QUOTE(CanonLee @ Oct 12 2015, 11:28 AM) went to the site on yesterday but unable to access my unit as the door was closed. Manage to find my dedicated parking lots but so far away from the block. And noticed that, my parking lots are the only 2 that separated from all the neighbors' parking lots. which means their parking lots are just downstairs... Hi Canon, may i know how did you know your parking lot no. ? is that stated in snp or any other form ? I just went there on last Sunday, almost all unit door are locked including mine...wasted my time to visit the site not sure what is the purpose of putting up the BTHO wordings. i thought the address somehow not related to BTHO and not even Cheras. And i did hav a big turn into the PPR beside us, our fence really make me wordless.... |

QUOTE(digittydog @ Jul 15 2015, 11:42 AM) Hi Williamchiew, My speechless is regarding the feel of the playground and landscape...hahahaWld you like to share more why you are speechless with the playground? Is threre anythg really teruk happen? Its been awhile since I last went there I thought there are doing a great job looking at the pictures with the covered carparks being constructed etc. and they called this luxury apartment. Is totally different from what Avilla Apartment having, I guess they should go and have a site visit at Avilla Apartment, then only decide what should they name this project. |

Did anyone feel that their maintenance fees charged at quite high rate ? Or only me feel that ? I remember they verbally told before, maintenance fees was at around RM0.14psqft, but now they charged at RM0.20 psqft, with this range of maintenance fees, we supposed to have some others facilities other than the playground n entrance guard n gated.

QUOTE(LSA82 @ Dec 29 2015, 09:45 PM) I think they use the future rate at year 2017 instead of current rate in year 2015. Due to higher inflation, the maintenance rate should be higher hence they collected in advance. I see. But still, for me, an apartment maintenance fees costing at RM0.20, still quite higher than others even thought they use rate charged at 2017. |

QUOTE(CanonLee @ Dec 31 2015, 02:22 PM) when i saw the maintenance fee, i felt the same too. Is there anyone talked to developer on this matter? I've asked them and i believe they gav same excuses to everyone, the rate is based at 2017, and dun worry, you might ask to reduce when JMB was formed....speechless....the problem now is, you taking my money right now, and they said, dun worry, the money will credited back to your unit account once jmb formed. is there anything we can do about it? is this term stated inside the S&P? QUOTE(WTLW @ Dec 31 2015, 02:31 PM) Nothing much can be done right now. Wait after JMB is formed 1 year later and let them residents to decide how much to be charged. Of course the rate must be reasonable and sufficient to cover the maintenance expenses. I think it should be lower than RM0.20 it seem like really nothing much we can do as most of the owner seem like not seeing this as a problem, and developer side doesn't feel any pressure on that....hahahaha QUOTE(Fairview @ Dec 31 2015, 02:52 PM) I think if majority of the purchasers make presentation to the developer to reduce the rate say 15 cts psf until JMB is formed they might listen to us. Someone said JMB will be formed in 2017 I am not so sure. I understand that the management will only be handled to JMB when strata titles are issued. The question is when will it happen ? In the meantime how ? Yes !!! TOTALLY AGREE !! the question is "WHEN?" and "HOW?" hahahah QUOTE(badman84 @ Jan 1 2016, 08:28 AM) Happy new year 2016 bro and sis. By the way maintenance cost is still high compared to others. For facility they have is only park and guard house which mostly consume electricity. Not sure they can maintain well or not. With that pool of funding, i believe our lifts, guard house electricity shouldnt be cut off, unless someone forgot to paid bill...hahahaha QUOTE(badman84 @ Jan 3 2016, 08:47 PM) Yo~ JMB = Joint Management Body, is formed by residents themselves instead of developer |
