go to the medium cost apartment; Baiduri, Jati etc.

mostly empty.

the shophouses nearer to the apartment have several units occupied but many many multiples of the shophouses across the road are empty....pity the investors .....

i wonder when will the 1N1H will shift from Bangsar to Bandar Setia Alam...maybe they will fill up some of the empty apartments

In a filing with Bursa Malaysia yesterday, SP Setia said the approval-in-principle was subject to terms and conditions to be agreed between Sentosa, the Public Private Partnership Unit (UKAS) in the Prime Minister's Department and the Health Ministry.

The proposed complex, to be known as the 1National Institute of Health (1NIH) Complex, is expected to be developed on 55.33 acres owned by SP Setia's wholly-owned unit, Bandar Setia Alam Sdn Bhd, in Setia Alam.

The complex will house the various national health institutes and relevant supporting offices and research centres under the ministry's purview which are currently situated on 40.22 acres along Jalan Bangsar and other parts of Kuala Lumpur.

In exchange, SP Setia will get the 40.22-acre Government land which it will redevelop into an integrated mixed residential and commercial project.

no eye see for the PKNS shoplots.....vped damned long already...but remains empty.

I see USJ taipan will flourish faster....but they need the apartments to fill up fast fast........maybe we see the height of Setia Alam already...... hmm.gif

nope..hospital hospital..taken by private company..the land purchased..but no construction yet...

there is already transportation hub built..its actually nearby the montana area there..i mean before entering the area..after traffic light.,

Hi! New here. I have been following this tread. What is so attractive of the Setia Alam Precinct 11 compare to the old Setia Alam. I understand till now the property at Setia Alam Percinct 11 remain quite good response.

I actually comparing Setia Alam percinct 11 to Kota Kemuning property (Rim Bayu & IJM)....Eco World is out of my budget...

Setia Alam - Well planned township with strong commercial activity in pipleline (Setia City)
Bdr Rimbayu - Similar concept to the already success Setia Alam Township, probably with less commercial activities?

Stia alam location Γ—10 btr than canal city..all d hype thr cn be seen with low low subsale prices upon vp.. expect more to come if u choose to buy thr n travel to kl fr work..

I also surveyed KK. just my 2cents
i think:
1) SA got chinese primary skul?
2) SA got setia city mall?
3) KK a bit pricey?
4) KK is a bit new and deep inside and u'd no know wat happen along those area near the road. At least SA is surround by highway.

actually i like bukit rimau, near KK

Hi! Thank very much for the information. One of my main concern also on KK is the traffic flow. As for now either in the morning or evening, heavy jam at the main entrance road to KK and also at the Bukit Rimau. When all the 3 developers (IJM, Rimabayu & Eco World) house completed...it will be nightmare...struck in the traffic to get into so call dream home.

I miss out all the 3 launch at Setia - Caffra, Crista & Fusca.....but the last one Edulis look great.

But at Setia Percinct 11, i also concern on the huge factory on the left side and a huge cemetery on the north....but it seem to me, people buy at Percinct 11 not much of concern....making me wondering....why?

if u concern abt traffic flow. Then u need to think twice abt setia alam coz setia alam plus pkns only oredy 4000 acres but only one direct exit to nkve.

In fact, the main exit of Rimbayu, tropicana and sanctuary is not from kk. They only use kk brand to push the project.
If not mistaken, the main exit is near to saujana putre.

If u concern abt Factory in setia P11. U oso need to think twice abt Ijm, tropicana and ew projects coz If come from kk. U oso will c the light industries on left. biggrin.gif biggrin.gif

Cemetery.... biggrin.gif many ppl dun knows.

Yes, i hv personally experienced the notorious traffic jam at KK's 1st roundabout during rush hour, really bad. Although, in future there will be alternative routes to access Canal City such as the link to BSP that provides access from Elite n SKVE. However, the BSP roundabout is also well known for its heavy traffic during rush hour. Canal City could be accessed by WCE too probably after 5 yrs.

In Setia P11, Edulis will be about 1.1 - 1.2 km away from the cemetery, which is situated at the north side. Therefore, I personally feel that u should choose the south facing units if wanna buy into P11. As for the factories at the west side, I think u should do a site visit to judge if there is any unpleasant air pollution or foul smell. Not all factories are polluting imo.

There are 3 exits and addon wce by 2019 i think for Canal City.
1.) kk exit via those roundabouts
2.) bukit rimau exit via jalan kebun from tropicana aman
3.) BSP exit
4.) WCE exit

For the factory that can be found at the left side when heading to Canal from kk, not so sure what are they doing, had passing by morning/day/noon/evening/night, not seen anything significant, boss u noe ?

