There is a pre launch by Suria Land Development call Natur Apartment
Location :In between Cheras Bandar Tun Hussein Onn and Balakong.
Price :310k
Freehold

Need to ask anyone heard about this and is it worth to invest?
Last weekend went to site visit. Its near SDB Window on the park and UDA semi d there. Natur site just right at the end road. Nearby is old flat area. Can't manage to go end road cause its block.
Depost RM2k only. if loan approve pay interest first....

any advice on this property?

Suria Land Development again. U should go to the Suria Residence @ Bandar Mahkota Cheras to check it out RM 310k without discount is high for a apartment

hm...actually not much info available cause i asked them but they told me they still printing the brochure..... so far around 60% of the block sold...
suria residence also belong to them and slightly cheaper..too bad i m late.... they told me all unit sold out already.... and new development sure cost a bit more....
natur the price start from 299k till 320k with discount 10%....
sorry miss out...the size is around 1200++ square feet
yea like what peri peri said.... natur site got few low cost flat there....n its near SDB also..... so wanna get some opinion before securing my lot there...

Hi calapia kor, suria resindence before discount for a 1256ft2 is around rm310k. After 10% disc is around rm270k. The 10% disc is a gimmic for us to get full loan with zero entry. Although no swimming pool or gym provided, i still prefer because i don need waste my maintance on the such as i seldom use. The apartment one thing stand out is using all clay bricks. U will hardly seeing a project uses clay brick. Most are cement sand brick and rc shear wall.

If the price is before 10% discount. It must be a BBB

Ha ha....yea. The block c is the most dense 1.
All 3 freehold blocks with 9 storey high. No facilities.
Comes with 2 carpark. Launching block c first.
Not mistaken...It's 26 units served by 4 lifts.

i think with this Natur, their selling price for a 1200ft2 after rebate is maybe around 300k only.

have went to developer office, overall feel bandar tun hussein oon is quite nice in location ,natur by suria is nearby SDB high end condo and semi Ds, further near to UDA proposed semi D , and i think it is the only upcoming medium cost apartment in area in quite affluent residency area.
I am only concern on one thing that old flat from desa baiduri is too near to natur site, however sale staff claim that they are unaccessible to us, and natur is in perhaps it will cause any uncertainty in future?

Understand ur concern, the apartment i living now also next to a low cost flat. Although just next to it, i dont find any issue them coz my mgt abd security are tight and strict. We sustain at our own.

Yeah, condo concept and cheap cheap, but i still dont know what material and specs they offering.

Btw, the architect for this natur, suria residence and the new balakong condo is the same. Hope he giving premium products.

The sales agent Koay said developer cheras hong soon aim for geeting big and long term growth and this is thier first big development.

I beleive Koay words as he is very professional. ( example , he advise me to avoid buying units below water tanks and etc...)

Haha, he is a diligent SA from what i see here. Under a water tank is really bad for health, unless the architect design the unit ceiling slabs as double slabs.

Normally these units will allocate for bumi quota.

well, its depend, 3 more years or 5 more years, land getting limited in KV. People from outstation are dying to get nearer to KL.

Im living now in an apartment complete with basic facilities such as swimming pool and gym, i paid my expensive maintenance every month, but i hardly use it.

Such gated and guarded parcel unit without those facilities can be far far reduce the monthly maintenance. Some people like to have it and people like me prefer no. Sometime those facilities also been abused by foreign tenants. Why i pay so much to maintain and to repair as for other to continue abuse it?

Anyway, Natur address in bandar tun hussien onn already is a good start for investment. The jaya jusco cheras selatan also undergoing expansion for new wings, they sure know something that we yet to know.

happy investing bro. Investing in property is far better putting ur money in FD, Amanah or KWSP Acc 2.

I concern if this is quite high density , two years later developer hand over guarded maintenance to commitee residents, dont know the guarded will continue because some may not want to pay the fee . This problem might happen if too many units .

I dont think low income people will live here. Because they selling at premium rate, medium incomer will buy these and maintain it well, if not mistaken, the maintanance fee is cheap, around rm0.14 psft.

Those flat tenants, rm 50 per month also reluctant to pay.

If u have a decent jmb and less pak hitam vandalisme, should be good good stay

Btw, 9 storey building is not very high density. U can refer oug parklane, thats really called high density, its like mini hk.

