seeing a lot of banner calling for registration for the upcoming launch of a condo by see hoy chan in ara d'sara
.....suddenly ara damansara is hotting up again.....with many developers coming in for a piece of the action.......!!!!!

MRT, 25acre HELP university and strategic location nearby kota damansara, newly build highways are some of the good indication thumbup.gif

Hmm, I think SHC probably wont price it at same range with Verde and I wont be surprise if it higher range than Ara Green.

Which piece of land anyway?

Ppl say Bkt Jalil is going to be next Mont Kiara, but I think Ara Dsara would be the next instead of BJ.

If its true then the value at 650psf is good. If I'm not wrong, the malton project oppo symphony across the main road is doin not bad. And they 2nd Amaya is coming soon with higher price tag.

Yeah I also got their call few days back. I taught I listened wrongly when I saw you posted RM750 psf.
I was told is RM 650psf and will launch mid of 2013. Still remember she told me got 6 month to prepare.
Nothing is confirmed as they just call to inform only.

At first I taught behind Citta Mall will be this land.

If SHC price it at RM 650 psf, then maybe my expectation for them has drop. Though RM 650 psf is not cheap for lil info as above, but their pricing normally is out of majority ppl reach, circa RM 850-1000 psf.

Unless it is from RM 650 psf onwards, which indicated biggest size of 1,800 at RM 1.17mil and smallest unit should be higher than 650 psf. Or else, if 750 sq ft selling at RM 650 psf, I expected it is sold out within
one day for existing SHC buyers.

Just merely my prediction. I might be wrong.

Bcz SHC has great pool of supporters and long term investors.

Moreover, a size of 750 sq ft generally sell at higher price per sq ft.

If really at RM 650 psf, it has more room to appreciate compare to lesser known Verde's and Ara Green's higher pricing or size.

agree ... there are See Hoy Chan followers, just like there are Tan n Tan followers ...

thats why these people managed to sapu the small units in Uptown (despite ridiculously high price), and leave the crumbs to public during 'launch' .. cry.gif

so I'd expect similar scenario for this .. the small units to fly rclxub.gif

having said that, I'll also be keen to drop by .. See Hoy Chan wor whistling.gif

Bcz 750 sq ft price point is not as high as over 1,200 or 1,500 sq ft condo.

Doubt the buyer will buy 750 sf for 3 adults for living but if those really want really want good condo due to security or etc,and not willing to pay higher price tag, in future, its no harm that they buy this kinda size of condo.

There are two Lrt station under construction nearby Ara Damansara areas.

One will be at NZX there (next to Eve suite or next to D'man ria)

Another LRT station would be near Dana 1 Commercial area (Next to pacific place or near symphony office or roughly about 400m distance away from citta mall)




The nearest MRT would be at Kota Damansara.

I just google the entire map of ara damansara and I find out that Cittamall and SHC land in 2008 it is a big lake or swamp.
You guys can check it out at Google Earth and check it at historical time.
My 1st concerns is that SHC land is LH.
2nd it going to build on previous lake that have been fill up with land for about 4 years ago.
3rd Starting from RM650 psf, I guess that RM650 is for the big size units of 1800sf. I guess the 750sf will be more then RM650 cry.gif

With tht type of pricing & it's freehold, frankly I'd be worried.

The pricing for psf eventho it's leasehold is considered good for a SHC project.

Was told by SCH that this is the exact location. Also limited info from them: Lease hold service apartment, 700-1800sf build up, RM650-700psf.
Still not yet finalise number of block and unit. Will only launch mid of 2013.

Invest base on your own feeling and capability. If follow others, there will be never ending choice and u hard to make decision.

For me, i will take shc unit. Becuase its location is walking distance to citta mall, quality of shc even is shit quality still be not be worse than ara green or verde as i feel. The management will definately be good and nearer to lrt station and main road.

The price a bit hight which rental of 1.8 to 2k not easy to cover installment if with 90% loan. Those people from the mentioned project are very active in these forums. Dont think they take criticism very well.

