TLS has launched another project within the Mutiara Heights area following its successful Mutiara Villa sales. This time its a condo (yet another one??) called Ivory Residence. Not to be confused with Ivory Residences by LBS in Saujana Putra (these developers need to think of names that still havent been used when naming their projectlah haha)

Price / Sqft = starting from RM 275

These are what they offering now:

Size:starting from 1288 sqft (quite big and comfort for small family)
Price: Starting from RM353,520 and above
Booking fees:RM 1000.00
D/payment: 1% only
FREEHOLD!!
Maintenance fee: 0.13 sen/sqft - around RM 180/month
Price increment of 1K per floor

Got 3 view (Sg.Jelok Forest Reserved view,Kajang view and Swimming Pool View, I bet can view Twin Palms also from here haha..shud be a nice exclusive view)

This is again yet another condo project, dont know when 2015 comes how the supply of condo is going to be like in KV rclxub.gif ....

Since MRT is station is going to be built near Tesco Kajang this should be a good one in terms of connectivity not to mention all the available highways surrounding it...but again not sure how high rise will fare in Kajang, landed yes but high rise still a doubt.

IMHO:

This is the 1st high rise development within the vicinity and its within a mixed development planning by TLS (Mutiara Heights)
Mutiara Heights mixed development planning - 3-storey terrace Mutiara Villa (SOLD OUT!!), Ivory Residence (Condo), Clubhouse, Shoplots etc
Easily accessible from highways - SILK - Balakong, SILK - Besraya, Grand Saga, LEKAS
Within matured area of Prima Saujana and Saujana Impian
Got 2 AEONs few kilometres away (Cheras Selatan and Mahkota Cheras)
Just behind Twin Palms (Exclusive G&G residence), next to Saujana Palma (Semi-D), Suria Saujana (3s & Semi-D), can view Golf Course if your unit is facing the Saujana Impian side
Future MRT station just about 3km away near Tesco Kajang
Surrounded by amenities, banks, McD, PappaRich, Giants, Tesco, 3 petrol stations within the neighbouring Prima Saujana and Saujana Impian

Cons that I can think of:

Quite near to Kajang Prison (can be -ve or +ve depending on ways you look at it), I see it as benefit since its near authority so crooks will be afraid to come near and how often we heard any prison break in Malaysia haha..
Sunway Quarry
Not sure who will be the tenants
Some people still have bad taboo with Kajang and I dont know why haha

but for flipping I think with the entry price...100k min appreciation wud be possible after VP

yeah, this is better than the TLS project inside sg chua. more potential due to future MRT. easy accessibilty from sg jelok.

entry price also good, any rebate given?

can pm me the SA no? im interested to see this since NAZA TTDI and paramount doing so well there

Why need to fade the number coz I thought it would be easier for potential buyers to call the sales office straight if they are interested hmm.gif ? coz later afraid many people will ask me for the number haha...anyway I dont know whether they offer any rebate or not...and Im not sure if the entry price is after or before the rebate/discount...normally TLS wud normally give early bird rebate up to 5% and not sure about bumi discount...last time for Mutiara Villa it was 5% bumi discount and 2% early bird rebate if I could remember correctly...

Trying to find time also to visit the sales office....

I just went to their sales office. Maintenance fees about 0.13 per square feet, translating to bout rm180 per month inclusive of sinking fund.

eh bro u were there aaa haha....I also went there but cabut already by 10.45am....still plenty units up for grab and they only launched the 1st block, got 2 more blocks and the price shud be higher lah when launched...I second every info that bro firdaus87 stated...will add to the 1st post....will also upload the layout later when got time...

if TLS could materialise an exit from SILK (Twin Palms) side towards Mutiara Heights that would be awesome!!!

Sorry to ask all taikor and tai ka cheh here smile.gif i am intended to invest in kajang but i am not familiar with this area at all. May i know where is the kajang hub? i only familiar with kajang mewah/reko (bcos of a lot of eatery are tongue.gif )

i am totally out with Sg Jelok, Jelok Impian, Saujana Impian (got a golf club there right?)

As a newbie like me to invest in kajang, someone introduce me to invest in Kajang 2...is it worthwhile?

1st phase (Block A): 13 units per floor
2nd phase (Block B): 12 units per floor
3rd phase (Block C): 7 units per floor

Block A has 21 floors....dunno bout the rest

kajang 2 succk big time, bad entry, next to high pylon, ktm rail, forest which hiding alot immigrants, no amenities, no commercial.

