PJDevelopment already start to fence up the area in cheras 9th mile. What do you guys think of this development? Doable?

There is also a future MRT nearby. This development is consists of commercial units, high-rise service apartments as well as a retail shopping mall. Nearby already a shopping mall (i.e. phoenix plaza) under refurbishment by Mayland. Another Giant hypermarket in the vicinity is also under construction.

Seems like there is a lot of development going on around this cheras 9th mile area.

To be honest, this area is a bit run down with a lot of old houses and there is a wet market nearby. Roads are narrow and the area are mostly occupied by middle to lower class people. However, few developers (Mah Sing & LYL) are building some high end bungalows (few millions) in the smaller parcel of land located nearby the forest reserve. The main road from the PGA (Pasukan Gerakan Am) is currently being upgraded to 4 lane (two way) all the way until the Hijauan Residence (G&G project by Mah Sing).

The infrastructure in this place is getting better and I would say that this location is quite strategic as it is consider quite close to KL (toll free). In fact it takes only about 10 minutes to reach Midvalley using East-West link (if no jam). More developments are coming in and also there will be MRT line in the future (keep finger crossed).

But I'm a bit sceptic about this development due to the fact that this is in Cheras. Most upgraders from outstation would normally go for other more renowned area like puchong, kinrara, bukit jalil, pj, damansara and etc....I see that most of the house buyers in Cheras are mostly upgrader from Cheras itself. sweat.gif

Anyway, the above are just my 2 cents....

Any other opinions are most welcome...

The rumoured station is there.
However this is a very old area, don't really know whether this devlopment would make this area more "up class". Go visit this area and you'll know.

Although many bungalows and semi-ds are being built, it's more deeper inside near the forest reserve where one would need to drive through not so well tared roads as well as a lot of bumps.

They're going to revamp Phoenix Plaza as well into a new shopping mall. However not sure by whom.

One thing to note though; now because of many developments in Kajang, Sg Long, Mahkota Cheras... the highway is damn jam nowadays even compared against last year.

There's also recent news talking about taking away one tol towards Kajang. Yet to be confirmed.

i already register to purchase a 3 bed room service apartment. Worth to invest. Just beside MRT station. Do not shock if all the unit kena sapu b4 launch. Coz local Cheras ppl instead all very rich. Some even do not have housing loan n got few M inside the bank.

I stayed in 9th mile Cheras for 25 yrs...Infact the mah sing project where they are building alot of bungalows is very near to my housing area. Indeed the roads are badly patch up. The road leading from the highway to Hijaun Residence is so badly maintain. Morning rush hour, traffic is very freaking bad. I need to depart from my home by 630am as my office is near PJ hilton. If I leave around 645am onwards, i will be stuck in traffic for 1 and 1/2 hours due to the bottle neck from east/west link highway to Federal highway. Appreciation value rather slow, maybe because 9th mile cheras is an old residential area (Bought the house 25 yrs ago around rm150k-200k 22x75ft, now market value is only around rm300k).

Nelson : If the MRT project completed on time. I believe u can sleep till 7.30am , have a breakfast, park n ride the MRT to PJ Hilton within 30 minute. Provided u no need to drive during ur office hour. I stay @ Cheras Batu 9 Cheras more than 30 years , i know wat ur difficulty now but all of this will change "If the MRT project completed on time".

good point to consider. Thanks for both nelson and nahcee. Btw, is it confirmed the MRT will be build there? Else, buyers might stuck with the slow appreciation of the house. How about the rental rate there my friends?

If 1st MRT train starts operating in 2025, I will clap my hand rclxms.gif the LRT extention fr Bkt Jalil to Subang Kelana had been proposed in 1996, till 2011 only starts construction, expect start kick off in 2015.
Dun put too much hope, else will be dissapointed.
Land acquisition matters will drag 10 years easily wink.gif

Im staying batu 9 cheras for two yrs. I reli like it coz its quite strategic area. Tis area surrounding wif few shopping centres.
Within 3km can reach Econsave, Jusco(Mahkota) & Carefour. 5km to Jusco(Balakong), Leisure Mall & Giant (connaught).
Another New Giant will be launch soon.

