Hi! Everyone! Good Morning! TQ! Wong8981, Grarygan, Klangvalleyrookie and others.

Well, Setia Damai 16, is great! Will check it out. Pertaining on whether 2 storey and 3 storey is are up to the family size and how they plan to use it. 3 storey seem like the trend now, as developer now max the land...small land and more storey. Again both have is pros & cons.

As for me, i will currently follow the trend go for 3 storey as we also consider in the future if our children can't afford to buy property....atleast they still can stay with us...then at this moment with 3 storey good for exercise...save on gym membership..hahaha.....

Yes! On SA Edulis we notice after each new launch SA increase betweem RM 8k-RM 10k started with Caffra RM 783k++ and now Fusca RM 800k++...Edulis should be still below RM900k.....

Choosing a unit at Edulis seem challenging....we love the north side....as it is facing the wetland BUT at the same time facing the cemetery too....so likely still have to choose facing the south side....mmm...
*
It is very far away to see cementary (at least 2-3km away i think) and likely it will be blocked too by the low-mid cost apartments..i wouldn't worry about the cemetary view...

Come 2018 1NIH will add 5000 workforce to SA, SCM extension will be timely as it is planned to b completed ard the same time... Currently the weekday crowd mainly depends on SPS / Ecoworld staffs and companies around SA and Jalan Meru...

i think the mall is very nice...just quiet on weekdays
*
It is one of the rare mall that is crowded both outside and inside during weekends... Kudos to the mall developer and SPS who reserved a huge oval park right outside the mall which is great for outdoor activities like flying kites, picnics, playing bubbles etc during evening

yeap very nice but looks like a lot of the catchment from shah alam n i bliv many of these will be going to aeon shah alam more than setia city mall.. we cn relook these numbers in march/april after aeom opens  biggrin.gif  biggrin.gif
*
SCM primary catchment is not confined to only shah alam. In fact it is primarily cater for SA/ecopark and northern klang + meru residents... Shah alam residents (the real core shah alam area seksyen 8,9, 13,14 etc) will go elsewhere, subang and sunway has plenty more malls, toll free and closer to them also...

ive been to most of the commercial areas in setia alam.. Some are doing OK n some are plain bad.. even the cimb area is below average by commercial standards..

Next time will go to the more 'right' side of sa..
*
Which side do you think is bad, which side do you think is doing OK?

Setia avenue side is not just bad, it is very bad smile.gif

if the mall is just ok how can the commie b better...some so called dead or kamoung commie have more customers than here. lazy to drop by trefoil today but counted lights at 830pm...less than 20 lighted units in both blocks.
*
By counting the move-in application from trefoil mgmt office, trefoil is about 30% occupied (ie: 500 units) currently, out of 1500 units there... Blk C just got their keys 1-2 months ago, Blk A & B were handed over second half last year...

..To upgrade the capacity and capability of GMC, the group will build a 200-bed hospital at a gross development cost (GDC) of RM140 million in Kampung Sri Makmur, Gombak; a 150 to 200-bed hospital in Shah Alam Section 13, at a GDC of RM200-RM250 million; and a 150 to 200-bed hospital in Setia Alam at a GDC of RM1 billion, to be developed with a local or international partner; and a 150 to 200-bed hospital in Cyberjaya at a GDC of RM200-RM250 million

Wow why the one in Setia Alam so much more expensive to develop, RM1bil ??!!

the build up and compound area is damn big, very attractive. just wonder how people choose between this and those subsales in Setia Damai.
*
Setia Damai is GnG, circle collection is not (it is part of Setia Impian). If buyer is considering landed GnG, the cheapest option is Setia Damai , followed by Anjung Sari, then Ecopark or Duta Villa. So depends on budget and buyer's priority.

GnG here means individual title with DMC and proper fencing and guardhse, not strata titled GnG like Duta Villa.

Trefoil subsale price now around 300k for the smallest 486sf unit. Rent about 750-850 for partial furnished, for the smallest unit too.

cheapest unit from developer was around 24xK, it came with DIBS last time.

Hi, anybody have any idea on this Rimba Villa? seems like quite ok since design not bad, own club house, next to Setia Ecopark but without Eco park price and next to hutan...
*
There is a scale model & site plan at the sales office. Info I got from the SA, 32x75 , about 2600-2700sf built up ... Soft launched last weekend, about 20-25% out of 140 units booked.

If you work out the psf price, it is indeed cheaper than EcoPark and Eco Ardence.

I went to the Rimba Villa site last weekend. The mid cost apartments actually block off the view towards the cemetery. The cemetery is about 2.5km away, quite a distance from the site.

IC, I will go and have look at the site also.... I think next to MCA is ok because the apartments seem quite decent. At least not LCA (low cost apartment)

Agree...I think they cannot make this bigger, otherwise it will overlap with SEP offering, ie: 40x85 SMD...