Sg Jelok or kajang perdana is the next big thing after saujana impian

enter now to avoid disappointment later

BTW, if u noticed near kajang 2, there are one highrise apartment or condo left unoccupied for more than 10 years!! good for haunted documentary

when i was there earlier, all pool view with unit no. 8 has almost been booked except few lower floor units(1,2,3,4 and 6) and 21 floor.

I would believe so since half of the Block B will face the swimming pool and the forest reserve directly but the other half that face Sg Jelok will be much cheaper I think

Hello all, I am a buyer of Mutiara Villa at Mutiara Heights, neighbour to Ivory Residence. I have to admit I am quite happy and relieved to finally see the photo of Ivory Residence since I will be seeing it everyday for many years to come when I move in to Mutiara Villa.

Ivory Residence is very beautiful and modern building, lots of green and facilities. Looks better than most condominium at Mont Kiara really! haha. Also excellent neighbourhood and location.

Will be going to TLS office this weekend, I will probably get 1 or 2 unit.

Kajang Condo rental is very strong. I expect fully furnished Ivory Residence can get RM2K rental per month. By the time it is completed in 2015 could be worth RM500K already.

I think this condo is very good, let's c some pros
1St, price psf for new condo is the cheapest in Kajang
2Nd, first condo in the vicinity
3Rd, 2 minutes driving distance away from mainroad, have a distance but not far away give good living
4Th, surrounding with gated guarded new houses (mostly Chinese buyer)
5Th, have McDonald, paparich, giant, standard charted bank, bank muamalat, shell and petronas petrol station and Tesco 3km away
6Th, one road straight away reach Cheras, kl and seremban through lekas highway in reverse road

Cons
The shop there mostly Malay business (no offence), but no convenient for Chinese (lack of Chinese restaurant)
No nearby schools

But since pros is far more than cons should say this is a very good buy!

Highly recommend the unit facing swimming pool. Good buy.

TTDI Grove shoplots also going to be completed by 2014 on both sides of the mainroad, including those of Kajang Walk and existing Kajang Perdana, the whole area will become much more buzzier than ever when all the residential projects completed come 2014-2015

The traffic light in saujana impian become worst each day.

Still plenty of housing will be Vp within next one year.

for my own perspective, forest view consider good also since got broader view and looking green everyday make days fresh. But when come to night, the view become dark in whole piece, nth more can c. On other hand, you gain some lighting from swimming pool view, people walking around, enjoying fun with water..make the picture more vividly. right?

Yes, I went to the sales gallery last weekend, I really think the forest/twin palms view is much better and it is facing north east direction. morning sun + fresh air. there are still many units left for this direction, however pool views most gone and with higher price tag!

Not Silk Highway but. Cheras Kajang Highway is about 4.5km from Ivory Residence.

Cheras Kajang Highway = 4 lane each direction
But the Persiaran Saujana =mostly 2 lanes each direction

Ivory Residence is almost build on higher land. If flood most sorrounding areas will flood first ( eg Twim palm) and Ivory Residence should be the last.

as i know from the SA, they will be a semi d project just beside the condo, after that, it will be the forest reserve. so, no matter how, the part near to condo will be botak for sure, but not the further part.

I only can do doubles, not fit enough to play singles.

the land peri-peri mentioned is going to be built eventually, but the forest reserve beyond the SILK highway will be safe for a long time. Massive green lung for the whole area. It's a huge mountain you know!

if going for swimming pool view unit, might as well take the one on the ground floor, have direct access to swimming from balcony.

Or 1st floor if you are Pandelela Rinong, to dive straight into pool from balcony!

I think can use, after all the exit is before toll, no reason SILK wants to deter new income stream. smile.gif

That's wishful thinking, I can see the avalanche from cheras mahkota and sg long. Saujana impian, mutiara heights and NAZA's properties are under serious buying pressures, so immediate as the exit from silk highway is already in place waiting to be unleashed.

This neighbourhood will be buzzing like PJ very soon!

I prefer middle, if higher floor longer time to reach haha, top floor wud be too hot, lower floor sometimes problem with mosquitoes n flies, summore this project doesnt have multilevel parking, lacking panoramic views, so middle just nice

Pearl avenue condo show unit in TLS office, but Ivory Residence have similar layout. Overall satisfied with the show unit workmanship, but it will best if they can offer porcelain tiles for whole house and ceiling height for tiles in bathroom, no show unit for Ivory Residence yet.

