see their presentation of their townships on the websites have the wow factor unlike the other developers. Their 3D modelers, IT ppl, architects should be well paid laugh.gif

the problem with this is ONCE you bought one property from them.....the novelty will soon be running thin for the next projects....bcos they tend to look exactly the same formulae....nothing refreshing anymore.....

Duta villa 3 storey DSL subsale by sps which is sitted right opposite at the much speculated location for EA 1st phase semid are asking for 1.7m to 2.1m. The much speculated EA semid with a land size of 38 x 85 for 1.7m developer price may be a better purchase.

Disclaimer: prices and land size from skl sa.

Let's compare with the neighbour where the houses have already VP vs EA which is sought to be a more premium product at its class. Idk where would SD and EP stand upon EA handover.

Losing out 2 feet, 5 feet and 3 feet respectively seems like a too big deal having taking into other factors like reputation, workmanship (ew yet to be proven but sps proven to be a shit hole like seh 😆😆), township planning, room for appreciation for newer products etc seem like a too big fallout for yr comparison.

Hmm... Maybe u should consider SD and EP build up area into yr comparison as they are 3 storeys etc if I'm not mistaken. Even duta villa DSL is bigger than EA semid. Duta Villa very no laku to date

Sinkalan sa said semid here are clusters and also 2 storeys nia.. sps ones all many many storeys here in setia alam

I called EA and asked, it's normal Semi-D, not cluster. Got backlane garden.

Current info from EA are still mostly limited & unconfirmed, hence my comparison is made based on available sub sales with the various land sizes from setia damai & Eco park (both G&G) which r having about the same prices. These r all 2 storey semi-d, be it clusters or the real ones.

In order to make a simpler comparison, I purposely avoided those clusters in F&G n DV superlink. Hard to compare when they r not the 'same type' of properties.

DV bu much bigger. Psf price justify it's 1.7m to 2.1m price tag.

Noted that some ppl r willing to trade off land size for build up. But in order to make a general comparison, I assume most ppl looking for semi-d shall compare between semi-ds too.
