QUOTE(mthc @ Mar 29 2016, 11:27 PM) Saw a lot of shops empty and a lot of houses for sales and rent too. How is this township doing? I have a friend who bought a semi-d in 2008 for 800k and it's fetching more than 2mil today. Another friend bought a shop but can't rent so just occupied it for own biz. Biz is not doing well also. the commie here is doing suprising bad for big name township. apart from couple of banks... fast foods...franchises...most biz arent doing great. even the mall is always occupied but usually with lepakers i dont see much spending going on. i see LOTS of empty houses with for sale. and the empty land around is testament that sps has much more supply coming. .

i say what i always say. when people tell me an investment is good but needs long term vision i turn off straight away. because the opportunity cost and risk is tremendous while waiting.

QUOTE(Mighty Duck @ Mar 30 2016, 01:46 PM) True. Both investors and those buying for own use (staying) have different point of view. Investors want the best & fastest returns....whereas those buying for staying looking into long time and the prospect of the township. for staying then dont bother so much the investment and value side. just buy and stay. wont be talk talk talk here

setia has no public transport at all so everyone goes around on cars. i never have trouble finding parking at the commercial zones at all times. that's how empty.

QUOTE(samkps @ Mar 30 2016, 07:13 PM) So you still use about 30 minutes for that 8km++ travel and self-claim it is very convenient. Comparatively, should Vipod, Binjai residents laugh at you need to use 30 minutes for jamming in travel while they only spend 5-10 minutes to reach the same destination? then he should laugh at them for paying double triple the psf? what is the point here

But hearsay some big big houses in township far far away also touching mil mil sound. This mil mil sound can buy a decent landed in matured areas near mrt/lrt also ma.. everyday your sarcasm amazes me more and more i dont doubt every property has potential for 200% gains...but some take 2 years and others 20 years.

QUOTE(mthc @ Mar 30 2016, 10:47 PM) Think in Terms of Income, Not Appreciation With my two small investments, I thought only of what the properties would produce and cared not at all about their daily valuations. Games are won by players who focus on the playing field –- not by those whose eyes are glued to the scoreboard. If you instead focus on the prospective price change of a contemplated purchase, you are speculating. There is nothing improper about that. I know, however, that I am unable to speculate successfully, and I am skeptical of those who claim sustained success at doing so. *Above is one of the strategy buffet old man used. Well according to him those 300% appreciation boom in a very short period of time is just pure luck. Duno la.. some ppl here seems to disagree with his idea but the buffet is like some billionaire. Maybe I should just listen to the some ppl here so I can move out from my kampung into townships lo.. Hmm.. it's only gonna be a dream to be a billionaire lile buffet... better don't listen to buffet good quote. i actually wonder despite some people claiming reaping profit of 200 <% (maybe more?) in gains from buying early into setia alam...at what price can it transact TODAY?
