Hey SA folks. I'm just curious on Setia Alam. I was there earlier and I have noticed that it's really really quiet there especially the setia city mall area. May I know where is the central for commie activities there in SA? Noticed that many has benchmarked towships in other places against setia alam too. No doubt that the planning, landscaping, public amenities etc are really up to standard but then again would it consider a success if the activities are slow?

No trying to bash here but merely studying setia alam market as we all know the much anticipated EA is coming up.

Haiz.... Setia taipan shop lots until now still low occupancy. As mentioned by Bat11, major commie activities at Setia Impian shop lots (adjacent to jln meru). The very first development actually started from that side.

northern part of SA will be great,there open a route incoming some resident to come in,and cater some ppl there.i can tell more if u ask..

setia taipan shops are mostly catered for malay/muslim to reflect the majority population there. even the 4 banks that due to commence biz are all Islamic banks.

McD bought a piece of land there...still no sign of construction yet.

why need to drive to meru for McD? you can go to City Mall also.

I went to the Rimba Villa site last weekend. The mid cost apartments actually block off the view towards the cemetery. The cemetery is about 2.5km away, quite a distance from the site.

But I think we don't have choice to support this new link connected to DASH unless another new NKVE interchange to connect to Bkt Raja and Eco World areas. The traffic jam is nightmare in this area now. Imagine coming 2 years there will be more RSK ready.......

some may family commitment, ie to send kids off to kindy and stuff that only opens at 7.30 or 8am in the morning and not everyone here have supports from family - i.e. retired dad or mum to help out.

in the evening - who really wants to go home after 9pm after a long working day in town.

I used to travel on odd hours before parenthood, i.e. leave home for work at 6am and return after 9pm...but that will change overtime. SA needs a long term solution over this, and at this rate more housing projects are tapping into the existing meru link, an alternative is inevitable

Freehold title at 500k landed properties is kinda cheap in Klang Valley. I don't think we can find it anymore it may be very rare case.

Setia Alam is good place to stay 5 years ago. The traffic condition here is really getting worst now. The poor road planning of persiaran meru to SA tol and 3 lanes of NKVE section are the big bottomneck and could be easily becomes a big nightmare in the coming 5 years.

Northern area will be suffering the same although DASH highway will be connected to there. It would be ultimate solution if there is public transportation or LRT system coming up to solve it.