From what i observed 800k price tag in canal doesnt get high hype from potential buyer, can see from the sales for wisteria/bayan, but 800k price tag in setia alam wit 20*65 only got sold out pretty fast.
But personally i still prefer env in kk, LOL.

There are still some unit in fusca are pending with loan approval, suggest u to work closely with the sales person smile.gif

True, sub sale price is high, even bukit rimau is asking 700k for 22*75 (??)
But u pay what u get , env in damai residence is good from wat i seen during my visit to frend's house, it was after office hour and i thk i used the wrong route , i enter kk and head to bukit rimau, 30 min i guess -.-

Kk is having a primary chinese rite ? And i cant seem any secondary even kebangsaan, any idea ? hmm.gif

Reason because Canal City is not KK. Canal City still needs yrs to mature to the level of SA, my best guess 7-8 yrs? hmm.gif
However, comparing KK to SA, I believe KK is a more established and vibrant township. The only thing I find seriously lacking in KK is a cinema. cry.gif

But at least got kopitiam in kk shop lot opposite the lake, syukur, lol. Those middle/high end shop is a plus but seldom go, maybe 1 week once ? Lol.

Not sure how vibrant is kk nor sa, but the green when u enter kk, both side are trees , wow personally love it , but half way to canal is botak then tebu and plantation land , lol.

But true la, canal is canal, kk is kk sad.gif

KK is not new lah.....their first launch under Gamuda was in 1996......

SA only launched in 2004.

I was told the U was created to attract more multi racial mixes into Shah Alam. Also unless its close promixity to the sultan palace....other areas has no pork or entertainment restriction. if KK can have pub....why cinema is more sinful than pub?

But somehow 4ekor is prohibited.

But must acknowledge that Setia Alam cinema is situated into a special zone called International Business Zone.....maybe that is the different.

Well! Both SA & KK got their cons & pros. I actually have been eyeing IJM Scarlet last year. When there 7-8 times...First 3 times was great...but later find getting it too far from the KESAS...and have to take 3 big roundabout...Then i give up KK! and also as all the 3 developer (IJM, Rimbayu Eco World) project all leasehold and worry on the low land issue (flood later). Paying that amount of money for leasehold property i found it too expensive. Example Rimbayu cluster Semi D Periwinkle RM 950++ leasehold compare to Setia Alam cluster Semi D Montana RM 1.2m (include MOT and etc) Both different are not far away. And on Tropicana Aman (TA) the developer use sand brick for the whole project.

Hence, looking into the above matter, i decided to focus on Setia Alam as SA quality and freehold....Now either with for the 4th launch or try the SA Montana. My wife are keen on Montana, but we worry on taking SO HUGE loan on this current economy situation.

One plus point on Setia Percinct 11, is the wetland....Quite big and good..for joggin and cycle..hahaha

Boss if for own stay or holding power is there, any time is a good time to buy. But dont buy liao have to makan roti la. Number game i would say, sell current house to offset the new loan later may be is an option for u.

And g&g will be better ? as u have a family to take care of.

SPS normally cover all the legal, which is their plus point too.

U should have consider g&g ES as ur budget is already 950k. But in fact it is LH, u have your point, there are still some majority prefer freehold over leasehold.

Bro, if entry cost not a problem for u, I would strongly recommend sub-sale Setia Damai 16. This phase is fully GnG, have a big field, far away from the factories at meru and cemetery. Link semi-d, 34x75, 1.2++ mil. U want or not?

Edulis, perhaps need to wait for 5-6 mths. If u don't want to stress ur financial too much, feel it shall suit u well. I suspect the price will not increase much from Fusca too, say abt 10-15k? Location is the best among all the other link houses launched in P11, i.e., near wetland park and recreation park at the north side.

Damai 16, Tectona & Tristania, 34x75, bu 2800-2900 sf, 2 storey.
P11, Montana, 32x70, bu 2700-2800 sf, 3 storey.

Let's assume two different properties having the same bu, one is 2 storey, the other 3 storey. Do we choose the one with more practical & usable space, or the one with more flight of stairs? Also, we normally feel the hse interior 'more spacious' when it is wider, no?

Hi, I stay in Setia Damai. So far it's a comfort place to call home. Big field, good security and peaceful neighborhood. Only 1 drawback is the distance from PJ.