N within 1 km got few international schools near by like Sri Cempaka & beakon....& College Master skill, 5 km to UCSI.

Im working in Bdr Sunway. Every morning I out frm 8am n reach Sunway 8.30am using NPE. (withing 1/2 hr)

Wat I reli like the area is, tis not too further & bad jam like Mahkota & Sungei Long.

70% Chinese, 25% Malay, 5% Indian.

What i can say is another 5 yeas Cheras property will keep rising coz of the completed infra n development. Mahkota Cheras double storey is selling @ RM330K now , 3 years back just RM180K.

Ya. Population in Cheras keep on growing, whole area is getting more "Wong" oledi. Sure if MRT reli build there automatic wil bring another big gap high. rclxms.gif Actually the price already keep rising now. rolleyes.gif My x-colleague's neighbor sold his house RM450k in Mahkota, original 3yrs ago is about RM200k.

New GIANT beside Grand Saga Highway @ Batu 10 Cheras will open on Thursday 30 Sep 2011. For sure the junction near my house will jam like hell for next few weeks.

According to my relative got ppl offer 50 Million to buy the 10 acres land beside YOU City but the owner still dun want to sell it.

Not that one, u know The Challenger Sport Centre and Badminton Courts and the Goft Driving Range ? That piece of land. That is a TNB electricity tower + SYABAS underground pipe passby the land.

somehow i dun feel the land is enough to build all the structure in that ad...

tough to sell..
one side - wet market
another side - old apartment
facing main highway after the tol...
hope they plan another road out straight to jalan besar..

May I give opinion also? Let say for example: 10 years ago i very look down to Mont Kiara, because their neighbour are Kampung area & Indonesia refugee inside Segambut. But today already people think as 5-star location.

We cannot judge like You City because of look down neighbour area is cheap then location environment still cheap. Every part of a cheap & expensive all are mixed. Like you shop at Mid Valley so many retailer not only selling branded like LV, Gucci & Channel. Also have Carefour, & other cheap retailer.

Same as Mont Kiara/Sri Hartamas behind was cheap Kampung Segambut. Bangsar area got low cost fat at Jln Pantai. So who do you judge by neighbour before completed project? Anyway, we are just wait & see if developer success to make the area improved or not. biggrin.gif

Lousy name. But im hoping that this developer is going to be responsible in making sure that proper access is provided to the incoming mass wthout troubling the current residents. Right now, more and more trees and hills are cut down for the sake of building terraces and bungalows. Traffic is mad.. Please, proper town planning..

That day I went to their sales office but the sales guy was very arrogant. He don't even bother to explain anything to me.....

If any of the PJDevelopment management is looking at this now, I hope they can improve their SA service and attitude

I went there as well.. A lady allows me to look c look c.. Also do a brief explaination in a laid back manner.. Probably they are not ready to provide more info.. Of course in terms of service experience, the sa there have big room of improvement.. Unlike i went to One South, the Sa there tend to be a lot more attentive.. For You City, i offer myself to the Sa to register my interest before i forget.. Haha.. Perhaps they reckon nice concept attach with Mrt project will sell by itself:)

I just read a book referring on Greater KL by Ho Chin Soon last weekend, and this Mrt line attach with You City connect to future KLIFD, Bukit Bintang, Pavilion And all the way to The Curve, which practically no need drive to those key shopping, finance areas, to me.. Its very much like Singapore Mrt system especially for this line which connect to City Centre.. Narrow the gap between Cheras and Kl city centre.. Also can forseeable gomen will has a reason to skyrocket the petrol price after completion of Mrt project. The traffic flow in Cheras will greatly reduce in future where there are two highway in planning stage.. U may refer to KLORR and SUKE.. Looks like a good buy.. Haha.. Hopefully Pjd dont too greedy.. Some forumer did mentioned this project start by rm500 psf.. However i try to keep my bullet for this..

Appreciate your view on this....but I guess KLORR didn't pass through this area right? We'll have to get to SILK highway to access the KLORR....Correct me if I'm wrong...

Yes, MRT will definitely bring down the traffic of this jalan cheras kajang...