Not confirm yet, the staff also not sure. Perhaps potential buyer can request for this from developer. smile.gif

The surrounding landed house build by other developer, so far only two projects by this developer in this piece of land: Mutiara Villa and Ivory residence.

My SA told me there'll be clubhouse in between Ivory Residence and Mutiara Villa for the residence there. The clubhouse is also meant for the residence for their future development so it should be under TLS as well.

Excellent level to view swimming at level 1&2 . I think TLS will operate a fitness centre at the clubhouse, just like the one at sg chua. For those who's unfamiliar, it is something like celebrity fitness where ppl gets fits by merely looking cool.

something like extra yard for you..it means balcony larger bit loo.. and maintenance fee higher also... i won't choose that one IMO.... same level or near to pool... no privacy and noisy...

The extra yard can be very useful. Last time when I stayed in condo, saw people play mahjong there, dry clothes there, and make it as main entrance also.

Showroom and site is different ... site at saujana permai (if not mistaken ) while sales office at taman sepakat indah... correct me if wrong ...
You should go check the site first before go to sales office ....

Their sales office don't have show unit yet but they do have show unit from another project but design is similar just for you to get a feel of it. There's no show unit at their site as well. You'll be able to make booking at their sales office la. I can intro you the SA and contacts, just PM me.

True, the showroom and site is different. And the showroom there isn't the one for Ivory Residence, just a similar design from older project (with smaller BU). Probably ready when they official launch it.

If want to have a Garfield at home must take garden unit. Only very few units are available though.

hmmmm when i was at the sales office last sunday, a lady from public bank was there and she has been asking me for my documents. i am in the process compiling all the right documents for the loan approval. I will see her sometime tomorrow hopefully.

True but quite old property, that u need 10% deposit, this u need 1% deposit, no need renovation lagi, lawyer fee absorb, free aircond and etc etc....

Nearby still got Saujana Palma, forget already either double storey or three storey... selling approx 850k onwards...

From what i know from their SA, what they are trying to do is similar to Desa Park City vicinity. Exclusive neighbourhood surrounded by a mixture of luxury bungalows semi ds and condominium. If im not mistaken they will build a recreational centre just for the residents. Plus point for buyers here is the matured development nearby Giant lots of shop lots ( famous nasik kukus ) and papa rich around just to name a few. MRT will be operational in 5 years and the saujana impian station is nearby.

Correct me if i am wrong please. This is just my humble observation. Spent a good 4 years in kajang when i went to Uni in Semenyih.

Do you know the development master plan in mutiara height? When I asked SA, she told me the total land size is 80 acre, 20 acre for Mutiara villa, 20 acre for Ivory residence, there will be new condo and recreational center in the area also.

Also any details related to the recreational center? Is it just a building or any landscape or outdoor facilities?

The recreation center will be a building from what I gathered. Even though Ivory Residence already have outdoor gym, badminton hall and etc, the recreation center will need membership to use it. That's where they get the money to maintain the recreation center, IR's maintenance is for its own only plus security.

EDIT: It's the space between IR and Mutiara Villa's playground.

no need to worry about the mixture of race, more importantly is the income group. people who can afford a 350K condo will have household income of at least RM5000, which i think will be educated and civilised people.

TLS management is generally good and efficient with management. where else could you find maintenance fee of 13cents per sq ft for a full facilities condo?

I just called my Sales person and asked her about the "VIP scheme". She told me it is only for customer who has completed the sales or bought their completed properties.

The new customer who newly booked the units are not entitled this scheme.

Ya, booking 1k. Loan reject get get beck (Is written on their flyer). If driving to KL may jam at traffic light b4 Tesco, then phoenix towards leisure mall, then in front viva home towards kl. But u can take ride when KVmrt ready, there is station in front of KPJ kajang n batu 11 tol. So dun think there will BIG pro for transport to KL. Cheers biggrin.gif

I rate this as middle class as this condo has the basic facilities like pools, multipurpose hall, badminton court, some landscapes, bbq pits, jogging tracks, water features. it does not have other much fancy stuffs like sky stuffs, steam/sauna, which i think I won't be using it anyway.

McD nearby is a disaster tongue.gif will be eating it night and day laugh.gif

shawnk & takky, i think you better get another unit facing Kajang because you will be seeing McD from your balcony everyday. It is 24-hour outlet, but make sure you exercise though to stay fit!

If I'm not mistaken, there'll be three lifts. Next to Unit 1 side, meaning opposite of the Pool view units.

Anyone has any idea why Kajang Town/Saujana Impian view is not as hot as pool view and forest view?? Night view of town should be ok wah....