Oh ya, I just saw parkland project today news paper. One of the block more than 2000 unit. But quite affordable price from rm298k ..but too many unit may cause over supply of this project

Many people now don't mind "tomb" la. ( Which is a good development) . Maybe due to Land is scare.

In Europe, people are having lunch picnic inside "tomb"

there is no sales office yet ,you need to go to bandar mahkota cheras hong soon sales office ask, as they mention that will be rm300 psf .but handle by other sales company

if they have regular fogging and clean compound, i dont see any issue. You also can choose not to wait for the lift by climbing the stairs. Most important, lower floor lower price.

blok c向西的就還有一點
但是我朋友早1個月給rm2k訂blok A時他們說剩下1間

Becareful if buy for own stay, since there are many units belong to land lord , Normaly they will keep as many as can for renting out. End up this building will occupied by any type of residents . No different with low cost flat

Yup, those landlord will no need to pay installment anymore. Many houses which belong to landlord . They will simply rent out cheap and to any tenant regardless race and nationality

All lot is soled. Now start building foundation for block b. I saw still got other project by defferent delevoper surrounding that area maybe will announced.


Added on September 24, 2012, 9:52 amLast week go attitude 326 tmn mandarina condo by ijm. Crazy price start from 731k for 1389sq 15f onward. Lease hold also.

i think will got loan reject unit. I bought the suria residence from loan reject unit. Luckily rebate still stand.

there this Casa Green - price at 570k w 10% rebate - size around 1700sqft , show room at mahkota too same row with Nissan - haven visit yet.

Seriously, another rm400k for the said classy things? But rm 500k in WOTP only get u a less than 1000ft2 and 1 car park only somemore lower floor and not so green there. The SA told me rm1.3k per floor up.

hmmm, cheras vista when launched is rm 260k meh? the time i did the 1st 2 sample units for cheras vista in year 2005 i remember starting price was around rm320k to 350k. Maybe those rm260k launching price u referring are those lion links house with lauya facade during that time.

imho, land price shouldn't be issue, once you build the reputation and brand, developer always can buy high and sell higher. just the authority requirement keep changing maybe big headache.

Try source more, fyi, same developer, same scale, same offer in bmc called suria residence, i managed secure a 90% loan with -2.4% but must top up with 5 years mrta for a semi flexi loan less than rm 270k by rhb recently

JV project with land owner will always got some hiccup during early stage, Once developer pump in more money to fund the construction to boost faster, then bankers will got confident and release or upgrade more loan quota. need to be patient. Somemore Suria Land Development very friendly party. Can nego nego to delay a bit.

Same case with me. got offer from HLB with 80% only.. now waiting for MBB but need to wait since the quote is reach the limit!!.. others bank such as CIMB still not get approval yet.. mybe next week..??

riderb4, the package is - 2.3%, he said the mrta is so expensive because of full coverage of your house loan within the tenure year you wish to cover, more tenure years mean more premium...I not sure uob so cheap, may be of cover 20 tenure years of loan amount, and not full amount.

Hi when r u received? Foundation for building is stage 2a which cost 30480. Not 2k. I think u wrong. This is clear by bank if ur loan is 90%.

from what the lawyer informed, if the carpark is not tandem then the developer will refund back rm2k or rm 5k....forgot jor tongue.gif
I already got the letter from bank of releasing the 2nd stage amount...

found out this project a lot of SA be flipper....my friend also kena...the developer price is 300k..and 10% discount will be given...but when want to place a booking SA told my friend the unit was rejected loan unit...so no more 10% discount...the price is 300k...my friend no choice...have to accept the 300k .....SA just get 30k buta buta....now im sure the same SA use the same tactic to flip... vmad.gif

You mean the progressive monthly charge?.. since this Natur no DIBS we need to pay the interest for amount release from bank to developer.. it will gitting higher when near to completion..me got to pay 500++.

Tq kiansiew for sharing pix. I have one unit here too in blk A. Wonder if anyone has any updates as to when can get vp? its been awhile since we heard from anyone...:-) certainly hope the dev will improve the connecting roads leading to this area... its quite bad if you take a drive there, super no-good:-( but I still like the humongous playground that my unit faces.:-)

I like this place very much. Near Jusco, sommore near my mom, got connecting roads, near kl, big playground (imagine cool and airy environ...)