I also foresee the petrol price will increase in the future once the MRT is complete....

The government will slowly remove the petrol/diesel subsidy in order to encourage ppl to take public transportation.

Hopefully the government can build a good and reliable public transportation like singapore and other developed country.

Ya, the SA told me need 15-20 mins walking distant to reach MRT, that mean this project seems involve in a big piece of land neh.. They also clarify the developer havent decide whether a residential or corporate tower on later phase which close to KVMRT, dunno how true is that..

Ya. First thing is my both my wife and my family stay in Cheras. Secondly its relatively closer to future Mrt line direct connected to major shooping complex and finance district. Together with pjd dev brand, its a goid buy to me.

I think this is a good investment as this is only the 1st phase of the project. There will be few different phases and I'm pretty sure the developer will increase the price for the future launches....

There's barricade being put up and a sign board stating the detail of MRT construction next to the Kampung Sungai Raya. The company in-charged of this project is IJM.

Not available for booking yet. Have register my interest through website and sale office. But no update yet. But i did recieved Pjd project in Subang namely Usj one. Mayne they focus on the latter project before it launch youcity. However u can still register interest through their website.

Yes, I'm pretty sure of this station as it is from the government MRT website itself. All the stations have been confirmed and the construction has already started in some of the stations.

Are you sure. I don't think so. They recently finished building the gallery at the site. I have check with their SA during KLCC property fair recently and I asked about this project and she told me need to wait at least few more months. I think they are not hurry to launch it yet and they are concentrating in You One project.

due on the day of their soft launch sat i was there also and i saw the crowd sapu like pasar malam
and the tower filled up fast from many vacant till almost fulled up.
staff buying i think every development also will have
so call benefits working in developer
but of coz they also taking risk on investing
but on the percentage sapuing i think need to be there to see before we judge is better lo blush.gif

Hi Newbie here... call up the developer it wou't lunch so soon, have to wait another 2 - 3 months but they have build a galery at the site.

I paid a visit to the site. Confirmed that they have not been launched yet. Really worry that the internal staff taken all. Then, what's the purpose they launch it. @.@

As staff benefit, they should reserve few units for the staff in stead of unlimited.

bro, different purchase strategy. buying a ready compare to a going to built unit is much much harder for a average joe.

completed unit, u need to serve the full installment straight away.

average joe, they still choose new launch unit with dibs. full installment kick in after completion or normally 3 years later. with dibs, 1st 3 years principle is much much lower and which depends on billing too.

All busy focus in kajang and semenyih, almost forget balakong and mahkota still got ample of lands. I targeted this 2 area quite sometime. When the MRT launched last year, all these super building suddenly mushroom out.

Its true but the access is really horrible BMC use to be dead but after Jusco come in it boomed. Silk highway u can only exit but not able to enter from sg long, u need to go down to balakong lo....

But coming out from sg long still need to pay tol right cant really remember. I only know long jam if going into BMC at cheras perdana is horrible many friends still complaint sampai some have to use tmn len sen road to come home.

Don't expect to get cheap condo from this developer. You can dream but reality it will be expensive. I would expect this project to be as expensive as the You one @ USJ. Avg 600 psf.. Good luck!

It's not restricted to cheras area only....I would say most of the newly launched condo/service apartment in klang valley are at least RM500psf and above.

heard that only ard 100 units of studio 533sqft for sales and 30% are bumi
IMHO, very hard to get one...the next size is 1200 sqft ard 6xxk which is not my cup of tea.

Just back from the sales gallery, almost 30% gone on 1st day, even staff purchase only... wow! wow! wow! can't imagine after tomorrow when it opened for PJD associates, how is the sales status like... 50% gone??? majority lower floors studio units snatched up... all 18 units of 1200 sq ft also gone!!!

Rental demand is very subjective. My friend who is in one of the associate company went today 3pm and he told me 90% already taken by staff. mostly all the units facing swimming pool taken. There was still another session at 6pm for VVIP's friends. Probably now only got leftover bones for us. I'm sorry guys.