I visited last 2 weeks...forest view still plenty..after 1 weekend passed...so fast left few units... response not bad tho... perhaps u wait for tower 2 lo... just likr my friends. .. he prefer tower 2...

Well if you would want to use Pearl Avenue as a sample at 2010, 1100 sq feet were selling like hot cakes at about 250k.. After discount it's 218k .. Right now, hear say from SA, ppl asking for 300k plus.. I say it's not bad considering no mrt at this area.(saujana impian got one station). One thing for sure right now double storey houses are sky high now in kajang.. Grab while the cake is hot.. ; )

Hi All,

I'm trying to compare this two project:
1)Ivory Residences-Kajang
2)Paragon 3-Equine Park, Sri kembangan
Both are having good promotion packages with low dowpayment and reasonable price per sqft,

Honestly I dont feel this Ivory will being appreaciate much if compare to Paragon 3 by Paragon Mastery,
1) Equinepark-Surrounding(new project) is selling 450(avrg)/sqft, paragon 3 launch with the price of 330/sqft,
Invory-Surrounding new project is selling around 300+/sqft, the price offer is around 270-290/sqft.
2) interm of renting out-Equinepark have quite a number of new business center is on going and under development,
3) futhermore EquinePark is more near to KL and PJ compare to Kajang.
4) for 100K appreciation-Ivory Kajang i think at least 5 years(due to given 9% discount- Market price only need go up to 450k++ will alright to flick, QUITE REASONABLE
Paragon 3-downpayment is only 3%, some more new projects there is selling nearly 450(avrg), being confident that this project can get much more IN RETURN (ONLY problem is Big Sizes-Selling Price also High loh--not that easy to sell off in short term)0

Detail--Invory size is 1288(tower A) with selling price 355-400K, Paragon smallest started with 1498sqft started with 480K above.

is really hard for me to chose which one to invest.

Any idea?

For your information Bank Loan can borrow up to 40years (below age of 70),

lets say your monthly instalment is 1600/3000(nett)- DSR(commitment is 53%, max can up to 70%,

so still can borrow,

No worry, except you have other commitment such as CAR/CreditCard/Personal Loan etc... all will be counted as your commitment.

Hello cash-flow investor, I saw the paragon tower 1 or 2 months ago. For one that area has a lot of condo coming up and I feel there will be oversupply of condo in that area, as there is lack of universities market while the area still has ample of empty land mostly planned for highrise condo.

At 480k, upon completion your cost alone will be touching 540k which would require the rental to hit RM3000 just to cover your instalment and maintenance fee. If you are looking for positive Cashflow I don't think it is possible with paragon as it has encroahed into mont kiara's price range already.

Flipping wise, ivory residence can expect an increase of 30percent to 350psf or 450k per unit and still within condo range. Paragon's 30percent increase to 430psf or 630k per unit would be much harder to achieve due to ample of choice at that price range.
You should also note only studio units with built up of less than 550sq ft could hit 400sq ft, not large built-up unit like paragon.

Strange to compare thus 2 condo as they are located in different areas. Paragon and ivory both are okay to stay in, but if you are looking to buy as investment, for me paragon is a no-no, ivory residence is the much better buy.

From what i heard from SA, if your nett income at least Rm3500... You able to borrow $$ for this project..

But, if you cancel the booking without reject letter.. They will burn your 1 K deposit...

For me i dun think IR is far from pj n kl which it connected wt silk n east west link. 30 - 40 mins can reach kl or pj at non peak hour.
For now may b rental demand may be low but i think the situation might change when kvmrt start operating. U can c their building kvmrt along silk now, hopefully it operate when IR complete, haha.

Yes, due to rental demand is very low at Kajang erea, if you search at iprop or some property website easily you can get a cheap rent unit near Kajang town, IR is located quite inside and near to semenyih d that area, once MRT start operating situation might changes, as mention installment For 360-380k plus maintenance might cost monthly around Rm2K, how much your rental asking price? Really depend on how you see see loh for IR. anyway that's my own opinion -you might have your own view . To me If I buy will prefer to flip if market is good at that time .

Actually rental is quite good considering many middle eastern are actually residing in kajang.. I've got many college students and middle eastern renting here at about 800-1200 a month and it's only an apartment....