As for your landed property, u all should apply for fenced & guarded since there are so many crime cases in your area. Do u guys have RA? Compile police reports & apply to the authorities (MBPJ/DBKL/MBSA/MBSJ). Residence have to fork out extra money to build it though once approved. But better than someone being robbed every week.

7 blocks is pretty high density. So cheapest entry is 750sq ft * RM700 = RM525k

Its Leasehold land like PSK, PNK, Citta Mall... and now the SHC Condo.

Slack la buying & selling leasehold props. Land office work at a snail pace.

Is it SHC land is leasehold because previously it is a swamp or a lake, they just reclaim it.
Same goes to Pacific Place last time is a dump site.

Verde (next to ara greens), pricing ok. I think left 2 units. 99% sold out.

At the moment, the pond is being rented to fishing hobbyists and there is big wooden building with 6-10 lorry, not sure what they are doing. Just pop over and see for yourself. That land used to be flat but somehow was dumped with soil from dunno where till it is so high.

Everyone mentioned about SHC, Verde, Ara Greens but what about Oasis Corp Park (under con next to Citta Mall) and the recently completed Oasis Square by Sime Darby? How do these Sime Darby developments compared to SHC/Verde/AG?

If not mistaken, Oasis Corp Park is a "Mix development". It consists of hotel, offices, retails shops & serviced suites all in single place.

While Ara Green, SHC Residence, Urbana & The Verde r developed exclusively as residential. Different.

On d other hand, Oasis Sq serviced appartments dont get much talk about either.

I think it should b Puncakdana's. And I also think Puncakdana has moved. Their office used to be beside PSK. Now it's gonna be hoarded up.

From d satelite pic u attached, Urbana isnt very big at all.

Bro, Ara Green has the Aragreen Village next door which has retail, medical center and last heard Somerset like the one with HSC medical in Jalan Ampang will be there...

Any reasons why Oasis being a good project is not booming? Always scratch my head...

went to oasis square the other day. occupancy for those suite is around 40%-60%, office which are mostly empty but those retail there is so so. In the afternoon there are more ppl compare to night. I was there around 9pm to 11pm

The retail are mostly F&B restaurants. Not too bad too. I feel this place is slowly but surely picking up. Was told the serviced apartments are starting to fill up too. Just wondering how SHC's project will fare cause it is around the same area before making a plunge.

Heard that the Jap Int School might move...if thats the case... will it affect market for Japanese tenants?

Its a ridiculous price. As if Ara D'sara is so luxurious. There's nothing to tht level around it to demand such pricing... Might only consider if under RM750psf.

Below is the details of the project : -
Total land area : 7 acres
Total Block : 7
Total Units : 700 - 800
Built-up area : 750 – 1800sf

So density is 100 to 114 units per acre for SHC and leasehold.

Aragreens is 700 units over 7.5 acres so is 93 units per acre but sizes range from 680sf to 3500sf so more family units and freehold.

So does SHC price suddenly made Aragreens n Paradigm Residence price looks reasonable now?

Looks like SHC has an image to live up to...die die oso cannot lose out to others in terms of premium pricing. They are a pioneer builder in PJ with good reputation and definitely have a lot of loyal followers, so not worried cannot sell. notworthy.gif

How about SHC highrise project in One Utama ?
People say SHC only know ho to do landed property all these while.

BU9 is built by another company under different branch of teo family ie one that built Bandar Utama. SHC is one responsible for damansara Uptown. They have two towers over there ie residential apartments. Small ones under Lifestyle tower sold out within a few hrs on public launching. Still have a number of big units ie>2200 sf available. However very selective on buyers. Heard that there was a spore group that offered to buy up all the available units at 850psf with 5% disc but shc turned them away coz they afraid they may spoilt market by selling after vp. Very loyal to their customers and that why they have a loyal following as result. Geng chau! How many developers like this?

noted. But my though is can developer actually chose buyer ? they turn down offer from Singaporean is because of 5% discount request.

