just found this thread for Natur Apartment development.
anyone here has called the developer for the 'surrenderation' of keys?
i actually went to the site like 2 weeks back but after 6pm of Sunday. However, i was not able to go near as there was a barrier blocked the access road.
I purchased block C level 1. My bank already 'discharged' 95% of the total loan amount and i believe final 5% will be paid after the final inspection with the developer upon the collection of keys.
Wat is the recommendation time for site visit and rough inspection?

u mean park the car at the barrier and walk to the premise rite?

do not need to use the lift as my unit is first floor. Could be locked also. Just to check the physical condition of tat project.

went to the site on yesterday but unable to access my unit as the door was closed. Manage to find my dedicated parking lots but so far away from the block. And noticed that, my parking lots are the only 2 that separated from all the neighbors' parking lots. which means their parking lots are just downstairs... rclxms.gif well arrangement. My parking lots are basically next to another block's parking.

not sure what is the purpose of putting up the BTHO wordings. i thought the address somehow not related to BTHO and not even Cheras. thumbup.gif welldone! (i m teasing actually)

Hi William,

The parking lot will show your house unit number. such as AX-YZ (X is your floor and YZ is your unit number)
I believe you bought the Block A.

The landscape is so and so only if compare to other high-end apartment. Avilla Apartment with swimming pool, is another category already. Cannot compare with it. The field is actually surrounded by parking lots, i worried about the vehicle safety only. Should have some fencing to protect the parking. sad.gif
I believe the residents (which means US) will put some effort to make it nicer and neatly. thumbup.gif

i think the covered parking is not within my expectation. Developer used the zinc-plate instead of other roofing material. Really looks a little bit low class la. And it will be very noisy when raining time. doh.gif

when i saw the maintenance fee, i felt the same too. Is there anyone talked to developer on this matter?
is there anything we can do about it?
is this term stated inside the S&P?

my yard is facing outward/outdoor (my unit is actually corner unit).
would love to cover the yard with walls and windows instead of a big grill (my yard actually right on top of the parking awning - first floor)
not sure if they allow as the exterior might look different with others if i do so.
however, they nvr provide the spec for the yard, i guess i will just perform as per my desire~~

the launching price varies with level of the unit.
there are total of 3 blocks (A, B, C) with roughly about 120-160 units each block (if not mistaken)

Block A has the largest unit among all blocks and it should be around 1200sqft and above.
Block B rougly about 1100sqft and above (if not mistaken as all units of this block were not for sell during the launching time, therefore i nvr ask but i recalled that the design is the best among all)
Block C is the most affordable as the unit measured roughly 1000sqft with 16 units each floor with total of 10floors

if you wan to know in details, it will be best if you could visit the developer office situated nearby Cheras Selatan (the street behind Public Bank)

However. For the first few pages of this thread, the price already shown ages back.

Property will have its own pricing and it is normal for the price to go up a little (some profit to be made for sure) after 3yrs and completion.
Will the potential buyer press down the known market price? That's the negotiation take place and the final deal price is up to the seller/owner decision after the negotiation. My comment here with the "Lauching Price" will affect the selling price? I seriously doubt that.

i guess the developer will practice taichi for the entire year even numerous complain had filed.
i think reasonable price shud be around RM0.15 to 0.17 per sqft with current situation.
even after JMB formed, i strongly forecast that less than 50% of the owner will pay the maintenance fee.
And this is the typical problem facing by ALL the JMB.

to check on the quality, i guess we need to wait for the residents to judge then.
i went last week, no guards, no access cards, not proper gated at the main entrance.
i will say its free for drop by and do business for the time being. alot of outsiders somehow not related were in the premises.
i believe a lot of property agents already drop by and captured what they needed to start their selling.

not sure when the developer is going to assign the respective people to secure and maintain the GS. at this time, they concentrate on the money collections, key distributions, defects checking, and handover to owner. few groups of workers are doing the job i got called just now (i forgot to pass them the keys to do the touch ups)

will have a visit tomorrow to witness any changes.

this is serious. better ask the developer to view. U may get Mr. Goh (he is the one in charge for the defects rectification).



I went there straight for 2 days. Alot of owners, potential buyer, tenants , agents, contractors.

Guards are there since last Monday. (morning 2 guards but not sure night time how many)

Anyone wish to enter the premise will need to identify and register in the visitor log book.
better to collect the access card (i have collected mine today) so that less hassle.

Call the bank and ask for the status, wats the issue behind.
they might forget to forward the relevant documents to Surialand. And Surialand cannot identify the payment refer to which unit as well if no info.

add some space from balcony and delete some space outside the bedroom3/yard
but actual still smaller than 1222 cuz a lot of it occupied by walls

your master bedroom is definitely bigger than mine. A king size bed sure can put inside your master bedroom la.

of course its not nice to have grills, but it serve as a safety barrier for break-in. However, if your unit at mid to high lvl, not necessary to have la but still up to your decision. For exterior grills (such as balcony, entrance gate, and room windows panel), surialand not allow to have other types or design. Have they explain/provide you the design while handover the keys to you?
