Nothing surprises me anymore since my dealing with Kim and Jaya Megah from the early launching days of Amara made me vomit blood.
I'm on board now and naturally hoping every bit that this development would turn out alright, 50% of the Zest will be consider bagus dy considering their 'progressive' mentality. But I can say one thing, no more Kim nor Jaya Megah in the future for me. Enough is enough. |

is it majority take non-dibs that why jaya megah so steady ?
when compare to z residence we are very far behind in progress. but since this structure is not very tall less than 20 storey, 2 years completion period is still within range, assuming they do speed up works. |

QUOTE(kienfu @ Jun 4 2012, 10:03 PM) I don’t know why some of ppl here just concern abt their ipad, most of the buyer for this project is young ppl, they don’t know how serious are the consequence of this project turn to abundance project. Your ipad only worth how much? Your unit worth how much? 1 yr since launching until now, and is only done on the foundation. Wake up guys, this project sure have something wrong. I’m so worry this project will turn to abundance project and end up we all paying interest to bank for nothing. Is became serious now. I suggest be proactive and give them a ring. |

QUOTE(Chris Chew @ Jun 4 2012, 11:26 PM) Actually you spoke the right issue ... so most are going after the free ipad now? that's the only value here?My friends, the bankers, told me this project has a lot of young buyers and investors, and most of them buy this just because of affordable pricing, discount and somemore got FREE iPad ... I can't imagine what is the sales value if there is no free ipad given ... on the other hand, i wonder what will ALL condo sales if there is no discount or dibs |

QUOTE(cutealex @ Jun 4 2012, 11:37 PM) LOLz. bro welcome back. been awhile since u MIA ..Ipad is merely a freebie and it already count in your price price...so not a big deal if the "youngster" concerns on the Ipad3... Since these buyers choose this project then pls be confident and do actions to alert the Developers. I believe most of the buyers choose the condo not becos merely dibs & discount (this is now at anywhere) but put into consideration of reasonable price + facilities provided + below is retails shop + near to KTM Batu Caves (rather than none). well reasonable price - agree - 220psf where to find facilities & facade - agree retail shops - they will so fail, at best mediocre shops i expect KTM - biggest draw for me at the price This post has been edited by 1ullaby: Jun 4 2012, 11:46 PM |

QUOTE(Chris Chew @ Jun 4 2012, 11:38 PM) If all condo no discount or DIBS, I think most likely 99% of these launches would hardly reach 50% sales in 3 months time ... except those SOHO or Studio price point below RM 300k ... ipad is a gimmick for them to kickstart the project. terms is getting spa ready within 1 month - developer's primary concern - securing the buyersI personally admit, I quite prefer to enter project with DIBS and 5-7% discount ... Yes, I prefer lower capital for lower entry as long as i feel it is a good buy and good location ... but DIBS value had been projected into purchase price by estimated 4.5% to 5.5%, so, it can curb a bit of the speculators of the higher price point ... same goes to 5% or 7% discount, which projected into the S&P price as well ... Free air-cons and cabinets might interested me, but not iPad ... free air cond and cabinet - not afraid not to your liking? factored into price and you gotta take it wor |

QUOTE(pjguy @ Jun 4 2012, 11:49 PM) pardon. actually mine is 245psf after discount.Added on June 4, 2012, 11:55 pm QUOTE(cutealex @ Jun 4 2012, 11:51 PM) Hi 1ullaby...Cheers bro... no worry, we can always agree to disagree. actually retails could be possible can be survive and sustain... 1. This developer propose 5 storey office shoplot which will build nearby the Amara (according to their originally anticipated). 2. Dont forgot we have new going completed development Semarak & Penaga where nearby this Amara (less than 500 meter i guess).. These are Resident areas and confirm they will hang during nite time/ weekend /weekday. If i am single and work late (ie 7-8pm)...i will have my dinner/or da pao at Amara retails shop/Restrautant/Cafe then go back my Semarak & Penaga. Above is my personally assumption, so do you see it? Of course some of you might not agreed it. Kien Fu, we know your fraustrate, but your statement on youngster merely concern on ipad3 seems to be unfair statement here. My 2 cents. imho if the retails are just hanging on amara + semarak penaga alone, they will struggle, the road access into this area is not great. even shops near usj good year court, they have plenty of population just from good year courts, but will they wong without mainstream audience. same for shops in taman taman .. QUOTE(Chris Chew @ Jun 5 2012, 12:01 AM) Very agree to the above ... as some taisifu say, perhaps 500psf is the mass market in the near future .. But anyhow, RM 245 psf after discount, I seriously say, It was a damm rare deal nowadays ... For the facility of Amara given, I think RM 245 psf is damm cheap ... 95% of the current condo launches are RM 400 psf onwards ... in that case, i can only say luckily i am born 2 or 3 years earlier .. it's getting abit scary |

QUOTE(Chris Chew @ Jun 5 2012, 12:36 AM) RM 500 psf is the mass market in 1 or 2 years time, actually it is damm near it ... to be honest and just sharing coz i enjoy ur feedbacks, i do have my reservations on the market. But anyhow, depends on location, scale of development, facilities and size of the units ... If btw 1,000 - 1,300 sq feets with at least 3 bedrooms, then probably ... bcz most of this size and layout condo, it was cheap cheap RM 450k and above ... By next year, middle of 2013, the price point would reach abt RM 550k and/or above ... Bigger size of 2,000 sq feet onwards, most likely need some holding power ... i use to be very gungho when i first started out but recently duno is it because of getting old, i'm not feeling very comfortable with the market especially in terms of absolute pricing. when factoring in the needed gains to breakeven and to make a decent profit, people will need to accept 600k above for standard 3r2b probably. larger units like 1500sf above, probably 800-900k? doable? i rate at 50-50 down the road. saujana amaya is a good example of slow take up rate when absolute pricing breached a certain threshold. ara damansara may not be that hot compared to other locations but the volume is lesser as well, somewhat negating the location factor. anyway, nowadays i always rambling, probably like cutealex bro gotta sleep dy, ciao! |