Ya...please dont rent to africans. Sure will have problems later on. You may get your rent but later will get headache. Their culture is quite rough and today agree to rent to 2 guys, next mth you will see a whole village also staying inside!

Anyone knows what the Green building behind Blk A?

Went there today. See that a road will be paved soon. Already have walkway, nice.

They shouldnt just change name just like that. Fullstop. Shows they don't have profesionalism. Push the buck to mpkj, blame blame blame others.etc. This is misleading.

You sell (project) Durian. Carry out advertisement in newspapers, launches events, posters and buntings on streets, brochures, all under Durian name.Then when deliver product to buyers, its call Mangosteen. Somore this Mangosteen is located in another location, not as earlier said.

Celaka betul....I also called them. They standard answer, if you record what they say, you will think you are talking to a parrot escape from Zoo Negara.

Now, I only hope they DID NOT change the floor layout, the correct BLOCK i paid for, the 2 carparks suppose to be ALLOCATED and whatever whatever that they said EARLIER.

A staff told me that apartment cannot be named under full english name, it should register under Bahasa name.
Only condominium applicable to be named under full english name. Is this true?

So, now we get this name- Green Suria Apartment (Have Suria this bahasa word)

Maybe try write to Housing Board? There is a Mr.Chang there who sometimes writes for The Star newspaper. I am also quite upset about this. Imagine if you put your money with a branded project (eg.Tropicana or others) I believe that what the brochures and S&P and whatever I see is approved and thats what I am buying, right?

X-XX-XX, Block X,
Windows on the Park,
Jalan KPB 18,
43200 Cheras, Selangor.

No issue for SDB to get the full english name for WOTP. Perhaps to get full english name need special approval and procedure. And Surprisingly , Natur and WOTP so near, but bear different postcode and name, Seri Kembangan and Cheras.
FYI, BTHO is a exclusive name that only can be use by Uda Land, just like Bandar Puteri in Puchong, only IOI can use that.

Suria Land changed below without proper notifications and Explanation to Buyers.
This is misleading.

1) Change name from Natur to Green Suria
2) Change all 3 apartment Block colors from what they initially launches
3) Change address from BTHO to Seri Kembangan

Anything else that they changed??? Should buyers be worried & start questioning them?

i actually went to the site like 2 weeks back but after 6pm of Sunday. However, i was not able to go near as there was a barrier blocked the access road.
I purchased block C level 1. My bank already 'discharged' 95% of the total loan amount and i believe final 5% will be paid after the final inspection with the developer upon the collection of keys.
Wat is the recommendation time for site visit and rough inspection?

Dear all, appreciated that anyone know where can we get the details floorplan for Block A (purple color). I found that the floorplan attached in S&P is only showing the length and width. I need the details floor plan for kitchen renovation quotation.
I went to the developer office last week and they passed me the same floorplan as attached in the S&P. I was shocked when they told me they also don't have the details drawing.

Developer and architects won't give the floor plan with dimension to avoid any discrepancy between plan and site measurement . If found wrong they will trouble .

The brochure may have some overall dimension .
Cos there is mention for illustration purpose .
Definitely wont give u floor plan with construction dimension and snp with dimension.

went to the site on yesterday but unable to access my unit as the door was closed. Manage to find my dedicated parking lots but so far away from the block. And noticed that, my parking lots are the only 2 that separated from all the neighbors' parking lots. which means their parking lots are just downstairs... rclxms.gif well arrangement. My parking lots are basically next to another block's parking.

not sure what is the purpose of putting up the BTHO wordings. i thought the address somehow not related to BTHO and not even Cheras. thumbup.gif welldone! (i m teasing actually)

Hi William,

The parking lot will show your house unit number. such as AX-YZ (X is your floor and YZ is your unit number)
I believe you bought the Block A.

The landscape is so and so only if compare to other high-end apartment. Avilla Apartment with swimming pool, is another category already. Cannot compare with it. The field is actually surrounded by parking lots, i worried about the vehicle safety only. Should have some fencing to protect the parking. sad.gif

The units are completed and CF which should be issued before end of 2015. Natur is Freehold, Gated & Guarded, 2 car parks and low monthly maintenance fees and toll free !

The most interesting question the owners will ask what is the subsale price.

