 You City in Cheras 9th mile by PJDevelopment, Good for investment?

Anyway, the above are just my 2 cents....

May I give opinion also? Let say for example: 10 years ago i very look down to Mont Kiara, because their neighbour are Kampung area & Indonesia refugee inside Segambut. But today already people think as 5-star location.

We cannot judge like You City because of look down neighbour area is cheap then location environment still cheap. Every part of a cheap & expensive all are mixed. Like you shop at Mid Valley so many retailer not only selling branded like LV, Gucci & Channel. Also have Carefour, & other cheap retailer.

Same as Mont Kiara/Sri Hartamas behind was cheap Kampung Segambut. Bangsar area got low cost fat at Jln Pantai. So who do you judge by neighbour before completed project? Anyway, we are just wait & see if developer success to make the area improved or not. biggrin.gif

May I know vista phase2 same design or same type with previous of phase1?

I refer here topics, 533sqft selling 270k, then how about for phase2 price? Usually for many developer will mark-up 20k-30k per unit for next phase opening. Is it true?

I heard you city available size from 500sqft & 850sqft. Is it same as previous ph1 you residense concept?

Haha... different people in different story.

I ask someone PJD staff, impossible Swiss Garden build here instead PJD will locate new hotel in youone area.

If future college, I am more worry pak awang enter youcity. Please, better not. Subang, Sunway and Awana is learn of lesson. Be matured for this issues.

Highrise in redzone and over supply but keep safe atleast with MRT.

Also depend future launch Shopping Mall beside Tower D. Most dislike are You Festival"WALK" maybe same concept like Setia"WALK" which is bad respond that time.

I hope PJD change a name instead of "WALK" biggrin.gif

Yes, Cheras need more highrise property to convert more lifestyle in future instead of 30 years old of landed here. Convertion of life & modernity must more new modern of building & 5 star living. Otherwise we have a gap with young generation which is locate far away from KL soon.

I am not too worry about Vista retail few units. Be sure will have laundry shop & cafeteria.

I more worry You Festival Walk incase they are not own managed proper. Don't like Endah Parade all become chick and massage centre.

We should set up RA to protect You City image incase there spoilt a rule and set-up illegal business.

The success of the mall is critical for the project. I agree with you that we need to protect the image. Especially with competition from upcoming malls in Eko business park, cheras sentral and existing leisure mall.

No, I never mentioned there will sold off individual. But I hope it will not like Endah Parade. Another problem I hope pjd changed a name to You Festival Mall, instead of Walk.

Bring more competition in Cheras like Leisure Mall & Ekocheras could improve standard living, while You City is a chance.

Do you believe Fengshui? If yes, you know where is green dragon & white tiger. Split at jln Cheras for left is Leisure Mall and right is tmn mutiara barat. Did you saw a shop of left "ong" than a right? But FS is about study and reference only. I hope Eko not being as "white tiger" area.

Cheers Palace is part of Eko takeover land so cannot renew to next year. But it is true the whole row business are slow and not many walk-in customer.

Ha ha... Walk is not related to FS. It is just my own opinion and sense of combine few existing project at Setia Walk, Wangsa Walk, Putra Walk & Platinum walk hardly to get full occupied. Anyway, those happening like KL Festival City/Parkson Mall, Paradigm Mall, Midvalley Megamall & of course not except Cheras Leisure Mall.

No idea, maybe 2015 about vp on you residence 1st.

Don't you realized behind the old township lack of bank? The area affected from Segar Perdana, Bukit Hatamas, Awana, Cuepacs, Alam Jaya, Sering, Sunway Cheras, Hijauan Residence, Taragon Puteri & others, don't have bank. Except Tmn Suntex with RHB & BSN are not enough to supporting this area. Those staying here were go out to Connaught or Segar for banking. While other like Bt.11 will go to Balakong & Mahkota for banking.

Assume, if You City atleast have two famous banking from HLB, MBB, PBB, CIMB, AB or others will help You Festival more transact & demand support.

Good, I can arrange to survey this area.

Last time, I spend more time to finding subsale retail/shop while I found a prop with "walk" is cheaper than other normal shoplot. Maybe design & outlook come to the issues for limited buyer.

This area lack of bank. If bank leased here, all problem will solved. Youcity residences and business transact no need to Tmn Connaught or Segar.

SA told me bumi lot can pay extra fees to convert. So, when the bumi lot release for other buyer is not cheap anymore.

About MRL, can we check with snp lawyer or bank legal? I don't think bank will stupid to take risk give a loan to buyer where the land was under MRL.

Be physically think. OK
And PJD must check with the landlord before progress anything to start selling this project.

Left over for bigger sized 2xxxsqft and price 1.++mil.

Not easy to sale this price. If cannot sale, keep for pjd/osk top management & ceo to buy. biggrin.gif

Hardly to say that affected noise. Depend the noise from swimming pool/children playground, highway or winding.

Winding noise are quite annoying for higher level if something loose on windows or glass door. But I dont think Youcity have a such good environment with winding place.

This is not build at hillside or Genting Highland area wont be strong winding around here.
