Hello all, I am a buyer of Mutiara Villa at Mutiara Heights, neighbour to Ivory Residence. I have to admit I am quite happy and relieved to finally see the photo of Ivory Residence since I will be seeing it everyday for many years to come when I move in to Mutiara Villa.

Ivory Residence is very beautiful and modern building, lots of green and facilities. Looks better than most condominium at Mont Kiara really! haha. Also excellent neighbourhood and location.

Will be going to TLS office this weekend, I will probably get 1 or 2 unit.

Kajang Condo rental is very strong. I expect fully furnished Ivory Residence can get RM2K rental per month. By the time it is completed in 2015 could be worth RM500K already.

QUOTE(raja lau @ Sep 2 2012, 09:16 AM)
I think this condo is very good, let's c some pros
1St, price psf for new condo is the cheapest in Kajang
2Nd, first condo in the vicinity
3Rd, 2 minutes driving distance away from mainroad, have a distance but not far away give good living
4Th, surrounding with gated guarded new houses (mostly Chinese buyer)
5Th, have McDonald, paparich, giant, standard charted bank, bank muamalat, shell and petronas petrol station and Tesco 3km away
6Th, one road straight away reach Cheras, kl and seremban through lekas highway in reverse road

Cons
The shop there mostly Malay business (no offence), but no convenient for Chinese (lack of Chinese restaurant)
No nearby schools

But since pros is far more than cons should say this is a very good buy!

Highly recommend the unit facing swimming pool. Good buy.

Added on September 2, 2012, 9:28 amMiss out some good points
all three blocks have started pilling works although now they start selling block A only..
No bridging loan for this development, all finance by developer (strong developer background)
*
The empty land opposite Ivory Residence is a planned as primary school. pre-2008 election it was destined to be a chinese primary school. post-2008 election no news anymore.

for my own perspective, forest view consider good also since got broader view and looking green everyday make days fresh. But when come to night, the view become dark in whole piece, nth more can c. On other hand, you gain some lighting from swimming pool view, people walking around, enjoying fun with water..make the picture more vividly. right?
*
Night time can actually see Twin Palm's Orinoco Club and also the beautiful SILK highway light.

from the angle on the masterplan I think it will be merely visible....

I paid premium for my Mutiara Villa just to see the prison! haha

Yes, I went to the sales gallery last weekend, I really think the forest/twin palms view is much better and it is facing north east direction. morning sun + fresh air. there are still many units left for this direction, however pool views most gone and with higher price tag!
*
Same taste, same view, Takky! But seems like we are the minority to like the twin palm/forest view!

haha kaki aa bro?? me kaki too haha can join u play, will invade MV to play basketball with Talbac n leetika tongue.gif
*
Ivory Residence's badminton court is proper court, MV's badminton court more suitable to put bbq pit.

I only can do doubles, not fit enough to play singles.

actually those 4 units (6,7,8,9) all are semi D-like units, i think are the best units among all. u can't find this in the new block.
*
raja lau, did you time yourself to release this info now that all those 4units are gone so the rest will become jeolous?

The better reason to get swimming pool view units is to see man and woman in swimming suits? haha

fresh air is what we needed nowadays, hopefully the deal is not going on... doh.gif

the land peri-peri mentioned is going to be built eventually, but the forest reserve beyond the SILK highway will be safe for a long time. Massive green lung for the whole area. It's a huge mountain you know!

lol..different ppl different perspective la...

actually you guys prefer higher floor or mid floor? becoz my gf dislike higher floor so i force to buy lower..i thought generally people like higher floor..isn't?
*
if going for swimming pool view unit, might as well take the one on the ground floor, have direct access to swimming from balcony.

Or 1st floor if you are Pandelela Rinong, to dive straight into pool from balcony!

can this Ivory  Residence use the new but yet open to public bypass to SILK? I saw the exit and entry when i travelling along the SILK. Done by TTDI?
*
I think can use, after all the exit is before toll, no reason SILK wants to deter new income stream. smile.gif

Done by TLS or done by NAZA?

Already got aaa....waaahh thats a good news  rclxms.gif ....that will definitely help to ease the Saujana Impian intersection....
*
That's wishful thinking, I can see the avalanche from cheras mahkota and sg long. Saujana impian, mutiara heights and NAZA's properties are under serious buying pressures, so immediate as the exit from silk highway is already in place waiting to be unleashed.

This neighbourhood will be buzzing like PJ very soon!

I just went to sales office yesterday, pool view unit left 3 unit. 2 unit on level 1, 1 unit on level 2:)
*
Excellent level to view swimming at level 1&2 . I think TLS will operate a fitness centre at the clubhouse, just like the one at sg chua. For those who's unfamiliar, it is something like celebrity fitness where ppl gets fits by merely looking cool.

Go to office first better, if go to site straight may not get the right place.

Shawnk has became hardcore TLS fan! Is because invested lifeblood money in Ivory Residense? smile.gif

The showroom is Pearl Avenue at sg chua, 1100sq ft. Last time i wanted to buy but sold out when I go over.

Ivory Residence is Pearl Avenue in turbo mode, the upgraded version.

Ha! I came across Ivory Residense after I bought MV. Now trying to get friends to get on same boat. If sink, sink with companion.

If want to have a Garfield at home must take garden unit. Only very few units are available though.

hi shipmate!

As for pet in Garden unit, do they allow that? I know usually apartment/condo doesn't allow pet such as dog/cats. Not sure for Garden unit though?

Hello alkhadaam,

I made a trip to their office last sunday and at the moment all units facing pool view are fully booked. I booked one forest view unit. People keep pouring the sales office the whole time i was there. Lucky for me i got quite okay unit, mid floor unit.

By the way, track record TLS okay ke? How many completed projects have they done?

Thanks
*
TLS are old-timer and hard rock solid. I was there too last Sunday, they need a bigger office to fit everyone confortably. Congrats on your investment!

i also think about level 12, just back from sale office.

act why u choose there?

sorry to ask, are u chinese?

Added on September 16, 2012, 5:53 pmdo your all notice where is the masjid?

hear some of the ppl said the TLx no good cos management not good.

i worry that alot of malay around that area (sorry no bias)

and i also worry alot of ppl buy it for rent to black ppl.
*
no need to worry about the mixture of race, more importantly is the income group. people who can afford a 350K condo will have household income of at least RM5000, which i think will be educated and civilised people.

TLS management is generally good and efficient with management. where else could you find maintenance fee of 13cents per sq ft for a full facilities condo?
