dibs vs non-dibs.
it's really a customed thingy for each individual. some have higher capital to invest, some don't. some might have standby surplus cash to pump into the loan, some don't. so there's no really clear cut answer to this question. but being all equal, i would assume non-dibs will result in savings. firstly, it is absolutely true that purchasers are being billed based on stages of completion (or commencement depending on the description of schedule H in the SPA). if under ministry of housing, it should follow the conventional billing based on completion of:
a) 10% upon SPA
b) 10% upon completion of foundation (for the building)
c) 15% upon completion of structural frame of your unit (not building)
d) 10% upon completion of the walls to your unit with doow & window frames
e) 10% upon completion of the M&E and roofing to your unit
f) 10% upon completion of internal and external wall finishes
g) 5% upon completion of sewerage connection to the project
h) 5% upon completion of infrastructural works
i) 5% upon completion of drainage to the project
j) 12.5% upon vacant possesion
k) 2.5% + 5% upon VP but to be held under stakeholder

or you can try googling SPA schedule H.
a few notable points for calculation of the interest. the interest chargeable will only hit the maximum upon VP. BUT at the same time, when VP, you can theoretically start leasing your unit or you may move into your unit liao.
so the highest chargeable limit of the loan prior to getting your keys will be capped at 70% of your purchase price (bcos you pay the first 10% and the last 20% coincides with handing over date).
and the 70% is distributed over a period of approximately 3 years and thus interest chargeable will be minimal. fyi, the date of the first billing would be quite some time from now because foundation could possibly take a few months (some even >6months). so interest chargable would only be 10% of your loan amount. and from 1st billing to 2nd, there is also a big gap in duration because developer needs to build to at least level 8 to start billing level 8 purchaser. again, to build 8 floors would take minimum 4 months (based on 2 levels per month). so you may potentially be looking at serving interest upto 20% of your loan amount in about a years time. let's not forget, some may have capital reserve and if he/she wishes to dump in capital repayment of about rm25k, they will be able to ofset a lot of interest. think there's a lot of investor who have this amount as reserve anyway. guess this pretty much gives you an idea of the amount of interest involve for your calculation assumption.

stamp duty waiver
as far as i know, this is applicable for first purchase and price of property below RM250k only (but i think this amount has been revised to rm350k). the RM220k/RM250k/RM280k limit thing is meant for 1st time purchaser who draw a salary of rm2.5k and below to qualify for 100% loan. this is the government's my 1st home scheme. i think most will be more interested in the stamp duty 50% waiver scheme. you can try http://imdavidlee.com/50-stamp-duty-waiver...ouse-purchased/ for more information. better yet, check with LHDN.

Added on July 18, 2011, 4:21 pmwho oldy paid loan agreement legal fee to TnC. pls get the proforma invoice for the break down. refer to the invoice, the lawyer charge us 100% of the scale fee ; refer to Solicitors' remuneration order 2005, under 3rd schedule no.C, the lawyer should charge us 70% of the scale fee. which mean the lawyer had overcharged us 30%.

So basically if he gave you a "discount" which was not really a discount because he did not follow the SRO (which only allows him to bill you 70% of the scaled fees).

dear all, do must get the invoice break down or call note of charge. then we can appeal for refund together.

I manage to get the invoice from TNC.
But the breakdown is not clearly stated. He grouped few items and charge them.
Does anyone know how to calculate the legal fees so that we can know how much he is overcharging us.

S&P was done by TAK, but today they told me my LA will be another lawyer coz they are not under CIMB panel.

Finally signed the LA just now with T&C. Charge me RM4200 for 240k-250k loan. But I do get a details breakdown of the fees.

And was told that my SPA already stamped.

Roughly 50% of the bills is T&C fees, 50% is stamp duty plus other disbursement.

First batch of the SPAs were stamped.