As a general observation if you track the new projects launched recently in Sungai Long, Balakong and Cheras most of them are selling in the range of RM400 to RM500 per sq ft. As for SOHO the price is even higher at RM600 plus per sq ft.

Of course at the end of the day it is the market condition that will dictate the final price. Willing buyer and will seller.

You can check what is the price per sq ft for new projects like Landmark Residence, Symphony Tower, The Netizen, Saville @ Cheras etc.

Another strong point for Natur the Assessment (Cukai Pintu) and utilities like electricity, water and sewerage are based on residential rate which are much cheaper than commercial rates. This amount to alot of savings for the owners !

ru macam compare to wrong product liao.
natur just a mid low cost apartment. next to few old flats. and just diagonally opposite a huge land fill.

landmark, symphony,netizen, saville... all are condo, service apartment or soho.
most are mid to mid high end product.
most come with full facilities, swimming pool, gym and etc.
some just a short walk to mrt. or short drive to mrt and easy access to highway.

First of all how often you use the facilities at these Service Apartments. I am not surprised you need to pay minimum monthly service or maintenance fee of 30 cts per sq ft thus amounting to at least RM300 per month.

Honestly the location of Natur is Good. It is Toll Free via Lensen and Alam Damai thus saving substantial money if you remember the recent increment in toll charges. As a example the toll near BTHO has increased from 90 sen to RM1.30. Secondly it is also near to MRT stations just a few minutes drive to MRT at BTHO or Sentral Cheras. Nearby is the Chinese Primary School.

If you are so unhappy with your unit assuming you owned a unit you can sell your unit cheaply. This is a free world you know.

Or you are trying to downgrade the project so that you could buy a unit at lower price as you have missed the boat earlier.

Sure got a river next to Natur and sometimes it may flood. Don't know if the developer has done anything to mitigate the problem.

For those who want to flip, just be aware that the land owners have a lot of units.

You try bottom fishing by TARNISHING this project so that you could grab a subsale unit at a low price. Too bad you fail as the owners are knowledgeable. If you miss the boat earlier do not be envious of other people who managed to purchase a unit.

By looking at the subsale price ~RM350-370 psf, the early bird buyer already gain >400% after deducting the 3-years loan interest ~RM20k (this is the only costs i presume, coz developer gave 10% disc, free legal fees etc.). Gross gain RM130k - Interest RM20k = net gain RM110k. Gain RM110k / Cost RM20k = 5.5x. Whether is good investment or not, up to your own definition.

My estimated psf is max 300~320psf only for this . Cos this is mid low cost apartment

A wise decision as the property value in general will appreciate more over time. A freehold property like Natur is a good hedge against inflation. Presently you cannot get another similiar property with the same initial price you paid for Natur.

Correct. Natur is a mid low cost apartment. maybe even lower than 300psf. Due to next to land fill and the area is flood Prone zone.

No need get so emotional la hellohello...cool down abit leh...:-) This is a public forum where many people come in here to look see what others say. Mostly are purchasers, some agents, some flippers/ investors, of cors some potential purchasers, and even maybe some are just sour plums who want to condemn the project for some reasons.

Maybe hellohello should exit this forum if it is so annoying and not gonna bring any helpful pointers/ infomation to others judging by the way he writes.... or if not, at least try to restrain yourself and have abit of Respect for others? There will always be some -ve points as in everythg...if we ONLY LOOK for the -ve, you WILL see and get the -ve. Right or not?

Natur is not the best. But defintely not a low cost apmt as he puts it...lol. There are still alot of +ve points too. Again, if you open your eyes and see smile.gif

I thought i was the last batch. Because that time i bought, they told me that no more 10% discount. All unit are sold, except owner units. my unit is the owner block, have to pay full amount.

Believe all three (3) blocks received the CCC at the same time. However as different purchasers signed the SPA at different time we are unsure whether the developer will release the keys at the same time or in batches following the date of the SPA. Anyway the 1st group of purchasers without doubt are scheduled to receive their keys next month ie Dec as they had signed the SPA in Dec 2012. It must be very exciting. Cheers.

Do not worry. Purchasers who signed their SPA in Dec 2012 will be given the keys latest next month ie Dec. Failing which they will be given compensation. Similarly those who executed SPA in Jan 2013 will move in latest in Jan 2016.
