 You City in Cheras 9th mile by PJDevelopment, Good for investment?

PJDevelopment already start to fence up the area in cheras 9th mile. What do you guys think of this development? Doable?

There is also a future MRT nearby. This development is consists of commercial units, high-rise service apartments as well as a retail shopping mall. Nearby already a shopping mall (i.e. phoenix plaza) under refurbishment by Mayland. Another Giant hypermarket in the vicinity is also under construction.

Seems like there is a lot of development going on around this cheras 9th mile area.

To be honest, this area is a bit run down with a lot of old houses and there is a wet market nearby. Roads are narrow and the area are mostly occupied by middle to lower class people. However, few developers (Mah Sing & LYL) are building some high end bungalows (few millions) in the smaller parcel of land located nearby the forest reserve. The main road from the PGA (Pasukan Gerakan Am) is currently being upgraded to 4 lane (two way) all the way until the Hijauan Residence (G&G project by Mah Sing).

The infrastructure in this place is getting better and I would say that this location is quite strategic as it is consider quite close to KL (toll free). In fact it takes only about 10 minutes to reach Midvalley using East-West link (if no jam). More developments are coming in and also there will be MRT line in the future (keep finger crossed).

But I'm a bit sceptic about this development due to the fact that this is in Cheras. Most upgraders from outstation would normally go for other more renowned area like puchong, kinrara, bukit jalil, pj, damansara and etc....I see that most of the house buyers in Cheras are mostly upgrader from Cheras itself. sweat.gif

Anyway, the above are just my 2 cents....

Any other opinions are most welcome...

Very little information for now. Their website is not up to date. Only saw their advertisement along the East-West link at Tmn Connaught. Anyone got any information on this project?

That day I went to their sales office but the sales guy was very arrogant. He don't even bother to explain anything to me.....

If any of the PJDevelopment management is looking at this now, I hope they can improve their SA service and attitude

One South (by Hua Yang) SA are more helpful and friendly...

Maybe you're right...Probably they are expecting this project to be selling like hot cake since its just beside the MRT development....

Appreciate your view on this....but I guess KLORR didn't pass through this area right? We'll have to get to SILK highway to access the KLORR....Correct me if I'm wrong...

Yes, MRT will definitely bring down the traffic of this jalan cheras kajang...

I also foresee the petrol price will increase in the future once the MRT is complete....

The government will slowly remove the petrol/diesel subsidy in order to encourage ppl to take public transportation.

Hopefully the government can build a good and reliable public transportation like singapore and other developed country.

As Puchong area getting saturated soon.. And Kvmrt playing an important role as it land quite a number of station land in cheras and kajang.. Sooner or later, You City may become centralize.. Not sure the laid back Sa will contact me mou leh..

Unfortunately, the report is more on the technical side of the KLORR such as environmental impact rather than telling more about the routing itself....

Not much info can be obtained from this report though...

I think this is a good investment as this is only the 1st phase of the project. There will be few different phases and I'm pretty sure the developer will increase the price for the future launches....

Yes, I'm pretty sure of this station as it is from the government MRT website itself. All the stations have been confirmed and the construction has already started in some of the stations.

It's not restricted to cheras area only....I would say most of the newly launched condo/service apartment in klang valley are at least RM500psf and above.