I think the quotation TnC give to banker are estimation quotation which not included discount 50% for first home buyer for S&P. but some buyer(not include loan fees in their loan) get rm500 discount on top of 50% discount on S&P.

Wow, I thought I got a good deal from TnC, but yours was even better.
Signed my LA yesterday with TnC.

For those who have not signed LA, advise is to ask them for disc. If I did not ask for disc, they would not have given me.
Loan amount RM 240k, with 50% off for stamp duty the charges were RM 4,304.40 and manage to ask for disc to RM 3666.40, so I saved RM 638.

The discount part came from the professional charges part. Got 30% off for one of the charges.

ckc00, maybe you are still entitled for ipad 2. Is your SnP stamped? The 2nd part of the 30days starts from the SnP stamp date. Check with lawyer firm to see if it is stamped.

Mine is not stamped yet, so the 2nd part of the 30 days have not started.

hhmmmm.... if only amara can do something like a air-conditioned covered walkway leading all the way to the railway station + a fully covered and air-conditioned bus-stop ala the zest. it will be way.......... cool.
anybody got jalan to write petition to jaya megah using trinity's the zest article or not?

this T&C ... always double standard..i think triple/ and many many stories..

just called to them...sd SPA not yet stamped.. i ask why took it so long? 1.5 months... sd developer will need to check whole block then signed then they can proceed to stamp it...

ask why other forumers get it....Oppss... that is the First batch...yours is not first batch... pls wait for other 1-2 week...

ask whether is courrier to our house...nope...they will send letter to us to notify us for SPA collection at Sales officer...


so stingy? courrier need more $$$ due to the weight...1 letter just RM0.60 cent...this TnC so calculative?

Bear in mind that the break down in their fee include posting charge and another coloum with courier charge!

i saw the break down when they show it to me.

there is also a company search fee. (this is not needed)

Guys,just come back from iproperty expo this evening.. Book 1 unit Block A level 14 1011sqf ( 360 K - 10 % Bumi disc ) 3 carpark..so nervous because this my 1st time buy a property.

if you go in now, it's still damn worth it due to your 'privillege' status lah.
with the additional discount that you can get from them, sure worth it what. price difference from launching till now is still miniscule.
in fact, why not get WTF to negotiate with developer to sapu all the remaining units at WTF rates? that would surely be more worth it what.
no need for them to continue roadshow with additional $$$ to dispose remaining units.
leave it to your good hands to the the rest lah.

car park in china is selling avg rm150k per bay. yes, you read correctly. some goes to as high as 40% of the property price. the highest price for car park in china is about rm300k+.
read up on the star on sunday issue.

anyway, amara car park was quoted by them at rm30k.

Some developers they are fine to swipe by cards...

I remember during Pre-launching...they also allow to swipe credit card for the booking fees ...so hopefully Developer office got the credit card machine la...

normally when all piling work complete... as pilling work normally represent 10% from total cost...so the first claim will be make after piling...

actually it quite surprising for me as the developer dare to sell the unit before complete site investigation(ground&soil) being done. as it is well know that batu caves area are limestone area. limestone can have alot of cavity which cost foundation/piling cost shoot up. I hope they they wont make this simple mistake... if not ...not sure how they will cover their loses in the foundation!!!


i hope they get enough data on the ground base on initial site investigation ....if not our unit price cant cover wooo sweat.gif

last time i vist sales office and site... 2 unit only but the soil investigation still not done...u can find good bedrock and u may find huge cavity on the other side...that why it is very important to do complete study before setting the selling price.

i hope and wish developer wont make this risky move...

i'm so worry about this developer, as this developer is very well known in providing bad service maintenance..... ( i do not know b4 buying this house) i only get to know after i signed all the letter. Feel that time developer only wan to earn money without considering all the aspects..... and the future price i dont think will be higher as it being told. haiz.............

just receive it a letter informed that i can collect my SnP in Amara sales office..

in the letter, it did mentioned that i will not entittle for free gift if i do not colloect SnP within 30 days

but hor...my dateline to collect SnP is 24 August, and the letter send out is 7 September and i receive the letter is 8 October...

let's dun talk about the date i received the letter, just the letter sent out and due date, it is just impossible, just wondering has anyone same case as me??