Well, Setia Damai 16, is great! Will check it out. Pertaining on whether 2 storey and 3 storey is are up to the family size and how they plan to use it. 3 storey seem like the trend now, as developer now max the land...small land and more storey. Again both have is pros & cons.

As for me, i will currently follow the trend go for 3 storey as we also consider in the future if our children can't afford to buy property....atleast they still can stay with us...then at this moment with 3 storey good for exercise...save on gym membership..hahaha.....

Yes! On SA Edulis we notice after each new launch SA increase betweem RM 8k-RM 10k started with Caffra RM 783k++ and now Fusca RM 800k++...Edulis should be still below RM900k.....

Choosing a unit at Edulis seem challenging....we love the north side....as it is facing the wetland BUT at the same time facing the cemetery too....so likely still have to choose facing the south side....mmm...

It is very far away to see cementary (at least 2-3km away i think) and likely it will be blocked too by the low-mid cost apartments..i wouldn't worry about the cemetary view...

Hi, one thing to consider is sometime the air quality is setia alam is not as good due to closed proximity to factory and once the haze hit Malaysia, we always first to kena... Overall, still a peaceful township to live on.

I doubt the price for future launch link hse in P11 will decrease judging from the recent sales response of Fusca. As for the link semi-d, it could be a different story though, bcos the sales of Montana has been quite slow, imho. hmm.gif

Also, judging from the crowd at the launches of P11, I would say mostly are buying for own stay rather than flipping. So, I think there will be limited people off loading their units after vp.

If u look at the previous launches of Caffra, Crista, Fusca, the increase is about 10k for every phase. So, i don't think they will increase much if they launch Edulis next year with the market sentiment going downtrend at the moment.

Err....... according to masterplan, after Edulis still have Decora, Elenae, Zeyheri. These are all 20x65 link hses leh.........

What I mean was SP Setia seldom hike their price, hike in terms of jack up a lot of difference. I doesnt mean they so generous until not increase it. If we talking abt close to RM 1m prop, increased RM 10-20k each phase is very minimal and not even 5%.

Not sure about Trefoil earlier exact selling price bcz Tower A and B launched bfore C. If I recall, same layout but slightly diff size and price higher a bit. Btw, this is RM 200+ prop I not sure Tower C is higher than 5% compare to A and B. Too long to recall.

Come 2018 1NIH will add 5000 workforce to SA, SCM extension will be timely as it is planned to b completed ard the same time... Currently the weekday crowd mainly depends on SPS / Ecoworld staffs and companies around SA and Jalan Meru...

It is one of the rare mall that is crowded both outside and inside during weekends... Kudos to the mall developer and SPS who reserved a huge oval park right outside the mall which is great for outdoor activities like flying kites, picnics, playing bubbles etc during evening

Yes. You're right.

The park is the starlight of SCM.

Unique in many ways. Not many malls come with park and this certainly one of the best.

SCM primary catchment is not confined to only shah alam. In fact it is primarily cater for SA/ecopark and northern klang + meru residents... Shah alam residents (the real core shah alam area seksyen 8,9, 13,14 etc) will go elsewhere, subang and sunway has plenty more malls, toll free and closer to them also...

Yes you got this right, SCM primary cater for Setia Alam, Setia Eco Park, Bandar Bukit Raja, Meru, Aman Perdana, Batu Belah, Mutiara Bukit Raja and the same.

Yes Setia Alam is planned in away that there are multiple alternative roads, great traffic planning i would say. Having said that, northern part of Setia Alam looks promising for me as there are still 800 acres to develop.

The only developer that can buy land next to Setia Alam is Eco World. Maybe Eco World has some new plan in hand. Bukit Raja has biggest land in hand and same goes to SP Setia. If this is a true story we can expect some good news then.

guys i bought low kos house at sp setia under rumah selangorku. batch (sentosa) agreement and loan sign done on nov 2015. dev say this house will be complete on 2018. before this banker say i will need pay small amount and will increase depend on progression developer .. bank just call me today and say need to start pay ASAP rm185. my full payment per month 250 .. it is normal ?

β€œIn return, the government will provide Setia Federal Hill, a 52-acre site on Federal Hill for the development of a mixed residential and commercial project worth RM15 billion in gross development value (GDV). We expect the launch to be in 2017,” revealed Khor.

He added that the 1N1H is a particularly meaningful project approved by the government. The facility will also provide a conducive research environment for the health and research practitioners in the medical field.