5% discount is what is offered to public. At first, spore group offered to buyer up at 10% discount, got turned down..later relented and offered to buy at what Shc is oredi giving to public ..oso got turned down. Developer has renamed this Project " Potpourri". No indication on pricing yet but heard around 800psf initial launch for internal and loyal customers before discounts rising to above 1000psf by time launch last tower.

My info is outdated then.Mine was back in Aug when i visited the sales gallery for Uptown Residences. They placed a map of Ara Damansara over there with an arrow pointing at the location. So out of curiosity, i asked him.

I bought one SOHO at Oasis mid this year as I was impressed with the overall masterplan and also LRT factor.
I thought the price in psf of RM690 is high but now I rethink back, every latter developments in Ara Damansara are almost above this price already.

And all the developers seems like joining the bandwagon in Ara Damansara.
Really hope A.D can turn a self sustain township and unlike the past 10 years as sleeping dragon.

I went to Oasis Square for dinner on last Saturday, no bad, many restaurants already open. Maybe still early, i don;t see crowd. Hopefully with more people shifting in to the condo, the biz will be better.

Yep, that's true. Net price on S&P will affect those with tight cash flow. However, SHC loyal followers are cash rich. Many of the buyers for Uptown Residences and Seringin bought with cash! Real geng lot.. whistling.gif

Probably some technical hiccup coz I can't see what advantage they have in launching it next year, to be honest. Not good timing especially with all these negative cost announcements not that they could have known about it..

A man in the street will think the same that this is worse that 2008 recession.
However, I do know a few of my frens still buying (not the typical investor, but lately only start to buy in the worry of house price increase) and those projects they are buying is kind of pricy and with small built up.
So I believe there are many more out there in keep buying the properties now (yes, some developers is using sticker game), but the way they price it they definitely intend to sell out, in regardless of how (con people ?) or bulk sale.

So people here are really amazing cash rich.

I am thinking to buy another small unit in Ara Damansara, after getting the first unit in mid year, but also cannot tahan the price now.
But i personally think this area has better potential among other area in KV.

I think SHC is going to be the last around the area to launch... It is already the last.. Probably waiting for H2O to sell 90% then only launch theirs.. No competition, it's a SHC project but leasehold... Myself also bought into AD for own stay (or turned into investment if price increase a lot...)

Property prices will continue to increase due to inflation.... We need to thank ah jib kor actually...

Latest I heard is they will do a soft launch for internal folks before CNY. Launch for outsiders in Q1 after CNY. Price around 830 psf ...net but fully furnished. Not official as they seem to keep changing every week. Will be interesting to see how this goes...won't expect BBB though.

if price is 'just' 830psf, is quite similar to Titijaya's H20, right ? then plus SHC' group of loyal investors, maybe can BBB again ?

Wow.. Price is quite steep...
800 sqft.. meaning a 750sqft lot would sums up to RM 600,000..
And not sure if they will launching what type of layout.. maybe all bigger units 1000 sqft above.

RM800+ per sf, smallest unit around 520-570sf, you do the math. Foreigners only can purchase the bigger units above 1mil.

They will only launch 2 blocks first for the whole development, there's many different sq ft to choose from.. each should be around 15th floors only. Average price definitely more than RM800 per sf.

There will be clubhouse and a lot of other facilities ...

Can only go by special invitation....

Only open 2 blocks.... Most units go for RM 810 psf & above, except the largest unit @ RM 672 psf.

came accross this project via their official website. Looks superb! and practical layout especially the Family blocks.
Let down by leasehold title. but might not be any concern for others. near to LRT n next to Citta Mall.

Love the location, so this is leasehold serviced apartment? The link bridge to Citta Mall is a great convenience to the residents here. Looks like anything above 1000sf get 3 car park, and those below will get at least 2 car parks. Very generous. Love the rooftop units. However, does seem a bit high density, with more than 700 units ?

