If it's Cluster Semi D then 1.3 mil is a fair price.

But how can a cluster SemiD have back lane garden (like someone mentioned earlier)?

Yes Cluster Semi D is a big turn off, it's like having 4 tenant families 'clustered' together, Personally I wouldn't go for it for own stay.

I would rather wait for a proper Semi D or Superlink Corner, backlane space and garden is very important in term of living layout. For 1.3 Mil there are better properties.

I called EA and asked, it's normal Semi-D, not cluster. Got backlane garden.

Hi guys, did SA say how many acres are for Aeres? Just trying to understand density in units per acre.
