I have the reason for thinking optimistically. Not only the 20 acre of city development of You City and proposed MRT line will give the boost and live to New Cheras, another big development is coming soon next to Sentral Cheras (Phoenix Plaza), which comprise of :

- 2 block 28 story service apartment
- 1 block 18 story office building
- 1 block 4 story shopping mall
- shoplot etc....

Other than this, the AutoCity Cheras (opposite Leisure Mall) will also transform into another prestigious development in the near future.

All this development are along the MRT station line Suntex - Cheras Sentral - Leisure Mall. Can you imaging how the Cheras will look like after 10 years from now ?

Went to showroom on sunday... just browsing around and SA told us got 2 unit vacant due to loan not approve..
Later went back.. 1 lot kena snap lioa... 

SA said Jan / Feb next year.

maybe because the most salient point is the mrt factor.
reckon the other surrounding props are attractive at current rates but at the same time, one needs to have holding cost factored in.
wherelse youcity's holding cost is close to zero.
so if you wanna compare, you should factor in youcity's sparkling new prop with connectivity to mrt versus existing aged props + the holding cost for the next 2-3 years.

aredi missed out phase 1. hope can grab phase 2 which is nearer to mrt and the studio is smaller

only 28 ppls entitled for the 10%+2% discount i believe...

My guess is similar or slightly expensive than You Residence?

Went to site office this afternoon. SA said price would be 650psf. Studio unit start from 300k+ b4 discount. Only 20+ units for studio. Price aredi up 100psf compared to phase 1

I bought one today. 1311sq/ft at 718k. Think the 847+ sq feet was selling about RM487k. Before discount 10% (early birds)+2% (first 28 units).

Forgot to ask them what are the facilities available though. I saw a gym and swimming pool only.

MRT station is within short walking distance of You City. If you look at rumoured MRT2 route plan, very likely Phoenix will be the interchange station of MRT1 and MRT2 and Phoenix station is just one station away from You City. Also Suke highway will have an interchange at Phoenix. I think You City is a good bet.

Where is the exact location of Jalan Cheras and how it connected to MRT leisure mall station? I tot that side don't have any empty land? (If not mistaken).

studio 523sf, from 360k, 8%+2% discounts for 2 weekends 20 n 21 july. bumi get extra 10% discount. Go .go .go.

compared previous launch of block c,
523sf, from 327k, same discount structure.

Received an email to their launching of final tower from 24-25 Aug. Upon checking, the smallest unit (900+sqft) will go for 600k+. Pretty steep for batu9.
