Maybe got BIG discounts and furnishing? What's the density vs Aragreen?

Looks like SHC has an image to live up to...die die oso cannot lose out to others in terms of premium pricing. They are a pioneer builder in PJ with good reputation and definitely have a lot of loyal followers, so not worried cannot sell. notworthy.gif

BU9 is built by another company under different branch of teo family ie one that built Bandar Utama. SHC is one responsible for damansara Uptown. They have two towers over there ie residential apartments. Small ones under Lifestyle tower sold out within a few hrs on public launching. Still have a number of big units ie>2200 sf available. However very selective on buyers. Heard that there was a spore group that offered to buy up all the available units at 850psf with 5% disc but shc turned them away coz they afraid they may spoilt market by selling after vp. Very loyal to their customers and that why they have a loyal following as result. Geng chau! How many developers like this?

5% discount is what is offered to public. At first, spore group offered to buyer up at 10% discount, got turned down..later relented and offered to buy at what Shc is oredi giving to public ..oso got turned down. Note, they can always claim the 5% is shc's right and not automatic. Can oso turn away bulk buying to protect their products if they suspect will negatively impact their loyal following.

Developer has renamed this Project " Potpourri". No indication on pricing yet but heard around 800psf initial launch for internal and loyal customers before discounts rising to above 1000psf by time launch last tower.

When was this? My information was last week but then its only a guesstimate as I don't think the pricing is finalized at this point. Neither is the sales package ie discounts and freebies.

Yep, that's true. Net price on S&P will affect those with tight cash flow. However, SHC loyal followers are cash rich. Many of the buyers for Uptown Residences and Seringin bought with cash! Real geng lot.. whistling.gif

Probably some technical hiccup coz I can't see what advantage they have in launching it next year, to be honest. Not good timing especially with all these negative cost announcements not that they could have known about it..

Latest I heard is they will do a soft launch for internal folks before CNY. Launch for outsiders in Q1 after CNY. Price around 830 psf ...net but fully furnished. Not official as they seem to keep changing every week. Will be interesting to see how this goes...won't expect BBB though.

Previously named as Senseous. New name probably not officially announced. Anyway, this was what was told to me by insiders though I wouldn't think its any big secret. Watch out for it when they launch. cool2.gif