There are so many types of layouts, almost refreshing. There are some hanging units too lol

More than RM800++ per sf, soft launch (only for family members, friends and staffs) already more than that...
Lower level like 1,2 and 3 already like going at least RM700++ and mid ones are like RM800++ and high ones are like RM900++
So during official launch don't hope for such prices lo ... Hanging decks, very very limited

and yes the layout is superb, but they're not launching all at one go. Each block will hv their own 'featured' facilities, ie Visual room (they will play movies and residents can join for movie nights etc), a restaurant besides those alfresco style shoplots, and the live & play block will have a pool on the roof (one can book the place for party etc) .. besides those, 2 tiers security guard in entrance ... you have many featured parks... bcos the name is called potpourri?

One of the best condo in town offering almost a full fledged facilities huh?

No idea bro, we are just exaggerating the story, cos I remember the last time SHC launched a landed project, the queue was a few days before the actual launch.

SHC provided Tents, Food and Drink and Security for the crowd, a few hundred units being launched, all like > RM800K like 8-years to 10-years ago.

Sold out in 1-day.

I see their showroom from those photos...similar concept when they sell uptown condo...also need to show sms to verify.....I guess this too....

For PJ, this is a strategic location.....link to many highways, few nearby shopping malls...LRT, international school, golf course.....interchange with future LRT 3 to Klang/BU and to MRT at 1Utama

But of course, many condo around there too....do your survey...

As for the lake history....yes, that is true....I survey this area before their fill up lake, lake was an illegal dumping for rubbish.......then I guess later land sold off, then filled up to be developed.....only condos and apartment beside the old small road is on solid ground.....others are semi swamp or lake....

maybe that is the partial reason why they don't build more floors.....also due to planes too I guess.....

There is still a small lake nearby where people go fishing..

All the high rise nearby are normally not higher than 15 floors due to the airport...

utilities under commercial dun play play wor....I got one office unit tat management charging kaw kaw....every month need to pay 500 ringgit ...not include electrical bill....water bill can cost me 40 ringgit without using it (when my unit untenanted...)

if 650-750k for 750sf, i wonder who will buy from me after 3 years at 850k
seems so impossible now but who knows, 3 years from now, maybe 850k-900k will be the norm for a 750sf place
if rental, still need 4-5k a month to cover the loan payments.

PJ area will lead the property price to greater height in Klang Valley. Furthermore, this place carries the name 'Damansara'. I am not surprise if it can go up to RM 1,100 psf soon in PJ laugh.gif

The below 1000sqft get 2 cp quite generous. So if studio also get 2 cp. above 1000sqft get 3 cp.

Design wise looks good too. 1800sqft looks so grand biggrin.gif type C 1200sqft looks nice for own stay too. Close to lrt, mcd beside, citta mall just behind.

Pacific place, potpourri, Ara green, verde, h20, maisson, sime developments.

But with subang airport highway always jammed during rush hour, road to ldp will bottleneck at the housing area and tunnels (through NSX or passing pacific place). Road to KD also not so good access. I don't think Ara will do good in 4 yrs time once everyone VP. I don't want to imagine...

Concept nice but looks a bit dense due to maximizing number of units becoz of the height restriction to 15 floors, 750 units total but nothing beats the super 1xxx units high density of H2O. Verde OKR has facilities on the hanging bridge n this has units on the bridge itself!,

Those units facing the pool will be quite dark becoz of close distance between the towers, unlike aragreens, which is more generous with the common area. Brochure said the balcony capitalize on views of ara damansara township which to me becoz of the low height at least half of the tower are too low to see far anyway

Furnishing looks quality n the Rm20k optional package looks worth it which is surely subsidized, but does this means that part of this furnishing cost already factored into the pricing for the bare unit? The usual argument would be if most people would opt for the furnishing upgrade then your unit would have no competitive difference against others. The U-Box is interesting n wonder which furniture outlet is currently selling this?

