From the reliable source, the MPKJ actually requested PJDC to construct a covered with A/C walking path all the way from MRT station to the You Resident, same as something from Pavillion to KLCC, but PJDC management trying hard to avoid this because incur huge money. They may built a covered walkway instead.

PJD should at least provide proper covered walkway. Otherwise YOu residents will be suffered from walking under hot sun / rain to the MRT which I think at least 15 mins.

can't deny the risk, but i think the proportion of risk should be this way :

Risk of MRT Project
- Cancel the Suntex Station = 0%
- Relocation of station to opposite site = 1%, 99% will be as plan
- MRT station may not complete in 2015 = 15%, practically completed by contractor but the communication system by others (George Kent ?) may not ready in time
- MRT Line may not operation in 2015 = 50%, as above

- You City First Phase complete in 2015 = 99.9%

If I'm not mistaken, PJD not offering full DIBS right? they only pay max. 4.85% x your loan sum.

They also claimed that they will refund the balance 7% discount upon stage 2a - pilling. how are they going to refund it?

Anyone has more details on the above? mind to share?

i applied 3 banks but only got Offer letter from RHB & MBB. PBB is keep telling me waiting management approval for better rate wor....PJD told me their lawyers will inform buyers for S&P signing starting next week. u better chase the banks to expedite your application.

i signed SPA last weekend at sales gallery and was told that PJD is going to refurbish show unit for phase 2 in coming months. the legal firm staff told me got Singapore and China buyers for this project.

I called up to RHB, and Alliance banks to ask about the loan legal fee. According to the bankers, 70% loan purcharse has to pay the loan legal fee and the amount cant be added into the loan amount. Is this true?
Any other bankers can verify this? If your bank is able to add the loan legal fee into loan amount, please give me your contact.

already received 2nd progress billing notice but bank haven't released money due to delay caused by PJD panel lawyer. asked PJD for extension but never get reply. very frustrated.


Added on November 26, 2012, 9:47 pmi was told that buyer will get rebate 5% + 2% after bank released money to PJD for 2nd progress billing. is that true?

Really frustrated with PJD's S&P panel C lawyer . appointed the lawyer also for loan agreement but their action is extremely slow caused delay in loan disbursement by R bank. Luckily PJD willing to extend the progressive payment deadline. Otherwise sure kena penalty. The lawyer never update me progress by letter or reply email. I have to follow up with all parties by myself. Charge me so much of miscellaneous cost without sending any single letter. The R bank mortgage officer also didn't help to speed up the process, so regret take loan from them. Bad luck!!!

Lucky, it's PJD, normally they listen to your reasons and willing to extend the period as long as their lawyers and bankers delay the process instead of your own arrangement.

I did complain PJD about lousy service from their panel C lawyer but no action taken from them so far except for the deadline extension. I must say using same lawyer for both S&P and loan agreement doesn't mean it speed up the process. Don't understand why it's so difficult for them to update customer progress by writing or call. Until today, i still don't receive any letter or email from the lawyer. everytime have to call them for follow up!!! they never reply my email!!! hey I paid u legal fee for loan agreement leh...
Good luck to future buyer of you city phase 2. hope your case wouldn't handle by this lousy lawyer.

although I have very bad experience in dealing with PJD panel C lawyer, but luckily dealing with Ms A from PJD Sales Admin is quite pleasant so far. She is being nice and response fast to my request. Hope PJD will not charge me for late payment interest due to the delay in loan release.
