60k different only? And 1 extra car park, 60k -25k (the car park worth at least 25k i am guessing). So just 35k, even that 20k option available for less than 1000sf, it is actually no need to think at all to choose 1250sf, the best best buy if you die die also want a unit here. Many house buyer today failed in mathematic? Or i miss out something here? Need to more money for maintenance is people concern about?

you should buy those around 1869sf units or bigger units. even cheaper - less than 700psf can get

I am one of the buyer for the 975sqf unit, I suppose the reason why i've chosen this size s because of the affordability even though I am aware that the bigger units are cheaper in terms of the per sqf size, and from my experiences, it is easier to get a tenant for rental later on for a smaller unit. Even though the differences of both units are not significant, but getting the 975sqf has already hit my maximum budget. thumbup.gif

i think earthkid shared a very good point.

case in point:
even though marginal differences in pricing between these two units but huge difference in sizes (approx 30%) and 1 extra car park.
the pricey guy have a huge advantage, almost instant readiness to receive tenants upon VP.
tastefully furnished
covered under DLP

the bigger unit would:
pay more maintenance fee
need to furbish. time, cost, quality issues.

sometimes prop investment is also an art form rather than just pure numbers.

nk boss, did you get the bigger unit for covillea or the smaller one?

The furnishing deal is good (doesn't apply to type A B C design, only D onwards), you need to be there to see it. With GST coming in, I doubt you can have such furnishing done for RM 50K. It's fully ready, even with bed frame and curtain.

Boss, if that's the case, what is SHC sales strategy by not offering the furnishing package for units above 1000sf?

If they charge a high optional cost on furnishing package for the 1250sf unit say at RM50,000, doubt purchaser will not bite...

Can purchaser approach the same ID company and do a private deal?

and a pretty darn good one too.
am not at liberty to reveal my opinion but reckon it's a damn smart move on their part.
simply brilliant!
i learn something from this and would definitely be applying this strategy for my upcoming jobs.

I think you got it wrong in both account:-
a) bigger unit if same rental will easy get tenant (if you don't care about yield)
b) 2 carpark also easier to get tenant.

I suppose I do care about the yield, even though the 975sqf unit might not even bring a superbly good one, but at least I can have some support for the monthly installment, and also, the unit that I bought is coming with 2 car parks in case you are not aware of it. nod.gif

I'm not aware you got 2 carpark. Normally 1 carpark is bad idea for condo. I'm not sure why people even want to buy a condo with 1 carpark. LOL.

Actually the yield is not much different between 975 and 1200. Have you calculate it?

Boss, covillea different case, those bigger units 100sf extra with excellent view i need to fork out above psf that i pay for small units. But those big units with not so good view am not interrested.

So you got go in this project?

Last I heard, all units above 1,000sf comes with 3 car parks and yes, it is still valid.

Yup. Confirm 3 CP even 2B+1 but 2 are in tandem ( blocking one another). At first the 2 cp I got for 975 unit was at lvl1- which is more ideal as brighther w fresh air. After change, It became B2 instead. Well- can't expect all is perfect.

Anyway- what do you think such place would fetch in term of rent? 2k for 975 possible?

Seems pacific place just VP and many vacant unit flooding ipropety

U only expect 2k rental for investment of a fully furnish unit for 880k. That would be only 2.7% gross, even lower than 1 month FD