Lowest entry I saw today is 755 sf at RM610k at lowest level 2. Generous allocation of 2 cp for 1 room unit but as said before it would be better to have at least 1+1 room for better flexibility n rental value which is offered by their 8xx sf unit but the price already nearing RM700k for that

As at 2pm today, I would say its about 6x% booked only, quite a lot of 1 room units available while the 9xx sf 2 rooms units are more popular. This is unlikely the response rate of a SHC project where desperate purchaser FORCE the SA to take their booking and mind u, only 5 out of 7 towers are open upto today. This also means the cronies did not saps that many units after all. I can conclude that with the current supply coming at ara damansara, the competition will surely heat up and projects which vp earlier would have more time to let market demand absorb the supply. This project expected vp is feb 2018

I see not many "young" people, mostly families or parents with adult children. If these group are under LTV 70%, no rebate policy may filter out those not ready to part with high cash downpayment

There are a few limited 525 sf studio but not opened n from the DL price starts from RM558k so does it means these are at Rm1xxx psf up

Leasehold is still a pain when other projects nearby are freehold except maybe pacific place but that is now subsale at rm650 psf, more than 20% lower

Yeah me 3, I really liked the hanging deck unit, it's quite unique - only 6 units available! I think 1 was sold, but at RM1million for 1138sf (1 bedder), that's almost RM900sf! Commercial leasehold, no rebates or easy entry, it's quite hard to swallow.

The hanging deck look nice.... but i just don't feel secure sleeping on those units.. just my feeling.

Any expert feng shui master can give advise is it good or not, because you do not have solid base.. and hanging?

Hopefully it will be moved since the surroundings demand development in such large scale, ie Kwasa D'sara. But then again, They're still pumping $$ improving/planning for Skypark's future with additional train serving to the old airport.

I dislike the Tandem design, very inconvenient.

Can share your info or PM me?

The project is under Commercial title but they said will apply for Residential rate for the utility charges, but again.. yet to be confirm.
Although is Commercial, but it is under HDA, hence, resell value should be able to get in the future.

Can any buyer share the info about Bank loan package as well? The SA is suggesting Maybank as they have very flexible package.

Oh.. 871sf also nice. Is it facing the Pool? 2 Parking next to each other are perfect, The SA told me that all 974sf come with 2 Tandem Parking.. haiz..

We need to pay maintenance fee for car park? I never heard of it from SA.
As i know the maintenance fee is calculated based on unit size only la.

I doubt if SHC will do such kind of nonsense.......

the SA told me the land has been converted into residential, so rates are residential instead.

so this is a leasehold project? what a big letdown, nice design etc. but....
booked one unit, but not sure if still wanna proceed with it.

What u expect? Even bridge between tower has duplex units for sale n is in fact marketed as an unique selling point. But u enter bedrooms first on the upper floor while the living hall is at the lower level

Total around 750 units, no rebate, from Rm800 psf for smaller units, add Rm20k for furnishing package

Total 8 towers, launch 5. The 5 towers probably 7x% booked

Well, you gotto take note quite a fair bit were taken up before release to public. The amount was not clear though once could guess between 30-40%? Means they only sold 100-200 unit on the first day?

The small size n the big size units are slow moving

The side facing citta mall below 5th floor will be staring at the wall of the mall! further up will be staring down at the roof of the mall

One side facing very close to oasis corporate park, one side facing school n one side the old apartments

Those facing inside pool has premium of RM50k

Sales considered good for most developers but considered slow for SHC

Actually the response is not too bad. When I placed my booking 2 weeks back, it was at about 50% (5 blocks) but when I went back yesterday for S&P they launched the 6th block and the overall take up rate is about 60-70%?