U all referring to those square piles lying on the ground ? Those are for supporting the beams of the foundation ie secondary role. The most important piles are those big round ones (called spun piles), these support the main structure ie column of building. Maybe if got construction fellas here can explain more ..

can u all give some input how u determined to buy this unit? is it because low entry cost?

with cement plant just nearby, most probably there will be an issue regarding pollution...and reading from other source, resident might not be able to complain much because it is service apartment, so not governed by HDA.

yesterday I went onsite collect my SnP so just go around and look look... the piling job seems slow

Wah, thats a hi tech injection hydraulic piling machine ! It can sort of test the pile by using strong force to ascertain stability of piling, so better than normal hammer pile. Glad to know the developer started it right.

After all discounts, I believe the price is 285psf. Furthermore with 3 CP, I believe it's not a bad deal, as most of the owners here are paying for the same price, probably 10-20psf more for non-bumi especially on block A,B and C facing pool.

Pool facing is facing the morning sun, which facing Selayang is evening sun which is 20psf cheaper than pool facing.

jcl36 very updated on site progress smile.gif I pass by so went in took a peek, the monster piling machine now at blkC or D area, las time was at A.. moving slow nvm, piling mus b proper .. When doing framework will be faster & can c from MRR2 next time smile.gif

I think we all got wrong info on the site progress... refer to the Wikimapia (Link attached in the first post #1), block A is just beside the show room.. and current progress piling job believe was in block B and block C if not mistaken... do you agree?

this are r.c piles. capacity not only depends on what type of piles, but also depends very much on size & numbers.
anyway I notice block D and some part of block C using Bored Piles. hope the engineers doing good job there rolleyes.gif

for investment, is this mentioned in SNP?
The pilling process normally will take longer time, i think at least half a yr.
The base must b strong and they hv to plant enough pilllars, so not to be surprised the process is slow

For limestone, they insert a few piles before capping it, so even though spun piles are stronger, the rc piles foundation is sturdier, something like u stand on 1 spun pile leg vs standing on 4 rc pile legs .. if i'm not wrong.

1st wanna clarify i not engineer, so its open to correction.
Limestone areas got cavities/floating stones/stone valleys etc to if just taruh 1 spun pile, it might not sit correctly in the abnormalities mentioned. Thats why have to taruh a few piles to 'diversify' smile.gif like diversify in financing. The strength of spun piles is higher, but when more rc piles is combined, it migh be stronger collectively like the saying breaking 1 chopstick vs a few chopsticks. Also the absolute max strength of spun pile is higher eg can take xxx tons load but mayb no need to use so high loading as only www tons is loaded on the foundation, it will be overdesigned.

wah, so many "anjing liar" (engineer) here.
given a choice, don't think it's a good idea to have more than one type of piles within the same project. due to the differential loading capacity of the piles, it MIGHT result in differential settlement (meaning block a settle by 12mm, car park settle by 20mm). this is where you would observe a very lengthy crack separating 2 areas.
also in limestone area, unless the anjing liar is very certain that the piles are seated firmly on solid bedrock, else the anjing liar should really look into designing all the foundation to rely on friction rather than end bearing.
friction means the foundation is supported by the 'grip' between the length of the piles against the soil.
end bearing as the name suggest relies on the solid material at the end of the pile where it sits.

waaa... so details!. engineer spotted!

i belief the soil condition at the site vary. dat why they have to use different type of pile. probably one side have bedrock close to ground level where they can use end bearing and on the other side they have to use friction since the bedrock are deep. crack due to differential settlement may only happen at podium since podium build as one piece. my unit near lift core.. should be less crack, if this thing happen( i hope) .

