Presently the piece of land is a big forest, open it up would cause the forest creatures move to residential areas. Presume not a worry factor if EW is experienced enough for such prevention.

1.3mil for semi-d...compare with SD14, its seems decent if BU is not too small...

Low cost perspective, can't compare btw Ecomajestic and EA apple to apple la....SA has already been upgraded to premier area after 10 years of development so EA could benefit from it even the low cost buyer will prefer higher spec..

Fully agree with you bro...lot my friends bought since for own use since launch and still servicing the loan, they are not going to sell it to serve another new loan or stay farther...

Refer to launched price or subsale price? If memory doesn't fail me, it was launched at 1.2x (min) to 1.5 (high).

Information is quiet transparent nowadays..I went to the sales office in 2011/2012, it left some units at 1.25m (no lift type)...

Like it or not, landed property regardless of location, BU or title, it is for sure 700K to 900K for terrace, and 1mil for whatever luxury so-called cluster, semiD, villa...... Look at new landed project in Nilai, Semenyih and Seremban2 no landed property is below 600K or 700K, further look at Sri Sendayang even a ulu place for its terrace also needs 450K and above, semid needs 800K and above.

For own stay better buy now, for investment flip sale to make 50% 100% in 2/3 years (given high entry cost) would no longer happen again

My 2 cents.