If I remember correctly, the SA said bed, carpet and one more (I think it is TV) not included.
But RM20K still a good package, where lights and plaster ceiling also included. rclxms.gif
Why not bed, carpet and TV also? These are not that expensive

Dropped by short while on Sunday mid day, lot of serious buyers especially so many serious
silver hair looks like loaded SHC supporters.
I think no problem for them to hit 80% by this month or early next month.

I am impressed with their model house where you can sink down the front blocks to
see the blocks behind. Quite innovative, beside the movable cabinet at the access to washing machine area.

IMO, at this price, the yield may not be attractive.

Yup... agree 20k for furnishing is a very good deal. This really make entry easier as we don't need to think too much on the furnishing, get quote run around compare price and liase with the contractor.

3 items excluded, if my wife heard correctly is TV, carpet , and comforter. So the bed is included. Even curtain is in as well, as the shoe box/cabinet at the entrance also in the package.

Fridge and washing machine is Bosch, which suppose to cost a premium.
The movable cabinet is call U-BOX... it really seems to be a space saver.

Yup- it is priced premium. Nova is 650psf? Ara Green 700?

Why not bed, carpet and TV also? These are not that expensive

Dropped by short while on Sunday mid day, lot of serious buyers especially so many serious
silver hair looks like loaded SHC supporters.
I think no problem for them to hit 80% by this month or early next month. 

I am impressed with their model house where you can sink down the front blocks to
see the blocks behind. Quite innovative, beside the movable cabinet at the access to washing machine area. 

IMO, at this price, the yield may not be attractive.

Maybe bed is quite personal as different people prefer different type of mattress, old people prefer harder one, couple prefer softer one etc etc...so cannot please all

How can the furnishing package cost only RM20k? The cost is already factored into the selling price before the furnishing upgrade loh...

Ara Damansara does not have the high rental demand to support the yield...

I agree. SHC's reasoning is that since they are mass producing the furnishing package, they are able to get them at a highly discounted rate - which makes sense to a certain extend too.

Sort of agree to this.... and there are many new or in progress launches around the area.
Hopefully the Sime Darby have more retail/co-orperate launches tat could make this area a mini "Hartamas".

Btw- Oasis Condo renting out like Rm3k for 1100sqft unit? that is decent right?

I stay in Ara since 2003 & own 2 landed properties there. Never fancy condos until I see the concept of Potpourri, I think it is a good buy. 5 minutes walk to LRT and most importantly it is connected to Cittamall. The mall have child care (International), cinemas, restaurants & grocer. Most importantly, the renovation and furnishing for my unit (974sqft with 2 bedrooms) would cost me at least RM 150K if I do it myself, now is all covered under installment (cash rich developer). I took 35 years loan and only start paying when it is completed, monthly instalment is about RM 3.5K. I think the rental by then should be more than that smile.gif

Or Basically the interest during partial draw down will be added back to the loan amount ? tongue.gif

Why i said so? Because 975sf x900psf=877k, the unit 1250 only go for 950k, that is only 73k extra to get extra 275sf. The extra 275sf only cost less than 300psf, so cheap. So funny that people didnt choose this.

Is it because of most people can only loan up to 700k-900k? ?

the RM20k furnishing option apparently is granted for sizes below 1,000sf only.

however, 1,000sf and above should come with 3 car park instead.

not too sure if all i have mentioned is still valid or not.

To be exact, both were on 13th floor, 5k premium for each floor higher.
975 was 880k, while 1250 was 940k. So the delta is even smaller.

Well, 975k with option of the 20k reno package- means with 900k can straight rent out fully furnish
larger unit dont have this option and need hassle to do reno ( like rm 50k?) time and lot of trouble.
Also larger unit harder to rent out? and cost more on maintenance fee.

anyway- 975 were 2 bed room+2CP. while 1250 were 2b+1 study, with 3CP.
in which the study could be door up for a small room.

So- 1250 seems to be better value for money- and offer more flexibility for rental. I am very used to staying at landed- but now looking at potpouri facilities- it really attract me- and would consider staying there upon VP.
I could then do away with maid, each of the boys with have a room.