one thin im worried is our site is to near to river. limestone & water dont mix well sweat.gif

wah.. once start talking about spun piles .. all sort of theory comes out.
i am not an expert too. Land close to batu caves usually have lots of cavities. by using spun piles, the jack in machine (type of piling machine) can closely monitor the required tonnage is achieved before completing the job. where as RC piling dont give such accurate readings. This is important as the limestone below can crack and once crack it will require more piling until sufficient tonnage is achieved. and this foundation need to cope with the retail podium, 2000carpark, 700 units apartment, swimming pool, 23 storey.
Its a of of weight

Dec is normally rainy season. Thus, for construction progress, it will be affected dramatically and that's why the progress will be slow. Come end of Jan -begining of Feb is CNY. It will be an important and long holiday for construction cos. Work will progressively spike upwards from then on. Finaly, hope the progressive payment of the developer to the contractors is strong enough.

mrta and legal should have been paid right? after all, loan processed, legal kawtim. how come no installment yet?
i prefer ASAP drawdown so that lock-in period shorter. but damn bank don't want to collect $$$.

I took, but is from PBBank. I received a letter, but called to the lawyer firm and they said is only to inform us that they are submitting the documents to the bank. No need to pay anything.

I need to start paying on1.3.12 with comitment of rm1xx per month...

Not sure how ur banker put ur mrta in the loan.. But mine mrta are put seperate with the housing loan. Therefore i need to start pay althought im taking dibs.

Guys.

For Amara. It is depends on your loan type, which is DIBS and Non DIBS which is optional when you purchase.

For DIBS, developer would not absorb the finance MRTA interest. It is you either pay yourself into your Home Loan Savings Account or, developer pay behalf of you, and you need to pay back developer.

Some letters mentioned as above, kindly take a look whether the letter is address to you to request such doc or the letter is address to bank/other solicitor if Non DIBS and cc copy to you.

i didnt get any letter from lawyer.

I got letter from ambank stated i need to start paying my Legal fees on 1/1/2012. for 5 years. I didn't take for MRTA but DIBS.

I am sure many buyers havent got their facilities agreement, isn't it?

That guy who answer ask me to bank in then I ask can I make the payment in their office ? he said you just do online bank in or cheque bank in to their account... I was like, hmm dunno whether can trust or not...
He just simply throw 1 cimb bank account number, I said I never receive any letter regarding this progressive payment he said you need to check with your lawyer, wtf normally progressive payment letter is issue by developer... why have to check with lawyer ? Anyone can share experience ?

I received the same SMS too but i have not call them yet, planning to call them next Wed. I prefer them to at least fax me the progressive payment letter before I made any payment to them.

Are you guys only loan 80% from bank? I am lending 90% from bank and up until today, I never receive any letter saying that bank has made any disbursement for progressive billing. We suppose to get Ipad2 when bank make the first disbursement on progressive billing. By the way, When was your 1st progressive payment?

I called yesterday lawyer firm tam and chan, saying that the loan agreement will inform you once is ready. (so far i did not receive any letter/sms from anyone else). I am taking DIBS. Did anyone same case as me?

I called jaya megah, saying that the I-Pad 3 expected will inform you all guys in march for those entitle only.

I called tam and chan, they said will inform me. this is the answer they can give me.
ya, i call jaya megah, the staff for those who entitle only. I asked them back, whether i can get it or not, she said cannot check.... this is very dissapointed answer.

If you are not entitled for iPAD, Jaya Megah will sent a letter to your address to inform you that u are not entitled. If you didn't received it, that means you are entitled for the ipad.