I dont think PJD will reserve all units to their internal staffs but I know existing PJD buyers and associates invited to book upon preview.

I predict a little better fate than YouOne... Sold out now and expected units to be release later on ...

The way I see it, there will be lots of lelong becoz when building is completed by 2015 for phase 1, there is NO MRT YET. Who's gonna rent there? A rent of >2.5k is beyond reach of many Malaysians. Unless you get rich foreigners to rent, but then again, if there are rich foreigners, might as well they rent some place closer to city for that price. Bottom line is, I dont see ppl flocking in to stay UNTIL the MRT is ready which is projected 2017, but knowing Government projects, its bound for delay. A better estimation is 2019 for the whole MRT line to be operational. So I dont really understand the buying frenzy for this project. Kiasuism ? Just my 2cents.

except the BBB mode, i still haven't got a clue on what's the product like. what's with the unit. what's the ancillary product, car park, freebies, etc.
and judging by the response, it would seems like 90% investor against genuine own stayer? jialat upon VP.

I find the exit route rather not convenient at this point of time. Need to turn left into Suntex then make a u turn in order slip to Cheras highway. It can be pain in the ass during peak hour.

Bro, from my experience of booking & canceling U1 Usj, I guess this is the capping of DIBS amount based on 90% loan e.g. if RM400k loan X 4.85% means developer will bear upto RM19.4k only. Anything more than that buyer makan sendiri cheers.gif

I think it is quite risky purchaser banking on a far away prop with the expectation of LRT/ MRT coming. What happen if LRT/ MRT never come? If you're old enough you'd know about the Bukit Beruntung story of 2nd airport coming ohmy.gif

IMHO it is right to aim at LRT/ MRT potential but if you target Bukit Jalil, Kota Damansara, IOI area you won't be far worse even the project delayed or abandoned hmm.gif

IMHO, most buyers (being own stay or investors) are attracted to the 10%+2% rebate low entry..
was told booking 10k and buyers still need to pay 5% dp.. however, the amount will be rebate back to buyers after the $$ is disbursed to developer..

I asked one of the mid floor unit 1276sqft about RM640,000.. price after 12% discount is RM563,200, thats about 441psft..

so big kap lah + DIBS + free legal fee and beside MRT, BBB... (they BBB la, I hold hold hold tongue.gif ... IMHO, this place got potential, but those who bought for investment need some holding power after 3 years.. gain and yield might not be realized immediately upon completion hmm.gif .. )

Just came back after enjoying the fried kuey teow smile.gif
Left abt 11 1276 sq ft units above 25 floor. Avg psf after discount is rm460.

Basic facilities of gym, swimming pool etc. There are 6-7 retail lots on the grd floor not for sale at the moment.

SA mentioned only 500m away from MRT but it looks a bit far from their overall model though.

Feel a bit too high for rental game. At rm586k, will need to rent at least rm2.5k to cover. Doable?

went there just now.....

price kinda steep for investment - whether is flip or rental. those that no holding power, very risky.

remaining those 12xx sqft selling for around RM580k ..... studio all sold out...
to me good points - freehold, MRT and developer is PJD.

U city - >90% sold.

Wotp sale is much slower - 9xxsf abt 85% sold, 16xxsf abt 70% sold, 2xxxsf <20% sold.
Btw, SDB will increase pricing for 9xxsf by 15%, starts from tomorrow!

U city major selling point is mrt. If mrt project were to delay by many years or the mrt station location is changed, u city would be very jialat.

For Wotp, mrt is only a minor selling point. Any changes in mrt project would not impact wotp much.

Thats the point , you city buyer thinking of MRT . They dont mind the existing old neighbourhood , old infra. Wotp buyer they don't need public transport cos they need is good environment and quality home .

youone is cheaper. mix development ( possible mall / hotel), mrt is just 5 station to future klifc , next to a highway, this condo is first phase, next phase sure higher price.

i think those PJD staffs will facing this issue later. they just BBB now and plan later. They have no idea about the batu 9 amenities. I just go in coz of PJD brand. PJD and Dinding Construction are OSK subsidiaries. Imagine those staffs main sapu mode now.

good buy or a flipper game, we shall see later. i believe 20% will drop out from loan.