Kajang rental market is very very solid, i have a friend that owns a fully furnished apartment 1000 sqf in Kajang, fully furnished currently getting RM1500 per month, empty units of 900-1000 sqft going for RM800++. I forgot if it is middle eastern or Japanese or Korean but it was let to foreigner. Ivory residence if want to keep for rental income also can cover cost considering it is 1288 sq ft, sure can get above RM1500 with the nice buildings and ample of facilities inside even before MRT is ready.

Not hard to get rental ard 1.5k to 2k for the size n faci of IR. Bout Flipping, 450k - 500k is realistic price in 2015 time. 550k - 600k is possible when MRT is ready. Juz my optimistic extimation.

I had offer from PBB for my MV units, only -2.4%, and that was for loan amount 800K. Considering the loan amount here is less than 400K, i think -2.4% is very good offer already.

Not really. 800k loan should at least be -2.45. Let me know if you haven't sign LO from bank... I'll get a good banker to check out for you and fight for better rate.

This area not flood area. From Jalan Cheras to Mutiara Heights all new and proper drainage, + high grounds. Even the roads didn't get flooded the last time flood hit Kajang last time.

Those quoted are landed properties except kajang sentral but i m not sure of the size for that but location wise ivory wins over that...and mines heritage is a serviced residence .. Everything is charged commercial rate totally not worth getting..
so it really boils down to what you like.. The condo which is ivory starts from 1288 sq feet....

i was being informed by the sales agent free loan stamp duty too.... all that we have to pay is just 1% of the Purchase Price..

Bro, what I heard is the launch of Tower B & C will be around the same time when Tower A is officially launch, not separately. And the price will be higher compared to tower A.
As for the sales status, Forest View almost finish (< 10 units)! Kajang View still have available units! PM me if you want me to intro you a good SA I know!

They would only refund it if your bank loan has been rejected and you would need the rejection letter to prove it.
Just curious, why do you want to cancel your booking?

Does any one have the details spec already? Will developer provide 2x2 porcelain tiles for whole house? This definitely will help to build reputation of developer by providing good quality stuff.

I was told can start apply loan. public bank and hong leong are the panel banks, more panel banks will be available.

I think most banks offer semi/full flexi loan already nowadays.
From what I remember, RHB's semi flexi also not bad. No redrawal fees and no maintenance fee. But confirm with the banker ya

Em? MBB was one of the listed in the panl bank list from TLS. Either there's some change or MBB hasn't updated their list yet due to AP not being approved yet.

Jade hill service apartment 90% sold lio. ( but 2 blocks still not yet open for booking). nothing is free. somemore 10K for booking ( none refunable)

Current launchingsentral kajang 70% sold lio. ( 50% not yet open, maybe one year later) - many free, low down payment.

Still no AP after confirming from TLS office, there are banks doing pre-approvals (HSBC, CIMB, PBB & HLB) though.

Insider news (w/o confirmation tongue.gif) Tower B may release on Nov wt selling price 50k higher. Tower C may not launch coz got investor wan to take over whole tower.

These big investors come not to look for small money in rental but large capital gains after they lift the property prices. They will come and 'goreng' the whole place until the property prices hit the roof.

Read some where Glomac just sold en-bloc tower to these investors too. Now they have found us here.

Good news if you have already bought. Bad news if you want to buy to stay but did not manage to get one before habis goreng.

If their purpose is for flipping, I guess for those small investor, may not a good news because their entry price most likely will be lower because they buy in bulk. Small investor have to be creative when selling out their units. Speculating property always comes with risk and must plan for the risk.

But this is definitely good news if you buy for own stay. rclxms.gif

The shoplots are in front of Ivory Residence. The clubhouse is on the right side of IR. Mutiara Villa is further right side of clubhouse.

So far haven't seen any road congestion due to parking issue leading to IR entrance during weekend so safe to say it's not an issue.

It's probably true, they'll raise the price for Block B by 20-50k. Hasn't confirmhow much they'll be increasing.

Just went to sales office this noon, SA said Pool & forest view for block A all almost fully booked only left few unit at 1st level. SA said bolck B partially sold to china investor although not launched yet, while block C fully sold to china investor as well.

New home hunter, I would suggest you to book the unit directly from TLS. As far as I know, they don't allow customer to transfer directly or even change the names as they have a long waiting list waiting for the units. That's what my S.A. told me. She said that the management is very strict about it as they want to protect the potential buyers , to make sure they. get the same price and not payIng extra.

Take note that the price RM 353,520 is the 90% price. Not the SNP price. And it's for the first floorof Forest/Kajang town view. Every floor up is plus RM 1000. This is for Block A.
Yes, for Block B is plus RM 15K.