Meanwhile, the group is striving to have up to 40% of its revenue coming from overseas sales next year, according to Choy Kah Yew, acting chief financial officer of S P Setia Bhd.

β€œWe are hopeful to achieve up to 40% revenue from overseas projects, for next year. In terms of revenue, it is based on our turnover contributions. Our international projects are completion-based. So it is really about timing,” he revealed.

β€œMost of S P Setia’s projects overseas are fully sold, and are on track for their respective completions. For this year, approximately 70% of our revenue would derive from local projects, and the remaining 30% would be from overseas projects,” Choy said.

Some of S P Setia’s notable overseas projects include the on-going Battersea Powerstation in London and Fulton Lane in Melbourne, which was handed over in September 2015.

As at September 2015, the group’s overseas projects posted sales growth of 15.5% from the previous quarter. Sales from the Β£8 billion redevelopment of Battersea Powerstation and Singapore projects recorded an improvement of 7.7% (RM111 million) and 65% (RM53 million), respectively. Meanwhile, its local projects recorded sales of RM573 million.

The group is scheduled to announce its latest figures and sales target upon its forthcoming financial year-end, Dec 31, 2015.

Curious on the price, they planing to sell. There are Numbers of Caffra unit for sub sales.

No sure how the market will respond.

Yup!!! The 2 1/2 is selling very well. Most people now are comparing Setia Alam (West) to Rim Bayu & Tropicana Aman (East) in term of price and the land title. As the price both are not very faraway if you compare freehold vs leasehold, the only thing East is winning is they bulit up are more larger and bigger.

The Cluster Semi D is still doing well but slow only. Montana, last seem (yesterday) already taken 85%...

What do you mean by Setia Alam (West) is it the new site Setia mall ? That side i personally not prefer, but still better than Rimbayu & Tropicana Aman.
At least will have some further development on Setial alam / BU / MRT corridor side compare to the other part of klang.

For those property below RM 1mil, there are still affordable buyer...looking at current market, hard to find a terace double storey 20*70 (new) freehold and distance to KL (in 25km ) on par with Setia Alam....anybody can suggest ?

Setia alam is like dpc but for the middle class....

There simply no other new townships built in the last 10years that can match setia alam amenities and commercial offering, and consists of mainly affortable mid income landed homes.

The last one was kota damansara/mutiara damansara 20 yrs ago. You can throw in kota kemuning as well.

West(Setia city mall) side new launching also about 780k after discount, they are launching row by row, still a lot terrace based on the masterplan. Buyer just have to note their launch date for each row and go there within a week to get a unit(normally sold out in 2 weeks).

800k. Edulis should be 810k after discount, since each phase the price increase about 10k.
Just guarded only, for gated need to form RA once Vp time. But got natural barrier to act as fencing.

Initially plan to get Edulis, but Fusca exterior so far is the nicest for me, and afriad unable to get unit for Edulis, so grab Fusca. Layout also practical.

There is a show unit in the welcome centre. So not afraid actual differs from brochure.
Afterall it's still Setia. smile.gif
Edulis will also sell like hot cakes.

Just pass by Setia Percinct 11 and bump into a sale agent, putting 2 banner at Serrata (front row, facing the main road) asking for RM 1.5k....

I personally find that price TOO high. For that price, almost can get any REAL semi D and bigger land size.

Wow! Better buy Montana....or wait for the coming up one...

1.5m is too much. They bought it at 1.1m and within a year plus want to sell at 1.5m? Super crazy. At least 1.3m still reasonable. Even that, their profit margin is damn high already.

Every phase increase by 10k, i think won't suddenly shoot up to 100k. Nevertheless, the same subsale already selling at 850-880k.

I believe the new phases have better design and some improvement here and there, yes currently Caffra subsales average on RM850k.

Since 20 x 65 and 20" will be used for car porch, then built up will be 20 x 45 x 3 = 2700sq. Same as those Serrata, Elmeri, and Montana already.

Usually people rent houses that are close to their working place. But setia alam town is a bit far from PJ KL Subang.
I would say Setia Alam is good for own stay, but if rent i would not choose here.

It is out of town, and usually ppls will prefer to rent in condo/apartment. Setia Alam mostly for own stay.

SP Setia hasn't do anything to the phase 2 mall yet. Its still an empty field there. They only started the construction for serviced apartment, right beside Trefoil.

No idea but confirm will be done by the time the Setia Residence vp because the serviced apartment has a link bridge to SCM phase 2, should be 2018/2019. Cant wait.