400 units is not a lot...
But 400 units with the current RM 430 psf and above, that's sold out in just few days, it's a surprise to me...
If you see previous few months back, many new development still not yet sold out leh...

Js wonder the whole you city is a covered/gated city like what its name says.
Coz even its walking distance to d mrt, but its quite a distance imo, if open area walkin there is not safe at all leh.

but phoniex is the other end of road. Heard is upgrading part to Hotel.

Amenities im referring are schools, market, community centre and etc. Which the youcity might not able to offers.

Not really. I just went to HSBC signed the offer letter.

Both Alliance Bank and HSBC approve my application within 3 - 4 days. Mayban call me but i'm not interested.

They are Batu 9 Chinese School just mile away. Cempaka Int. Sch. / UCSI Int. Sch. just nearby. UCSI / MasterSkill Uni. in less than 10km. Leisure Mall / Phoenix in 1 - 3 km....

From the reliable source, the MPKJ actually requested PJDC to construct a covered with A/C walking path all the way from MRT station to the You Resident, same as something from Pavillion to KLCC, but PJDC management trying hard to avoid this because incur huge money. They may built a covered walkway instead.

Get loan or how many % finance is based on personal profile...i believe panel bank shd not have problem with this 400-500psf price...
those who say overprice, probably need to study the price ard cherase area first...fyi, BDR tunhussein onn further down, condo by SDB alreay at 450+psf...

PJD should at least provide proper covered walkway. Otherwise YOu residents will be suffered from walking under hot sun / rain to the MRT which I think at least 15 mins.

The MRT official website shows the station is on the YOUCITY side. Definitely not on the opposite side of the highway from YOUCITY or else PJD will need to build a very long & expensive bridge to cross the highway. It's Taman Suntex station, so it's only logic that it's situated at the Taman Suntex side which is also the YOUCITY side. Someone correct me if i am wrong please.

don't know why those ppl simply spread the rumours that the MRT station will move/cancel/delay.....

can't deny the risk, but i think the proportion of risk should be this way :

Risk of MRT Project
- Cancel the Suntex Station = 0%
- Relocation of station to opposite site = 1%, 99% will be as plan
- MRT station may not complete in 2015 = 15%, practically completed by contractor but the communication system by others (George Kent ?) may not ready in time
- MRT Line may not operation in 2015 = 50%, as above
- MRT Line will fully operation in 2017 = 99%

Risk and Opportunity of You City Development
- You City First Phase complete in 2015 = 99.9%
- You City Phase 2 price increase by 20% = 60%
- You City Phase 3 price increase by 40% = 40%, provided phase 2 selling well like first phase
- Rental of Studio Unit in 2016 (fully furnish) = 1500 - 1800
- Rental of Family Suite in 2016 = 2000 - 2500 (partly furnish), 2500 - 3000 (fully furnish)

If I'm not mistaken, PJD not offering full DIBS right? they only pay max. 4.85% x your loan sum.

They also claimed that they will refund the balance 7% discount upon stage 2a - pilling. how are they going to refund it?

Anyone has more details on the above? mind to share?

I have the reason for thinking optimistically. Not only the 20 acre of city development of You City and proposed MRT line will give the boost and live to New Cheras, another big development is coming soon next to Sentral Cheras (Phoenix Plaza), which comprise of :

- 2 block 28 story service apartment
- 1 block 18 story office building
- 1 block 4 story shopping mall
- shoplot etc....

Other than this, the AutoCity Cheras (opposite Leisure Mall) will also transform into another prestigious development in the near future.

All this development are along the MRT station line Suntex - Cheras Sentral - Leisure Mall. Can you imaging how the Cheras will look like after 10 years from now ?

You are right also since another project - Montena also around that area.

But I am afraid is the traffic problem if there is no other highway linked to KL / other working area.
Or the development is not successful to boost?

Very hard to imagine what will happen in 10 yrs.

I have no worry on PJDC financial strength on fulfill his promise. But I told the SA during paying of booking fees, it is the most ridiculous and stupid arrangement by developer. not only adding huge admin works to the PJDC staff, also adding extra cost to the buyer for claiming back the money paid.