I bought mutiara villa and thinking of getting one unit there for investment. I think I need some enabling from you guys haha.
Really amazed by the take up rate.
Mutiara villa sold out in two months, Ivory resIdence s probably will be all sold by end of Oct/Nov .

Haha not die hard fan . Just bought one property from them . But after dealIng with them , feel that they are quite straight and honest with their development. Like the mutiara villa landscape, what you see Is what you get, unlike some developer only give empty promises and no action in the end.

Do you ask the package such as rates, lock-in period, 90%? CIMB and HSBC still not confirm the package yet, only PBB does.

PBB - no lock-in, BLR-2.4 whole tenure, up to 40 years, semi flexi or full flexi same rates.

I didn't ask but the package varies among individuals. The package you mentioned offered by PBB is the least I expect from any bank and should be 90% loan too.
If one don't mind being locked in then they should ask for a better rate.

Actually, I wish that TLS could slightly change the design a bit now that TLS is charging more for the corner unit on Block B. This should apply for the corner units (for e.g. unit 6 & 9) at Block A too.

The change I wish they can put it is put an extra window on the side of the master bedroom, this way there can be a view out.

For example, like this.. sorry a bit blur

Info from the banker, should be not due to borrower's profile, but bank decision only give maximum 85% for this project. This made me wondering the deal between developer and so called panel bank, aren't they agree the loan package first?

I had the opportunity of meeting a branch mgr for CIMB last week.. The reason not becoz CIMB giving only 85 % loan .. They can give 90 but because of bank Negara new rules that starts this year total commitment cannot more than 75% that's what is killing you guys..

I think CIMB is able to give 90% for this project. We applied 90% loan for this project and it was promised by the developer. Else we will refund our deposit.

From what the sales rep told me, public bank, hong leong and RHB is giving only 85% loan. Other bank is giving 90%.

Dun think its commitment related.

All this banks have a quota .. Example: Like out of 500 applicants they can only service 150 (30%) of applicants.. This one I know for CIMB.. Not sure for the rest.. If u get a 85% loan check with your banker why and they should inform you why..

All those document is our p n c.. How can we send to them.. They do not have such reason/right to collect our documents..we should only forward our documents to the banker and the banker oso hav to keep/use at p n c basis..

Normally you can submit to the SA.. No issues just get them to stamp at the IC will do .. They will help you forward to bankers.. Check with them to confirm.. Reason why you guys are waiting so long for offer letter is that developer started selling earlier before the banks could come in hence the delay..

Actually better to handover documents to developer, they can keep your secrets better than average bankers do. I once handed over the documents to a banker, only to find out that the banker resigned shortly, didn't bother my application to pass to colleague also (probably ended up as recycle papers). I think the developer could expediate your application with several banks if the case is tight.

The reason they still prefer their banker (even though from the panel bank approved by TLS) is because they afraid that customer's banker would go for their own lawyer. With that, TLS would not be able to absorb the legal fees.
Yes we may have our banker go through that particular lawyer (which is approved panel lawyer of the bank) but to save trouble better just let TLS's admin handle it. At least no excuse when things go wrong such as delay from the bank's payment for progressive payment and things like that.

It's better to go along with the developer's team of people, there will be no finger pointing if anything goes wrong. Tower B facing swimming pool selling really fast.

Agree! In fact I'm actually surprised that Prima Saujana is already quite matured (with all the McD, PappaRich, Giant, 7Eleven and Etc.) than the Kajang Town itself. If you go to TLS office in Kajang town itself, the place there quite ULU with the pre war buildings. Luckily Prima Saujana is next to the main road and not into Kajang Town. Just my view.

Did you notice them putting up the Pizza Hut (PHD) signboard today at Prima Saujana? The strong chain shops are moving in rapidly now!

Weird, price tag on the picture itself still the early bird price. Checked with my SA said still got early bird rebate. Anyone still want should grab it before it's gone!

If confirm want to apply for 90%, can try Maybank, HSBC, Affin, CIMB, ING. . The SA have a complete list of which bank offers 85% max, and which bank offers 90% max.

Hi Folks,

Took the plunge and secured a unit on level 3, facing the pool (North Easterly direction).

Next steps into go through the motions of securing a bank loan. There are 9 panel banks, but SA recommended to consider Affin bank (BLR -2.4, up to 45 year loan). Anyone with different views? smile.gif

SA informed that floor 10 onwards of Block B already swept up by China investors along with the entirely of Block C. Very interesting indeed.