My mate can't get the ipad as the bank loan has been dragging too long and over the 30 days mentioned and even we extended extra 14 days still cannot make it. So my side 1 ipad wasted. oh well.\

JM sent the letter to the address informing that the ipad is not entitled due to the requirement of 30 days + 14 days not met.

no disbursement yet so the next 10% could be after feb. Once they ask for disbursement and the bank release the 10%, u can ask for the ipad already. cheers.

is the differential sum describes here as part of the 10% downpayment upon SPA?
for any other billings after that, it usually is issued by the developer to purchasers officially with architect's certificate for proof of work completed.

anyway, am happy with the delay as the longer it is, the better for me in terms of savings from opting out of DIBS. the additional 4% discount is higher than actual interest served ini my analysis. smile.gif

Question 1: When i suppose to pay 10% as my bank loan only cover 80%?
Answer: the billing will be out on between March - April, but if jaga megah issue 15% payment, and you pay 10% after billing come out you might charge for late interest cause it will delay your bank loan release that’s why kim Realty asked us to pay early.
Question 2: Is the free gift given is iPad?

Question 3: Can you tell me who have this answer?

Question 4: They also said don't know but the gift is given by jaya megah instead of them, I think you should have the answer!

Nothing surprises me anymore since my dealing with Kim and Jaya Megah from the early launching days of Amara made me vomit blood.

I'm on board now and naturally hoping every bit that this development would turn out alright, 50% of the Zest will be consider bagus dy considering their 'progressive' mentality. But I can say one thing, no more Kim nor Jaya Megah in the future for me. Enough is enough.

how come? the kim realty sa serve me me very nice ler. think u bad luck meeting the wrong sa. but if dun satisfy then request for another sa lor...

since their completed (years ago) diamond residency also not bad, i think they should able to deliver what they promise for amara. comparing with the zest, amara facade look much nicer wor rclxms.gif

I think I talk to same guy as you his name wong, when I ask him "can you fax me progressive billing" he answer that's no progressive billing, blah blah blah, then I ask when will it be, he answer: march or april but not sure. Then I said I want wait till march only pay lor, then he was laughing, I don't understand what's so funny about it

is it majority take non-dibs that why jaya megah so steady ?

when compare to z residence we are very far behind in progress.

but since this structure is not very tall less than 20 storey, 2 years completion period is still within range, assuming they do speed up works.

looking at the progress picture i dont worry much. normally this kind of project. foundation/pilling work may take 6 to 12 months. judging from the picture they already complete some of the pilling and starter bars for column & walls already up.

maybe 10% site progress already achieve. they probably busy prepare the documentation to claim from u guys. so get ready to sign ur cek book ;p

Yes the guy called wong and i get his full name as well to complaint him. His english is terrible and he try to speak mandarin with me but i just ignore him, so he have no choice to speak english with me. I dont understand how jaya megah hire and let someone like this represent their reputation and pick up the phone call as support. I dont trust this developer at all so i don't think i'll pay a single penny unless i get my billing statement. screw the late interest, if my 32K get fraud i'll rather die.

downpayment = 10% (inclusive of whatever rebate or discount given by developer)

balance =90% due to developer base on progressive billing
let's say you take 85% loan.

foundation billing = 10% therefore you need to pay 5% first, then only bank will release balance 5%

bank will not release any money if purchaser have yet to settle the balance between purchase price and balance due.

bankers, please correct my statement if it's wrong.

This is what I understand. But what I dun understand is why Kim Realty ask us to pay the balance without any billing or letter, just sms? Can they do that?

Ok ok i scared bring u all to holland mah. Same explanation as kochin. So if u r 80% then billing comes u pay d 10%, if u r 85% then u can pay 5% now so that when billing comes, everything is in place bank will release money 5% in time, as payment needs to be done within 3 weeks from billing date. Else late payment interest will incur. If d 85% people want to wait till billing then only pay oso can but hv risk of late payment interest only. I said i prefer to bring cheque to amara gallery to pay she said ok can just pass to sa at sales gallery. Any bankers here? Any comments?

10% is for foundation. so if you take 80% loan. you will be billed once 20% completed. not 10% foundation