My personal opinion.

PJDC play a very good strategy game here. The unit offer is :

533 sf Studio unit price from 230k + for lower unit which you are impossible to get one. the upper unit is up to 320k before discount.

the family suite start from 1200 sf, the price is from 500k + before discount but limited unit. 1276 sf have more unit but the price even higher.

the gap between studio unit and family suite are almost double in term of built up and selling price.

imaging 3 - 5 years from now, the family suite will be selling at not less than 600k, how many ppl afford it ? so the potential buyer have no choice but look into smaller unit that cost below 400k, so the demand of studio unit is higher.

The expected rate of return of studio also higher than family suite.

For rental, young professional and newly married couple with other commitment (car loan, study loan etc) and medium income will most likely prefer the studio unit.

Sorry all sifus here for silly question..my loan is still under processing for maybank,public bank and oso ocbc..will the developer suddenly cancelled the unit i booked?? I booked it on friday preview launch..cos they said that oli 14 days given..im worried becos my case still under process due to some documents problem and oso holidays..i asked the banker, he process it on wednesday after raya, means few days ago..any ideas from sifus here..

i applied 3 banks but only got Offer letter from RHB & MBB. PBB is keep telling me waiting management approval for better rate wor....PJD told me their lawyers will inform buyers for S&P signing starting next week. u better chase the banks to expedite your application.

I was at the sales office today, here are some photos I took. Tower B all sold out, Tower A seems only left unit 1453 & 1400 sq ft.

I went on the 1st day...1st batch to went in....all 533sf unit sold out...1 aunty keep scold them. Later on being told that there is agent selling it with under table money rm10k. 1 agent mark for 30 unit

Sure hope everyone will boycott these undertable studio units so that the unethical agent is forced to release it back to the public with the initial price or maybe lower. Hehe.. just grunting, won't happened cos sure got greedy buyers out there.

They WANT this to happen!

The PJD people make undertable money, on top of good sales impression. Now it is obvious how come the units taken up so quickly despite the high price....it was not sold out at all.

I got my 2 studios before official public launch as I knew their purchaser.( networking la)

I believe no undertable $$ invloved. Maybe loan rejected case and give some money Rm10/- for belanja kopi only

i signed SPA last weekend at sales gallery and was told that PJD is going to refurbish show unit for phase 2 in coming months. the legal firm staff told me got Singapore and China buyers for this project.

hmmm, maybe this new props already at its top valuation redi. I believe those panel of banks may have the quota to comply. Worst come to worst, source from other non panel banks, go through longer processing process, extra valuation fee if the developer willing to wait

extra discount besides accordance to their remuneration of fee? Normally below rm500k will entitle 30% off automatically.

i never ask HSBC to include the fees since i prefer to pay for it to reduce loan amount.
I do ask for discount and confirmed that they will give 30% off except stamp duty.

It's not that LTV 70% loan takers will not get the legal fee finance into loan.

It was due to BNM Guideline @ LTV 70% where this 70% is actually inclusive of MRTA or Legal Fee. Means, the bankers did not inform you correctly that Legal Fee is not able to finance into the loan as long as margin 70% only.

Say, the legal fee is about 2.5% of your purchase price, if you're hit with LTV 70%, the banks will still offer you margin 70% where 67.5% ( Actual Margin ) + 2.5% ( Legal Fee ) = 70%

Anyhow, if you're 3rd home buyer and your commitment is still very very low, some banks are willing to consider 71-72% inclusive of the legal fee financing.

Now, I don't think so.

these 2 months onwards banks are becoming more stringent in approving loan. Maybe due to budget or GE think. Just grabs what ever they can offers if you like the props.

The bank is not stupid for approving something not ordinary. They have all the resources required to access your port folio and eligibility.

I check the office today and only very few units available. All sapu except the 1400+ units.


I would like to ask those lucky buyers - Developer is offering DIBS which is up to 4.75% or upfront cash of 3% to cover for the loan interest during contruction. Can I know which option have you choose ? Need to know the pros and cons before signing.
