setia alam are divided into 2 parts, the bottom part which is setia impian, setia indah and setia damai are mostly occupied by Chinese. The upper part which is closed to PKNS and city mall are mostly occupied by Malay. Recently, more and more malays are moving into the newly built apartments, i am not surprise to see there will be more islamic banks in setia taipan area.

+1 The newly VP apartments are majority occupied by Malays. From my observation of my colleagues, Setia Alam is like the pivotal township for upper middle class Malays. All my colleagues if able to are rushing to BBB over there.

first of all i havent seen setia alam layout plan, but i like eco grandeur layout and concept.

but i dislike the location of puncak alam, barely empty and far away from anything.
yes in the future will getting better but why take the risk while setia alam are consider mature now.

as mentioned by other people

1)freehold vs leasehold
2) location differentials
3) demographics differentials as well

My loan approved but the rate is 4.6%..its from cimb..i think it is too high or is it ok?
*
its a lil high but normal for CIMB.

CIMB usually only give good rates for high end customers with loan >1M.

Any owners interested in selling their Edulis or 3rd storey subsale units?