That is link to Future Hotel, and the Hotel will eventually link to SCM. So in future, Trefoil is technically linked to SCM.

Location wise it is better, i.e. in between Setia City Mall and Eco Park. Houses wise personally I prefer Ayu Impian, caterina. Anjung Sari design is a bit dated but spacious. More potential in future i.e. Anggun2, Casa Sutera, Suria Hill, among others.

Nola, last one 2.5 storey built up 2330 only.
This new one full 3 storey built up 2579.
Price per square feet surprisingly remains the same, about RM345/each sq.
i would say worth to buy, and location wise is the nicest among these 4 phases.

I think this week all eyes on these 2 projects Edulis (3 storey) & Retusa (3 storey Link Semi D.

There is last phase of 2 storey right opposite of the setia city mall but SP got the land issue with the indian temple, don't know the issue has been settle not (provided they did not change the master plan la)

I think is standard, once a loan rejected deposit will be refund full together WITH the bank letter and again..is when they will refund u......

no...this is BTS (build then sell)...similar models to what has been practising in overseas countries.

During construction, developer wont claim any money from you or your bank, hence no interest is accrued to you during construction period.

Better than DIBS. No payment involved during construction. Developer only issue payment after vp. Rebate 2 + 2% means cashback 4% after VP timing.
20k booking, sign snp timing pay remaining 10%. Then wait until vp, get cheque for 4% cashback.

If u reas back few post behind, you can see a forumer actually took photos of the presentation slides on launch day. It clearly stated there LCR or IRP is there. Which sales person you speak to? I was told by Mortgage Loan Staff from UOB that Lawyer fees is not covered by SA, but Sales staff from SA says got. Lol

there is no foul smell in Setia Alam.......except haze which affect the whole of klang valley when it happens.....

My friend stay in Setia Alam but never smelled anything at night...but maybe because she stay at southern side also...

ppl just want to invest in new house coz they pay nothing upfront after offset with developer rebates

as for subsale, you need to pay 10% (at least) up front, and your loan commitment kick in almost immediately

this place is just a frying pan...

Forget about it, far away from KL, oversupply, less job opportunity and developed township. Assuming u can withhold it for next 10,20 or 30 years, definitely it will increase..

just to share with you all

i witnessed a snatch thef in setia alam , nearby wellness health centre last saturday.
a lady being snatched and being pulled into a black toyota camry year 2005 type, dangling at front passenger seat together with thief and driver. the camry pecut very fast , together with the lady dangling halfway, then camry make a hard cornering, the lady fell down. lucky din kena hit sideway.

this is a friendly reminder , be aware of motor , human , car . it is really scary.

My personal view, SA now not suitable for short term investment. It's a mature township & price ain't cheap anymore.

Well, in this current economic now, crimes are expecting to get more and more, snatch thief, frankly speaking happen everywhere in this country.

There are no place is 100% safe place (if u can remember even our palace got rob of gold some time ago)

Just need to more alert and careful. Always look around before going into a car...friends...

am from Ipoh, and was considering setia city residence (serv apartment)

what you guys think of this property, worth to buy for short term rental (say 3yrs, propably vp by 2020) then own stay?

3 factors that I see will determine its prospect

1)smc 2
2)NHH 1
3)proposed medical center

downside i see, many sri Selangor flats in SA itself, surprisingly many units are eventually intended for rent

any opinion is much appreciated

Just called to their sales office, 80% sold out. Left 14 units for Edulis saja. Got that good sales or not? I thought everyone says expensive and oversupply? Lol or just their marketing gimmick

I think sure no problem, eventually any property that connects to a mall will have good return. After phase 2 mall, i think even more ppl want to stay setia alam.

I dun think the flats and apartments (baiduri and etc) are direct competitors to the service apartments. But Trefoil does provide tenants some alternative.

it depends on how well the phase 1 of setia International zone progress in near future.

I agree that what ever has been done now that your eyes can see...yes the capital appreciation has hit its limit.

for future price appreciation, it needs some new catalyst.

I am confused..
1. Yes a bit far from KL, but near to PJ
2. Since when Setia Alam oversupply?
3. Less Job opportunity? How about SP Setia HQ, EcoWorld HQ, Top Glove HQ, u name it.. all in Setia Alam.
4. Since when Setia Alam developed township? there are still like 40% of land to be developed, and Setia City is yet to come.

There are alot of sub sale choices around SA, I was rounding that area while considering to get a new launch unit... However due to the distance between SA and KL I decided to skip..
